Home Care Fairfax, VA

They say that your golden years are the best years of your life. For most older Americans, that's how it should be - a time to relax, reflect, and live life in a familiar place. After all, senior citizens in the U.S. have worked tirelessly to build a better economy, serve their communities, and raise families.

However, as seniors grow older, completing daily tasks like showering and enjoying activities such as visiting George Washington's Mount Vernon in Fairfax, VA gets harder without someone by their side. Unfortunately, many older Americans aren't able to rely on their adult children for help. The reality in today's world is that family members do not have the skills or time to dedicate to caring for their parents. That's where Always Best Care Senior Services comes in.

Our in-home care services are for people who prefer to stay at home as they grow older but need ongoing care that family or friends cannot provide. More and more older adults prefer to live far away from long-term, institutionalized facilities and closer to the place where they feel most comfortable - their home. Home care in Fairfax, VA is a safe, effective way to give your loved ones the care they need when they need it the most.

“We recently moved my mom to Virginia, and Always Best Care was right there to help us every step of the way. My mom has Alzheimer’s, and we were unsure how to move her safely and calmly, especially since she didn’t fully understand what was happening. Traveling by plane and arriving at National Airport added another layer of stress. Jonathan connected us with Bruce from Always Best Care in South Carolina, and together, both offices and our family coordinated Mom’s move. The South Carolina staff was great, and Mom’s caregiver moved her schedule around so she could travel with Mom. She was incredibly kind and gentle and stayed with Mom throughout the entire flight. Always Best Care also recommended medical transportation from the airport to her new facility. The driver was compassionate and took great care to make sure Mom was comfortable and safe. In the days following, another kind and compassionate caregiver immediately connected with Mom and helped make her transition to her new home a wonderful experience. Always Best Care was truly the answer our family needed. We are so thankful to Jonathan and Rashid for helping us navigate this difficult season and for treating Mom with such genuine kindness, dignity, and care. We highly recommend Always Best Care!”

“When I contacted Always Best Care, my primary need was reliable, safe transportation to and from a medical appointment. From the outset, Mr. Rashid Farrell went beyond simply arranging a ride. Mr. Farrell, along with a nurse, took the time to review my medical background and conduct a thorough health assessment to ensure my safety and comfort. This personalized approach gave me confidence that my well-being was their top priority. Even though my transportation needs later changed, the company’s commitment to quality and care remained consistent. They adapted seamlessly to my new requirements, maintaining the same level of attention to detail. The staff’s professionalism, empathy, and genuine concern for my needs made the experience not just convenient, but truly caring. I highly recommend Always Best Care to anyone seeking transportation services that combine reliability with compassionate, individualized care. They have earned my trust and loyalty!”

“Rashid and his team from Always Best Care of Fairfax were truly partners with our family as we together provided care for my husband when he needed it. As my husband's care needs increased, ABC never failed to step up to provide the additional services and dedicated care necessary and, when needed, the recommendations for rehab and other outside services. Rashid is the kindest, most patient and most responsive owner/operator of any business I have ever worked with - both in healthcare and otherwise. I cannot imagine having gone through this part of our lives without Rashid and his team. Ms. Martine was also always very responsive every time she was needed, often as an emergency and after hours. Ms. Genet was with us the longest and we were always happy to see her. In her low-key professional manner, she successfully encouraged him to do all he could with physical therapy and other activities. Ms. Stacey spent many long hours with us and was always patient and supportive to both of us and provided excellent care as did Ms. Benica and Ms. Salay. Ms. Jidy was with us at the end of our journey and was truly a Godsend to both of us. I will be forever grateful to Rashid and his team and will never forget their dedication, support and kindness to us.”

