Five residential developments on the outskirts of Dallas-Fort Worth were among the top-selling master-planned communities in the nation in the first half of 2023, according to a new report.

Communities in Aubrey, Little Elm, Northlake, Argyle and Celina made RCLCO Real Estate Consulting’s mid-year list. Aubrey’s Silverado, a D.R. Horton development, was the highest-ranked local community, tying for No. 19 with a community in Ave Maria, Fla., with 355 home sales.

The research firm previously ranked Silverado as the nation’s sixth top-selling development in 2022. Residents have been drawn to Silverado for its relatively low price points, the location and the community, The Dallas Morning News reported last year.

The other four communities were all developed by Hillwood Communities, the Dallas-based development company founded by local real estate mogul Ross Perot Jr.

These North Texas communities made the list:

Texas had 22 communities on the list, topped by Katy’s Sunterra near Houston at No. 3 with 669 sales. Sun Belt cities dominated master-planned home sales this year, with The Villages in Florida at No. 1 with 1,960 sales.

RCLCO compared sales of each community in the first half of 2023 to the first half of 2022. Sales in Silverado dropped 41% compared to the same period a year ago. Sales were up in the other D-FW communities. Celina’s Lilyana did not report sales in the first half of 2022.

At the end of 2022, RCLCO reported that sales among the top-selling communities declined by 20% compared to 2021. The company said some of that decline has since recovered after builders used incentives such as discounts and mortgage-rate buy-downs to boost sales.

Over half of developers and master-planned community representatives reported strong optimism for sales in the second half of the year, according to the research firm’s survey. Local builders sold a record number of homes in the spring as the inventory of existing homes remained low while sellers held back on listings due to still-elevated mortgage rates.

As North Texas continues to bring in a high rate of new residents, developer Legacy Partners and real estate investor Resmark Companies are partnering to build two single-family rental communities in North Texas.

According to The Dallas Morning News, the Highland community, located in Melissa (Collin County), will comprise 133 rental houses, while the Oak Grove development in Aubrey (Denton County) will feature 134 rental houses. Construction commenced on both projects, with an anticipated opening in late 2025. Dallas-based Provident General Contractors is overseeing the construction of both single-family communities.

These communities are crafted to serve a broad demographic, providing one-, two- and three-bedroom residences for single families. Alongside these homes, future residents can anticipate community amenities, such as cutting-edge clubhouses, resort-style pools, fitness centers, coworking spaces tailored to modern professionals and dog parks.

UD Architects crafted the Melissa community located at Highland Road and McKinney Street, which is currently under construction. Residences will span from 780 to 1,500 square feet, and rent prices in the Highland community are anticipated to start at $2,100 per month.

Architecture Demarest conceptualized the Oak Grove community in Aubrey, which is currently in the construction phase near U.S. Highway 380. The residences within Oak Grove will offer sizes ranging from 770 to 1,625 square feet. No prices were announced for this project.

California-based developer Legacy Partners is not new to the North Texas area and previously completed several apartment communities: 880 Lyn in Irving, Merit in Lewisville and Ovation at Galatyn Park in Richardson.

Legacy Partners and Resmark Cos. are also collaborating on the construction of Legacy Gateway, a 336-unit apartment complex situated near U.S. Highway 80 in Forney, Texas.

Legacy Partners is teaming up with Los Angeles-based investor Resmark Cos. to build the new rental communities in Melissa and Aubrey.

The Highland community in the Collin County city of Melissa will include 133 rental houses. The Oak Grove development in the Denton County city of Aubrey will have 134 rental houses.

“While we historically have developed multifamily properties, we made the decision to pivot to single-family homes after analyzing the surrounding communities and recognizing the need to accommodate families who desire this lifestyle,” Matt Brendel, executive managing director at Legacy, said in a statement. “Both communities are in fast-growing suburban communities with easy access to major employers throughout the Metroplex.”

The Melissa community was designed by UD Architects and will have one-, two- and three-bedroom homes ranging in size from 780 to 1,500 square feet. Rents in the Highland community are expected to start at $2,100 a month for the smallest home.

The community is being built at Highland Road and McKinney Street, about three miles northeast of the U.S. Highway 75 and State Highway 121 intersection.

The Oak Grove community in Aubrey was designed by Architecture Demarest and is under construction near U.S. Highway 380. Oak Grove’s one-, two- and three-bedroom homes will range in size from 770 to 1,625 square feet.

