Located at 2717 Cross Timbers Road, Suite 400, the newest Curry Up Now will be the brand’s third Texas location and second in the DFW area. The restaurant will be owned and operated by a woman-led franchise team, with Samy Kilaru and Kiki Khajuria at the helm. This opening marks the duo’s first Curry Up Now location, bringing the brand’s vibrant Indian offerings to the growing Dallas suburb as part of its Lone Star State expansion.

Flower Mound officials heard plans for a proposed community which would blend residential and agricultural uses in the Cross Timbers Conservation District. Eden Ranch, the proposed development, could encompass about 336 acres of agriculturally zoned land and include 193 residential lots. The Flower Mound Town Council discussed plans for the development during a work session March 17. Because it was a work session item, the council took no action.

The details

The development would sit on the north side of FM 1171 between Red Rock Road and Shiloh Road. The general goal of the development is to bring better quality food sources closer to people’s homes. The website for Eden Ranch promotes amenities such as annual crops grown on farmland throughout the property.

It would currently require an amendment to the town’s master plan to remove a rural collector street. The area plan for the Cross Timbers Conservation District would need to be amended to change standards relating to fencing and proximity of homes to county roads. For the development, about 20 specimen trees would have to be removed, which would require a permit. There’s also a pending application to rezone lots on the property to a cluster development with agricultural base zoning as part of the Eden Ranch plans.

How we got here

Tyler Radbourne, one of the founders of Eden Ranch, told the council that the property was bought in 2022 with plans to build an organic farm community. Radbourne and his wife Julia were initially looking for some 30-50 acres of land for themselves, where they could have a farm of their own but land was too expensive.

“Unfortunately, the land costs in this area are a bit prohibitive for most people,” Radbourne told the council March 17.

Describing the project, Radbourne said, “This somewhat looks like a golf course from above, but instead of golf, it’s a functional farm where people are able to thrive and raise their kids. ... That’s a dream of so many people that is beginning to be out of reach.”

What they’re saying

Some of the council discussion on Eden Ranch centered on the required parkland dedication for the project. The current plan for the parkland dedication includes an equestrian trail throughout the property. There was talk about whether the trail should be considered part of the parkland dedication, which town staff was not in support of, Lexin Murphy, Flower Mound’s development services director, said at the meeting.

“I think the town’s park staff would like to see some additional area that’s not just incorporating the trail,” Murphy said at the meeting.

There was also talk about the density of the project. Currently, quarter-acre lots are being proposed. Town Council member Adam Schiestel challenged the applicants to expand these to three-quarter-acre lots.

“The No. 1 thing people in the Cross Timbers [Conservation District] wanted was that degree of density,” Schiestel said at the meeting. “So, that’s the challenge for you.”

What’s next?

The Eden Ranch development still needs to make it through several boards and commissions before being brought to the council for a vote. Next, it will need to go to the planning and zoning commission for a work session, to the parks board to settle on parkland dedication, and the town's environmental conservation commission to receive a recommendation on the tree removal permit. Then, it will be set for a formally scheduled planning and zoning public hearing.

H-E-B will not be coming to Argyle. Instead, the Texas-based grocery chain has opted to open a new location in Denton, leaving the Argyle development site open for other opportunities.

The decision was confirmed during the March 17 Argyle Town Council meeting, where officials and landowner Jim Wills discussed the implications of H-E-B’s departure. One of the key takeaways from the discussion was the lifting of restrictive covenants that had been tied to H-E-B’s potential presence at the southwest corner of I-35W and Robson Ranch Road.

Alloy Personal Training

Alloy Personal Training is opening a fitness center in Flower Mound, according to the company’s website.

A project has been filed with the Texas Department of Licensing and Regulation to renovate an existing 1,627-square-foot space for the new gym at an estimated cost of $85,000. The work is scheduled to begin April 1 and complete Sept. 1, according to the filing.

Eye Level Learning Center

Eye Level Learning Center is bringing supplemental education services for children and teens to Flower Mound.

According to filing with the Texas Department of Licensing and Regulation, construction of a 1,000-square-foot center is scheduled to begin March 15 and complete June 18 at an estimated cost of $85,000. The center’s program focuses on developing students to be critical thinkers and lifelong learners and has locations around the globe, according to the company website.

The center provides one-on-one coaching in math and English for children ages 4-15. It structures learning through individual assessments to craft programs tailored to a student’s specific needs.

Woof Gang Bakery & Grooming

A new neighborhood pet store, Woof Gang Bakery & Grooming, plans to open in The Shops at Highland Village, according to a news release.

The business offers a selection of pet foods, all-natural treats and chews, pet toys, and health and wellness items, according to the Woof Gang website. Customers can also choose from a variety of grooming, nail and dental services.Woof Gang operates more than 350 locations across the United States and several in North Texas, per its website. The business will be located next to the James Avery Artisan Jewelry, per the news release.

FĀC Aesthetics

FĀC Aesthetics moved locations in Argyle on Jan. 29.

According to their website, they offer injectables and facial services to help patients achieve full facial balance and a more youthful restoration.

Their services include an array of cosmetic injections including neurotoxins to prevent wrinkles, dermal filler to help restore facial volume and kybella, which can help destroy fat cells in the face. They also provide hair and skin treatments.

FĀC Aesthetics has been open in Argyle since 2021. Their name is based on founder Christy Hennigan's original name for the company, "Facial Aesthetics by Christy." They used the initial to create FĀC, converting the "A" to a long A with a macron over it to be pronounced "face," said Hennigan.

They will have a grand opening in their new building on April 10.

Dragon Kim's Taekwondo

Flower Mound has a new taekwondo studio, Dragon Kim’s Taekwondo, which offers martial arts classes for people ages 4 and up.

There are several instructors at the studio, including Grand Master Dragon Kim Jin Young who holds a 9th degree black belt in taekwondo.

Plaid Fox

Fashion resale business Plaid Fox is now open in Flower Mound.

Individuals can rent racks in the boutique starting at $35 a week, with renters taking home around two-thirds of sales at the end of the week. Item selection varies on the vendors renting racks, but the store strives to have a selection of better men’s and women’s fashion brands, according to Plaid Fox’s website.

Starbucks

Starbucks is now open serving craft beverages in Argyle.

The shop serves coffee, tea, refreshers and baked goods such as breakfast sandwiches and cake pops.

"Our company was eager and excited to build a store in the city of Argyle, we worked really hard on bringing not only baristas that will bring our mission to life but also know and live in the city of Argyle," store manager Angel Guerrero said in an email. "We are all happy to serve and support the community around us and can't wait to see everyone in our neighborhood coffee shop."