“I highly recommend Always Best Care! We have been using their services since August when we moved my mom into assisted living. She needed a lot of extra personal help, and we weren’t quite sure how the transition would go, but Rashid ensured that from the moment she arrived at her new home, she had a caregiver there to help her. All of the care professionals from Always Best have been warm, nurturing and professional, but the two who have been with my mom the longest, Ms.Jidy and Ms Shanice, have played a critical role in helping my mom adapt to her new home and be healthy. Beyond caring for her personal physical needs, they have helped her make friends, made sure she attended fun activities and went on excursions, took her outside to enjoy the sunshine, reminded her to do her exercises, and more. They have noticed when something is “off” with her and she isn’t quite herself, and have notified the nurses they suspect some medical attention is needed. My mom’s quality of life is definitely better due to their care, and my family has peace of mind knowing they are with her. Additionally, Rashid and Ron are incredibly thoughtful, professional and communicative, which we really appreciate. We are so glad we made the decision to use Always Best!”

“Always Best Care was a godsend for our family. When my dad needed immediate care, Mr. Rashid and his team stepped in with kindness, skill, and professionalism. I knew Always Best Care was different right from the initial assessment. Mr. Rashid, the owner, came with a nurse to meet my father, and together they quickly earned his trust. Other agencies had done similar assessments, but their staff barely interacted with him. The Always Best Care team, on the other hand, engaged with my dad and encouraged him to do things he hadn’t done in months — walking, stretching, showering, even playing word games. Their expertise and compassion gave me peace of mind, knowing my dad was not only being cared for but also gently challenged in ways I couldn’t manage on my own. My dad especially loved Ms. Renette, whose patience and kindness won him over, and Ms. Bouchra, who motivated him to stretch and walk outside after months of not doing so. Thank you, Always Best Care, for supporting our family and helping make such a difficult time easier and kinder.”

“I cannot say enough wonderful things about this company and the owner Rashid Farrell. We were searching for in home care for our aging parents so that we could keep them in the home they love for as long as possible. We began our search with our parent's primary physician, and he provided us with the names of a couple of agencies...one being Always Best Care. We spoke with Rashid about the type of care we were looking for and the specific needs of our parents and he listened carefully and provided wonderful insight and advice to us. He explained how and why he got into this particular business and it was mostly because of his own experience wanting the best care for his parents as they aged. He approaches his business from a caring and compassionate place and provided a care plan specific to our needs. He even found us a night caregiver in just a few short hours in the evening after our mom fell and broke her scapula and the hospital needed to release her ... at that time, we only had care from 9 to 5. He follows up constantly...checking in to make sure we are happy with the service we are getting. He also helped us transition our parents to an assisted living facility when the time came. His caregivers are kind and responsible. Our parents became very fond of Ms. Almaz as she was their main caregiver, but they also enjoyed the company of Ms. Salay, Ms. Stacy, Ms. Millie and Ms. Renette. If I had to do this all over again, I would definitely use Always Best Care...The name is appropriate because Rashid does provide the absolute Best Care for our aging loved ones!”

“If you're looking for care for a loved one and don't know who to trust, look no further. Rashid and his team of caregivers at Always Best Care Senior Services provided top-notch care for my 88-year-old mother over the course of several weeks. I was impressed by Rashid's professionalism, responsiveness, and dependability. When I first contacted him, he took the time to meet with me and my mother at her residence to better understand our needs. He always managed to line up high-quality caregivers, often on short notice. My mother was not in a good place mentally and resisted receiving care from strangers, yet she told me she was pleased with each of the caregivers that Rashid sent her way. My thanks to Ms. Martine, Ms. Barbara, Ms. Gidy, and Ms. Anna. They drove my mother to various appointments, helped her communicate with her healthcare providers, and supported her emotionally. I should also mention that the billing process was straightforward and transparent, with no surprises. Finding care for a loved one can be daunting and scary. You won't be disappointed if you turn to Rashid and his team.”

What is Non-Medical Senior Care in Fairfax, VA?

lm-check

Home is where the heart is. While that saying can sound a tad cliche, it is especially true for many seniors living in America. When given a choice, older adults most often prefer to grow older at home. An AARP study found that three out of four adults over the age of 50 want to stay in their homes and communities as they age.

lm-check

When you begin to think about why, it makes sense. Home offers a sense of security, comfort, and familiarity.

lm-check

The truth is, as we age, we begin to rely on others for help. When a family is too busy or lives too far away to fulfill this role, in-home senior care is often the best solution. Home care services allow seniors to enjoy personal independence while also receiving trustworthy assistance from a trained caregiver.

lm-check

At Always Best Care, we offer a comprehensive range of home care services to help seniors stay healthy while they get the help they need to remain independent. As your senior loved one gets older, giving them the gift of senior care is one of the best ways to show your love, even if you live far away.

