Dallas, Texas -- Dallas-based builder Highland Homes and Tellus Group, the developer of Windsong Ranch, have broken ground on Mirabella, a 190-acre residential community in Prosper.

Tellus Group will handle day-to-day management of Mirabella, which is expected to open for home sales in late 2026, with Highland Homes working closely with the firm to develop the community.

“Prosper’s rapid growth has made new opportunities for premier residential development increasingly rare, making Mirabella a truly distinctive addition to the market,” said Jeff Stinson, Senior Vice President of Land for Highland Homes. “We’re excited to bring Mirabella to life in such a dynamic market, particularly with a partner like the Tellus Group. They have already established themselves as a premier Prosper developer with what they’ve accomplished at Windsong Ranch.”

Designed as Prosper’s next premier community, Mirabella will be gated with oversized lots and scenic hike-and-bike trails that wind along a picturesque creek, weaving through preserved mature tree canopies and connecting thoughtfully placed pocket parks and open spaces. Highland Homes will offer home designs for 74-foot and 60-foot homesites while Huntington Homes — Highland’s luxury division — will offer newly developed floor plans designed for 84-foot and 100-foot lots.

On August 15, the Texas Education Agency (TEA) rolled out its long-awaited accountability ratings for 2024 and 2025, grading every public school district and campus in the state. And, good news, Collin County schools ranked highly.

The ratings reflect student performance on STAAR exams and graduation rates, as well as college, career and military readiness measures. The 2024 results, based on last year’s data, were delayed by a legal issue that was resolved.

This year’s report shows mostly positive trends: 24% of districts and 31% of campuses improved their scores, most held steady and only 15% saw a drop.

Wylie, Prosper And Allen Lead The Way

Update 9/19/25 8:30 a.m.: Wylie ISD earned a 92 overall rating as a district, with every campus receiving both an A grade and a distinction. It is also the only district in Texas with more than 10,000 students where both the district and all campuses achieved an A.

Prosper ISD earned a 91, tying with neighboring Allen ISD but edging out several other districts in the area.

Frisco ISD also performed strongly, with its number of A-rated campuses increasing compared with last year. Superintendent Dr. Mike Waldrip said the results reflect ongoing efforts but added that state ratings are only one piece of the puzzle.

"Frisco ISD has done well in the state’s accountability system for many years, and we’re proud to see that success continue," Waldrip said in an official statement. "But we know there’s more to the story. Our local accountability system helps us look at the bigger picture of student success — the things a single state rating can’t show."

Alongside Frisco, both Prosper ISD and Allen ISD earned overall A ratings, placing them among the strongest districts of their size in Texas.

Nearly 300 homes are planned in the development

Developers officially broke ground on Mirabella, a new 190-acre residential community in Prosper that will feature luxury homes, scenic trails and green spaces. Slated to open for sales in late 2026, the gated neighborhood aims to offer residents both privacy and connection in one of North Texas’ fastest-growing cities.

The project is being brought to life by Highland Homes in partnership with Tellus Group, the developer of Windsong Ranch.

Tellus Group will oversee day-to-day management of the project, while Highland Homes will work closely with the firm to shape the community. The partnership draws on experience from developing lagoon-living Windsong Ranch and Highland’s reputation as one of Texas’ most respected builders.

Why Prosper?

Location is key, and Mirabella has it. The community falls within Prosper ISD, one of the most desirable districts in the region. Prosper ISD is not only one of the wealthiest districts in Texas, with a median household income of $169,000, but also one of the fastest growing. With more than 32,000 students enrolled and a continued focus on opportunities for all, the district is a major draw for families considering a move to the area.

“Prosper’s rapid growth has made new opportunities for premier residential development increasingly rare, making Mirabella a truly distinctive addition to the market,” said Jeff Stinson, senior vice president of Land for Highland Homes.

Community Features

Mirabella is designed to balance privacy, open space and connection. The gated neighborhood will feature oversized lots, scenic hike-and-bike trails, preserved tree canopies, pocket parks and open green spaces.

Highland Homes will offer designs for 60-foot and 74-foot homesites, while Huntington Homes — its luxury division — will introduce brand-new floor plans for 84-foot and 100-foot lots.

“Highland brings the same dedication and level of talent to their land development projects as they do to building homes — and their homes are first class,” said Tellus Group Chief Operating Officer Andre Ferrari. “Combining Highland’s reputation with Mirabella’s Prosper location, that is also near McKinney, should result in an appealing mix for home buyers.”

North Texas Keeps Growing

Mirabella isn’t the only project on Tellus Group’s plate. In addition to Windsong Ranch, the firm is developing Mosaic in Celina, along with Meraki in Forney and Sherley Farms in Anna — all of which will feature Highland Homes.

The Prosper location features a two-story True Texas BBQ restaurant with a drive-thru, a full-service H-E-B Pharmacy with drive-up spaces, H-E-B Curbside and Home Delivery services with a large curbside parking area, and a fuel station with a car wash. Company officials said the store's design, which has a modern prairie style, emphasizes environmental sustainability, incorporating several energy-efficient inclusions such as CO2 refrigeration units and LED lighting.

Through its Spirit of Giving philosophy, H-E-B commemorated the store's grand opening with donations totaling $30,000 to local nonprofits. Three gifts of $10,000 each supported , which provides mental health treatment to support first responders, the , and .

In the DFW area, H-E-B has opened H-E-B stores in Frisco, Plano, McKinney, Allen, Alliance, Mansfield, and Melissa. H-E-B has also officially announced plans for stores in Rockwall, Irving, Murphy, Mid-Cities, Forney, and Denton. Earlier this year, the retailer also purchased land in Dallas at Hillcrest Road and LBJ Freeway, a site being considered for the company's first H-E-B store in the city of Dallas.

With annual sales of more than $46 billion, H-E-B operates more than 455 stores in Texas and Mexico and has more than 170,000 employees.

Martin realized he could bring the safety and socialization of a controlled beach to a master-planned community back home.

“When you’re at the beach on a lounge chair, enjoying yourself, you talk to the people next to you,” he says. “Your kids are playing together. You didn’t know them yesterday—after a day at the beach together, you’re best friends.”

Five years and 5,200 tons of white Arizona sand later, The Lagoon was built. A collaboration between Windsong Ranch and licensing company Crystal Lagoons, the Prosper amenity was the fourth Lagoon built in the United States. Now there are more than 275 such projects in various development stages across 23 states. “It is a hard project to do because people haven’t done it,” Martin says. “All the technology is new. Doing it right is the challenge.”

Olympic swimmer Michael Phelps cut the ribbon in Prosper in 2019. Since then, the backyard beach has been open year-round, save for occasional routine maintenance. “Once we got it done and got it right, it’s been beautiful,” he says.

A white lining replicates the effect of a white-bottom ocean, reflecting the blue of the sky. The coastline is roughly 2 feet deep and is replenished with sand when needed. The water is 8 feet at its greatest depth. A team of pool monitors keeps the water safe for swimmers, and an advanced reverse osmosis system eliminates the need for chlorination, resulting in significantly fewer chemicals than traditional swimming pools.

Community members enjoy paddleboarding and kayaking in the 5-acre-wide body of water. The other 7 acres of the property are taken up by beach volleyball courts, barbecue pits, and a seating area. The Lagoon is only for residents, who are allowed a limited number of guests per day.

“My goal is to really enhance the life that you live here, and for your family to create more friends,” Martin says. He, in fact, met his wife at Windsong Ranch. Now they travel to his beloved Cabo to renew their vows each year.