Both of the new Legacy rental home communities will include clubhouses with gaming rooms, coworking spaces, fitness centers, resort-style swimming pools, dog parks and green space.

“Legacy has a deep history in North Texas with more than 1,500 apartment homes built since 2022 — and over 2,000 total,” Brendel said. “We’re pleased to continue to fulfill the residential demand in this market.”

Dallas-Fort Worth is one of the country’s top markets for construction rental houses. In 2023, builders started more than 5,200 rental single-family homes in the area.

Legacy Partners and Resmark Cos. are building the 336-unit Legacy Gateway apartments near U.S. Highway 80 in Forney. And Legacy Partners developed the 361-unit Ovation at Galatyn Park apartments on U.S. 75 in Richardson.

Founded in 1968 in the San Francisco Bay area, Legacy Partners has built over 80,000 apartments nationwide.

Resmark Cos. has been in business since 1995. It invests in homebuilders, land developers and multifamily developers across the U.S.

AUBREY, TEXAS — A partnership between two California-based firms, developer Legacy Partners and investment manager Resmark Cos., is underway on construction of a 134-unit build-to-rent residential project in Aubrey, located in Denton County. Designed by Architecture Demarest and known as Oak Grove, the development will offer one-, two- and three-bedroom homes ranging in size from 770 to 1,625 square feet. Amenities will include a pool, fitness center, coworking space, an outdoor kitchen and a dog park. Rents will start at $2,000 per month for a one-bedroom home.

HOUSTON — JLL has arranged the sale of Northwest Logistics Center, a 411,460-square-foot industrial facility in northwest Houston. The cross-dock building was constructed in 2018 and features 138 dock doors and 32-foot clear heights. Trent Agnew, Charlie Strauss, Parker McCormack, Tom Weber, Lance Young, Pauli Kerr, Matthew Barge and Brooke Petzold of JLL represented the undisclosed seller in the transaction and procured the buyer, New York City-based Sterling Investors.

SAN MARCOS, TEXAS — Z Modular, a subsidiary of steel manufacturer Zekelman Industries, is nearing completion of Flatz 512, a $62 million multifamily project in the Central Texas city of San Marcos, according to a report from Community Impact Newspaper. When complete later this year, Flatz 512 will offer studio, one-, two- and three-bedroom units. Amenities will include a pool, fitness center, pickleball court, coffee bar, spa, sports simulator lounge, outdoor grilling stations and walking trails. Construction began in 2020, and South Carolina-based Greystar is managing the property, according to the local news outlet.

JACKSONVILLE, FLA. — RoadOne IntermodaLogistics has signed a 422,136-square-foot industrial lease at 1000 Imeson Park Blvd. in Jacksonville. A joint venture between North Signal Capital and an affiliate of Fox Capital Partners, doing business as JAX-IMESON JV LLC, is the landlord. Luke Pope of JLL represented the landlord in the lease negotiations.

The tenant will fully occupy the property, which features tilt-up concrete construction, 36-foot clear heights, an ESFR sprinkler systems, LED lighting, 216 car parking spaces, 180 trailer parking spaces and two drive-in doors. RoadOne plans to implement improvements at the facility, including the addition of dock levelers to each of the 81 dock-high doors, fencing around the entire site, a guard shack and a 100,000-square-foot climate-controlled section.

RoadOne is operating in the warehouse throughout the construction, which is scheduled for completion later this year.

The in-person public meetings will follow an open house format where the public may come and go at their convenience. Staff will be available to answer questions and take comments. The virtual public meeting is not a live event. The virtual public meeting materials will be posted to the project website at www.DentonCountyOuterLoop.com and will consist of a pre-recorded video presentation that includes both audio and video components, exhibit boards, an interactive map, and survey.

About the study

The Denton County Outer Loop study kicked off in early 2023 and is expected to be complete by mid2026. The current phase of the study is focused on evaluating potential routes for the Denton County Outer Loop, including in consideration of comments received during the first public meetings in May 2023.

Input from this meeting will help identify potential alignments to be assessed in greater detail during the NEPA phase of the study and development of an Environmental Impact Statement (EIS). No decisions have been made about a final alignment. The proposed project is needed to improve connectivity in northeast Denton County and the DFW metroplex and to address increasing population growth.

Ultimately, this study will allow Denton County to preserve the land needed for the corridor to protect it from future development. Transportation projects require years of advanced planning and development, which is why the county must plan now for the growth it expects in the next 30 years.