Respite Care

Respite Care Services

According to AARP, more than 53 million adults living in the U.S. provide care to someone over 50 years old. Unfortunately, these caregivers experience stress, exhaustion, and even depression. Our respite care services help family caregivers address urgent obligations, spend time with their children, and enjoy nearby activities. Perhaps more importantly, respite care gives family members time to recharge and regroup. Taking personal time to de-stress reduces the risk of caregiver burnout. So, if you've always wanted to eat at the local The Capital Grille or visit Sully Historic Site, don't feel bad. Doing so is great for both you and your loved one.

At the end of the day, our goal is to become a valuable part of your senior's daily routine. That way, we may help give them the highest quality of life possible. We know that staying at home is important for your loved one, and we are here to help make sure that is possible.

Aging in Place: The Preferred Choice for Most Seniors

While it's true that some seniors have complicated medical needs that prevent them from staying at home, aging in place is often the best arrangement for seniors and their families. With a trusted caregiver, seniors have the opportunity to live with a sense of dignity and do so as they see fit - something that is unavailable to many older people today.

In-home care makes it possible for millions of seniors to age in place every year. Rather than moving to a strange nursing home, seniors have the chance to stay at home where they feel the happiest and most comfortable.

Here are just a few of the reasons why older men and women prefer to age at home:

How much does a senior's home truly mean to them?

A study published by the American Society on Aging found that more than half of seniors say their home's emotional value means more than how much their home is worth in monetary value. It stands to reason, then, that a senior's home is where they want to grow old.

With the help of elderly care in Fairfax, VA, seniors don't have to age in a sterilized care facility. Instead, they can age gracefully in the place they want to be most: their home. In contrast, seniors who move to a long-term care facility must adapt to new environments, new people, and new systems that the facility implements. At this stage in life, this kind of drastic change can be more harmful than helpful.

Institutional care facilities like nursing homes often put large groups of people together to live in one location. On any given day, dozens of staff members and caregivers run in and out of these facilities. Being around so many new people in a relatively small living environment can be dangerous for a seniors' health and wellbeing. When you consider that thousands of seniors passed away in nursing homes during the COVID-19 pandemic, opting for in-home care is often a safer, healthier choice for seniors.

Aging in place has been shown to improve seniors' quality of life, which helps boost physical health and also helps insulate them from viral and bacterial risks found in elderly living facilities.

For many seniors, the ability to live independently with assistance from a caregiver is a priceless option. With in-home care, seniors experience a higher level of independence and freedom - much more so than in other settings like a nursing home. When a senior has the chance to age in place, they get to live life on their own terms, inside the house that they helped make into a home. More independence means more control over their personal lives, too, which leads to increased levels of fulfillment, happiness, and personal gratification. Over time, these positive feelings can manifest into a healthier, longer life.

More independence, a healthier life, and increased comfort are only a few benefits of aging in place. You have to take into consideration the role of cost and convenience. Simply put, it's usually easier and more affordable to help seniors age in place than it is to move them into an institutional care facility. According to the US Department of Housing and Urban Development, seniors who age in the comfort of their homes can save thousands of dollars per month.

In-home care services from Always Best Care, for instance, are often less expensive than long-term solutions, which can cost upwards of six figures per year. To make matters worse, many residential care facilities are reluctant to accept long-term care insurance and other types of payment assistance.

With Always Best Care's home care services, seniors and their families have a greater level of control over their care plans. In-home care gives seniors the chance to form a bond with a trusted caregiver and also receive unmatched care that is catered to their needs. In long-term care facilities, seniors and their loved ones have much less control over their care plan and have less of a say in who provides their care.

 Elderly Care Fairfax, VA

Affordable Care

In-home care is a valuable resource that empowers seniors to age in place on their own terms. However, a big concern for many families and their loved ones is how much in-home care costs. If you're worried that in-home care is too expensive, you may be pleasantly surprised to learn that it is one of the most affordable senior care arrangements available.

Typically, hiring an Always Best Care in-home caregiver for a few hours a week is more affordable than sending your loved one to a long-term care facility. This is true even for seniors with more complex care needs.

At Always Best Care, we will work closely with you and your family to develop a Care Plan that not only meets your care needs, but your budget requirements, too. Once we discover the level of care that you or your senior need, we develop an in-home care plan that you can afford.

In addition to our flexible care options, families should also consider the following resources to help offset potential home care costs:

If your loved one qualifies, Medicaid may help reduce in-home care costs. Review your VA's Medicaid program laws and benefits, and make sure your senior's financial and medical needs meet Medicaid eligibility requirements.
Attendance and aid benefits through military service can cover a portion of the costs associated with in-home care for veterans and their spouses.
Many senior care services like in-home care are included in long-term care insurance options. Research different long-term care solutions to find a plan that provides coverage for senior care.
Home care can be included as part of a senior's private insurance plan. Read over your loved one's insurance policy carefully or speak with their insurance provider to determine if in-home care is covered.
Depending on the life insurance plan, you may be able to apply your policy toward long-term care. You may be able to use long-term-care coverage to help pay for in-home elderly care.
 Senior Care Fairfax, VA

Compassionate Care. Trusted Caregivers.

When you or your senior loved one needs assistance managing daily tasks at home, finding a qualified caregiver can be challenging. It takes a special kind of person to provide reliable care for your senior loved one. However, a caregiver's role involves more than meal preparation and medication reminders. Many seniors rely on their caregivers for companionship, too.

Our companion care services give seniors the chance to socialize in a safe environment and engage in activities at home. These important efforts boost morale and provide much-needed relief from repetitive daily routines. A one-on-one, engaging conversation can sharpen seniors' minds and give them something in which to be excited.

At Always Best Care, we only hire care providers that we would trust to care for our own loved ones. Our senior caregivers in Fairfax, VA understand how important it is to listen and communicate with their seniors. A seemingly small interaction, like a short hug goodbye, can make a major difference in a senior's day. Instead of battling against feelings of isolation, seniors begin to look forward to seeing their caregiver each week.

Understanding the nuances of senior care is just one of the reasons why our care providers are so great at their job.

Unlike some senior care companies, our caregivers must undergo extensive training before they work for Always Best Care. In addition, our caregivers receive ongoing training throughout the year. This training ensures that their standard of care matches up to the high standards we've come to expect. During this training, they will brush up on their communication skills, safety awareness, and symptom spotting. That way, your loved one receives the highest level of non-medical home care from day one.

Assisted Living Referral Services

While it's true that many seniors prefer to age at home, sometimes in-home care isn't the best fit. For those seniors and their families, choosing an assisted living facility makes more sense. Unfortunately, finding the optimal care facility is easier said than done in today's day and age. That's when Always Best Care's assisted living referral services begin to make a lot of sense.

Assisted living is a form of housing intended for seniors who require varying degrees of medical and personal attention. Accommodations may include single rooms, apartments, or shared living arrangements. Assisted living communities are typically designed to resemble a home-like environment and are physically constructed to encourage the independence of residents.

 Respite Care Fairfax, VA

At assisted living communities, seniors receive help with daily activities such as bathing, dressing, and eating. They may also benefit from coordination of services with outside healthcare providers, and monitoring of resident activities to ensure their health, safety, and well-being. Caregivers who work at assisted living communities can also provide medication administration and personal care services for older adults.

Other services offered within assisted living communities can include some or all of the following:

  • Housekeeping
  • Laundry
  • Recreational Activities
  • Social Outings
  • Emergency Medical Response
  • Medication Monitoring
  • Family Visitation
  • Personal Care
 Caregivers Fairfax, VA

At Always Best Care, our representatives can match your senior's emotional, physical, and financial needs with viable assisted living communities nearby. Results are based on comparative data, so you can select the best choice for you or your loved one.

Always Best Care works closely with local senior living communities to gain valuable knowledge that we then use to help seniors and their loved ones make informed decisions. This information can include basic care and rent, resident availability, and services provided. Because Always Best Care is compensated by these communities, we provide senior living referral services at no extra cost to you.

Some of the most popular assisted living communities to consider in our area include the following:

  • The Gardens at Fair Oaks
  • Cobbdale Assisted Living
  • Sunrise of Fairfax
  • Sunrise at Fair Oaks
  • The Providence Fairfax
  • ICARE Homes Assisted Living Memory Care Services
Home Care Fairfax, VA

MERRIFIELD, VA — A former Uno Pizzeria & Grill restaurant in Fairfax County could be replaced with a new Bank of America branch with a drive-through ATM, according to a proposal that recently cleared a county planning hurdle.

The Fairfax County Planning Commission voted 10-0 on Oct. 14 to recommend approval of the project at 3058 Gate House Plaza, near the intersection of Arlington Boulevard (Route 50) and Gallows Road in Merrifield. Two commissioners were absent.

The proposal, submitted by Silver Gatehouse LLC, would bring a Bank of America branch to the former restaurant site, which is currently vacant.

According to county planning documents, the bank would include a drive-through lane with one automated teller machine but no teller service.

The project requires changes to the property's existing development approvals because Gate House Plaza already has four approved drive-through businesses, the maximum permitted under the current Comprehensive Plan.

Those businesses include Starbucks, Wendy's, Panda Express and a Sunoco gas station and car wash.

The Planning Commission unanimously recommended adopting a Comprehensive Plan amendment that would allow an additional drive-through use at the shopping plaza.

Commissioners also recommended approval of a special exception amendment allowing the bank to operate with three vehicle stacking spaces, fewer than the minimum otherwise required.

Stacking spaces are designated areas where vehicles can wait for drive-through service without blocking other traffic.

Under the proposed development conditions, the bank would be required to follow submitted architectural plans, install directional signs to guide drive-through traffic and meet county landscaping and lighting requirements.

The proposal still requires approval from the Fairfax County Board of Supervisors before moving forward.

If approved, the special exception would generally expire after 36 months unless construction begins and proceeds as required under county regulations.

The zoning application remains under review. Planning documents did not specify when construction could begin or when the bank might open.

FAIRFAX COUNTY, Va. - The Fairfax County Board of Supervisors unanimously voted Tuesday to move forward with a 3.5% local tax on recreational marijuana sales, moving to enact the highest rate permitted by Virginia law. It comes as the commonwealth prepares to launch its retail marijuana market.

What we know:

Under state rules, localities are required to establish a local cannabis retail tax rate by ordinance. They have the freedom to set it between 1% and 3.5%.

During Tuesday's meeting, the board did not discuss going with a lower percentage.

Fairfax County's 3.5% rate will be applied in addition to standard state and local sales taxes, as well as taxes under Virginia's Retail Sales and Use Tax Act and Virginia's state marijuana tax.

Virginia's statewide marijuana tax is set to begin at 6% until July 1, 2029. After that it will rise to 8%.

Fairfax County leaders will share a draft proposal of the tax ordinance in spring 2027. That will be followed by a public hearing.

Board documents also instruct the County Executive and Department of Management and Budget to include the estimated revenue that will be generated from the tax in the County Executive's FY28 Advertised Budget Plan.

In addition to the tax policy, the board is determining where marijuana dispensaries will be allowed to operate. The Department of Planning and Development is separately creating a Zoning Ordinance amendment to establish the necessary local land-use rules.

Virginia prepares for retail cannabis market

Dig deeper:

The local preparations come as Virginia prepares for a commercial rollout. The Cannabis Control Authority previously said it was crafting regulations for the licensing of cultivators, processors, retailers and other regulated activities. Licenses are expected to be issued in early 2027.

Retail cannabis sales in Virginia are set to begin on July 1, 2027.

In July, Virginia leaders finalized a timeline for launching the state's retail cannabis market. Future tax revenue from the recreational cannabis sales will be allocated to addiction treatment programs, public education, health care initiatives and communities that have been historically disproportionately impacted by drug enforcement.

Several cannabis-related bills have already gone into effect, including Senate Bill 230 and House Bill 26, both of which created pathways to expunge certain marijuana-related records and modify past sentences.

There has been some upheaval at the top of Northern Virginia Magazine’s annual ranking of the region’s best restaurants, but Fairfax County and Fairfax City remained dominant with five spots among the top 10.

After placing first or second for each of the past five years, including a no. 1 finish in 2025, Executive Chef Bertrand Chemel’s 2941 in the Fairview Park area of West Falls Church slipped to no. 7 in the 2026 Top 10 Best Restaurants list released today (Friday) by the magazine.

This year, the top two spots instead went to Loudoun County establishments, both of them located inside hotels. Harrimans Grill in Middleburg’s Salamander Resort led the way, followed by The Hunt?n at Hotel Burg in downtown Leesburg.

Northern Virginia Magazine’s editorial team declined to comment on 2941’s drop in their ranking, but it appears to be more reflective of the quality of dining options in the region than any changes at the West Falls Church restaurant, whose “gallery-like” setting and ability to satisfy both black-tie and casual diners still earns praise.

“We are just lucky to have so many great restaurants in the region to make the Top 10 placements so competitive!” Reid Brown, the magazine’s marketing and events specialist, told FFXnow.

Northern Virginia Magazine Editor Amy Ayres noted that, while there was “a little bit of a shake-up” in the top 10, the list still features several perennial favorites, including 2941 (2941 Fairview Park Drive) and the third-place finisher, Ingle Korean Steakhouse (8369 Leesburg Pike).

Since opening at Pike 7 Plaza in October 2022, Ingle has steadily risen in Northern Virginia Magazine’s rankings, earning mentions in the top 50 in 2023 and 2024 before making the ranked top 10 for the first time last year at no. 7.

Building on its success in Tysons, where it offers both prix-fixe and a la carte menus, the upscale Korean barbecue destination expanded with a second location opening in D.C. last December.

“This is steak-night luxury at its best with all the sizzle and none of the work,” Northern Virginia Magazine’s editorial team said, praising Ingle’s elegant table service and “smoky, juicy” American wagyu meat.

Coming in at no. 4 for its first-ever top 10 appearance is Elyse (10822 Fairfax Blvd), the speakeasy-style venture that former Clarity chef Jonathan Krinn established in Fairfax City in 2024.

Hosting patrons in an intimate, 30-seat dining room, Elyse emphasizes curation with a seasonal, five-course tasting menu and wine pairings. The restaurant has also been lauded in the past by Washingtonian and the Washington Post, and this spring, it was named a finalist for the RAMMYS Awards, though the “Formal Fine Dining Restaurant of the Year” win ultimately went to Michelin-starred Albi in D.C.

According to Northern Virginia Magazine, Elyse stands out for the mix of imagination and thoughtful intention that Krinn brings to the table:

Every element is there because Krinn is still asking what else flavor can do. Even dessert pushes the conversation forward, pairing malted chocolate meringue with Pink Cosmo blueberries and black-currant caramel to absurdly delicious effect. The one constant is the bread, made from a 50-year-old starter and his father’s recipe, then served warm with Maldon-salted butter.

The Fairfax area is also represented in Northern Virginia Magazine’s top 10 by Nostos (8100 Boone Blvd), which returned to the no. 6 spot after jumping to no. 2 in 2025, and Mama Chang (3251 Blenheim Blvd, Suite 101), which was among the top 50 restaurants last year and placed ninth in 2024.

Nostos has been dishing out Greek cuisine in Tysons to regular acclaim, including from Northern Virginia Magazine and area chefs, since its 2011 opening.

“Nostos takes excellent ingredients and resists the urge to fuss with them,” Northern Virginia Magazine says. “The result is a meal that feels both familiar and special — proof that consistency, done this well, is never predictable.”

Meanwhile, Fairfax City’s Mama Chang has often been dubbed the crown jewel of Chinese restaurateur Peter Chang’s portfolio. Intended as a tribute to the women in Chang’s family, the eatery was also named among the D.C. region’s top 40 restaurants this week by Washington Post food critic Elazar Sontag.

“The menu here leans into the soulful comfort of Hubei and Hunan cooking, with vivid flavors that are impossible to ignore and a festive vibe,” Northern Virginia Magazine’s food critics said, pointing to the sizzling pork belly with rice flour, sweet and sour pork ribs and lychee pepper chicken as culinary highlights.

In full, Northern Virginia’s top 10 restaurants for 2026 are:

“What stands out to me year after year is the diversity of Fairfax County restaurants,” Alice Levitt, a contributing food critic for the magazine, said in a statement to FFXnow. “From Korean to Greek, our Top 10 speaks to that amazing variety.”

Elyse is one of 12 restaurants that are new this year to the Top 50 Best Restaurants list, which will be unveiled in full next week. While the remaining restaurant names are being kept under tight wraps for now, Brown says the ranking features a total of 21 Fairfax County restaurants, including four first-timers.

The full 50 Best Restaurants list will become available online next Wednesday, Oct. 21, before appearing in print as part of the magazine’s November issue, which will hit newsstands on Oct. 23.

County board takes steps to boost redevelopment in Fairfax Center corridor

The Fairfax County Board of Supervisors on Tuesday (Oct. 13) approved comprehensive plan amendments that could lead to the redevelopment of key parcels near the intersection of I-66 and Route 50.“These plans have all really come as a result of I-66. The Fairfax County Board of Supervisors on Tuesday (Oct. 13) approved comprehensive plan amendments that could lead to the redevelopment of key parcels near the intersection of I-66 and Route 50.

“These plans have all really come as a result of I-66. It increases the development potential,” said Springfield District Supervisor Pat Herrity, whose district contains one of the three parcels.

That parcel is known as Land Unit K, totaling 129 acres in the Fairfax Suburban Center area just east of I-66 and Route 50.

The site currently is home to a mix of office buildings, light industrial operations, multifamily housing and a hotel. It is surrounded by residential development to the north; the Fairfax Court shopping center, offices and townhouses to the south; and townhouses, multifamily units and commercial properties in Fairfax City to the east.

Waples Mill Road runs north-south throughout the site, which has been undergoing a phased planning study since 2023.

Under the staff proposal, a new development scenario allowing for 1,341 multifamily units, 20,000 square feet of retail and about 400,000 square feet of office space would be permitted as an option across the site.

Both county planning staff and the Fairfax County Planning Commission supported adding the development option. The 10-0 vote by the Board of Supervisors paves the way for property owners to develop plans for future submission to county officials.

“I look forward to seeing how this land area develops,” Herrity said.

Redevelopment of another parcel within Land Unit K is moving forward, with a developer seeking to raze the existing High Ridge office building at 3877 Fairfax Ridge Road, replacing it with 400 residential units.

In a second action, supervisors voted unanimously to allow a site-specific comprehensive plan amendment impacting Sub-Units J1 and J2, immediately south of Unit K on the southern side of Route 50.

The parcels in the sub-units currently are home to 914,000 square feet of office space, 186,000 square feet of retail space and 91,000 square feet of vacant land, bordered by Ridge Top Road to the west and Fairfax City to the east.

As part of the plan amendment, two property owners within the larger parcel requested and were granted land-use changes for planned development.

Owners of other parts of the parcel, including the Fairfax Court shopping center, have expressed interest in long-term redevelopment but have no specific proposals on the table, county planning staff said.

One of the two sites targeted for more immediate redevelopment options is located at 4035 Ridge Top Road. Totaling 6.78 acres, it currently is home to just under 200,000 square feet of office space plus structured parking.

The owner, Crown Ridge LLC, seeks to build 128 traditional and stacked townhouses on the site, with a half-acre, publicly accessible urban park and playground in the center.

Under its preliminary plans, the project would be phased in, beginning with 54 stacked townhouses and the park, while retaining an existing office building and the parking garage. Future development, including 74 attached townhouses, would follow later.

Under a separate proposal considered at the same time, the owner of a 2.1-acre site at the southwest intersection of Route 50 and Waples Mill Road has proposed building a three-story self-storage facility coupled with an urban park space and artist studio.

As part of the project, part of the site would be transferred to the Virginia Department of Transportation for improvements to the Route 50 and Waples Mill intersection.

Both sites are located in the Braddock District. Rachna Sizemore Heizer, the district supervisor, praised the property owners for thinking creatively.

“It is all part of the envisioning of the Fairfax Core area as a mixed-use, residential [area] with placemaking and walkability,” she said.

“It was really important to me that these parcels fit that,” Sizemore Heizer said.

Supervisors voted 10-0 to support the site-specific plan amendment, allowing the development plans for the two sites to move forward to their next phases.

Both projects had the support of county staff and the Planning Commission. A later phase of the county study will evaluate the overall mix of uses and density in the broader J1 and J2 sub-units.

On Oct. 27, supervisors are expected to consider the third phase of the Fairfax Center Area Study, incorporating parcels largely to the west of the I-66/Route 50 interchange and spanning both Braddock and Springfield districts.

In early 2027, supervisors are expected to consider the second phase of a Fair Lakes planning study that will incorporate parcels even further to the west.

Fairfax County Seeks Tenants for The Commons Mount Vernon on Richmond Highway

Fairfax County is looking for business tenants to fill about 13,100 square feet of commercial space at The Commons Mount Vernon, the roughly $120 million redevelopment of the former Original Mount Vernon High School campus at 8333 Richmond Highway.

At the same time, the county and the Southeast Fairfax Development Corporation (SFDC) are offering businesses already operating along the corridor free promotion through a newly launched marketing campaign, ONE Richmond Hwy.

“Supporting local businesses means helping them find the right place to grow while also making sure customers know about the excellent businesses that call Richmond Highway home,” said JoAnne Fiebe, division manager for the Fairfax County Department of Economic Initiatives. “The Commons and ONE Richmond Hwy approach that goal from different directions, but they share the same purpose: creating more opportunities for businesses and strengthening the Richmond Highway corridor.”

What’s available at The Commons

The public investment is turning the 22-acre campus into a 149,000-square-foot destination for business and community programs. Construction is scheduled to be substantially complete in early 2027, though move-in dates will depend on individual lease negotiations and each tenant’s buildout needs.

Two commercial spaces are on the market, and both can be subdivided:

The county says it’s interested in a wide range of tenants, including technology and professional-services firms, retailers, food and beverage businesses, creative enterprises, education and workforce-development providers, health and wellness operators, and nonprofits with the experience and financial footing to operate successfully.

Those tenants will share the campus with planned education and workforce-development programs, early-childhood services, teen and senior programs, visual and performing arts, recreation, community events, meetings and conferences, and business-support services.

Interested businesses can review the spaces and submit an inquiry at sfdc.org/commons-lease-space. The property is also listed on LoopNet.

Free promotion for corridor businesses

For businesses already on Richmond Highway, ONE Richmond Hwy is meant to help them hold on to customers as major infrastructure work reshapes the corridor. The campaign showcases local businesses, people, food, culture and destinations through professional photography, videos, business stories, digital advertising, social media and community partnerships.

Through the campaign’s new Get Involved page, businesses and organizations can share their information, express interest in being featured and connect with future promotional opportunities at no cost.

Mount Vernon District Supervisor Dan Storck tied both efforts to the corridor’s coming bus rapid transit line.

“As Richmond Highway continues to evolve and prepare for ‘The ONE’ Bus Rapid Transit system, we need to support both the businesses already here and create opportunities for new businesses to put down roots and grow here,” Storck said. “The Commons Mount Vernon will also provide opportunities for new businesses and spaces along Richmond Highway.”

SFDC is a nonprofit economic-development organization focused on the Richmond Highway corridor, working on business retention and recruitment, commercial revitalization, placemaking, arts and marketing.
