Ashley Furniture’s Lathrop footprint could soon be getting a lot larger.

And it will include the largest Ashley Homestore in the region coming in at 110,000 square feet — just 6,641 square feet less than the Living Spaces showroom in Manteca at Union Road and the 120 Bypass.

When the Lathrop Planning Commission meets on Wednesday during a special meeting at Lathrop City Hall – the meeting is scheduled to begin at 7 p.m. inside of the Council Chambers at 390 Towne Centre Drive – they’ll be considering approval of a plan for the furniture company to construct a 1.5 million square foot warehouse at the corner of Dos Reis and Manthey Roads.

According to the staff report prepared for the commission, Ashley Furniture currently operates a warehouse facility and store on the opposite side of I-5 in the Crossroads Industrial Area and the company believes it has outgrown the 525,000 square foot concrete tilt-up building that was constructed in 2018.

Based on the plans that the developer of the nearly 90-acre site located within the Central Lathrop Specific Plan submitted for consideration, the new complex will include a 24,000 square foot office facility, a showroom and Ashley Homestore measuring just over 110,000 square feet, and 1.35 million square feet of warehouse space to allow the distribution center to serve as the hub supplying multiple Western States.

By comparison, the Wayfair distribution center in Lathrop has 1.1 million square feet.

Last year the Lathrop City Council approved the update for the city’s General Plan that changed the zoning in the area north of Dos Reis Road from residential and commercial to light industrial – making the Ashely warehouse proposal the first large industrial project that in that area that has come before the council since approving the change.

While the parcel would occupy a large portion of the land between the back side of Lathrop High School and the Manthey Road border with I-5, the project does not extend all the way back to the abut the school site – leaving a buffer between the eastern edge of the school and the currently open land beyond the school’s baseball and softball diamonds.

If the commission were to approve the proposed project and it were to be constructed as outlined in the staff report, the company’s existing building in the Crossroads Industrial Area could be sold or leased to another company.

In what is the most amount of Tesla Megapacks I've ever seen at one time, a flyover revealed 258 Tesla Megapacks as counted by a flyover drone. There were 74 Tesla Megapacks on the other side of the factory, for a total of 332.

That is an incredible amount of Tesla Megapacks which have a total cost of about $2.1 million per pack (including installation) for the highest end Megapacks, meaning this bundle of Tesla Megapacks is worth about $540 million (or more) or over half a billion dollars.

It will be interesting to see who the customer is for this, but I imagine that Utility companies across the U.S. and Canada are currently the prime market for the Tesla Megapack.

There is a wait time of about a year for the Tesla Megapack, and it requires a $1,000 non-refundable reservation deposit.

There are 2-hour and 4-hour duration Megapacks, with the 2-hour duration having 1,927 kW / 3,854 kWh per Megapack and a round trip efficiency of 92%. The 4-hour duration have 979 kW / 3,916 kWh per Megapack and a round trip efficiency of 93.7%.

The dimensions are 347 in. wide, 65 in. deep and 110 in. tall and one weights about 84,000 lbs. max.

During the day, the utility company can then sell that energy to customers at a higher cost than it was to fill up the Tesla Megapack batteries. The cost difference is profit for the Utility company. Will Tesla energy offer any additional products besides the Megapack, PowerWall, and Solar Roof? I don't think we'll see anything anytime soon. The only thing I could think of that Tesla energy might get into in the future is building large solar arrays. But, Tesla would have to have a new factory designated to this purpose.

An astounding 376 Tesla Megapack batteries were recently sighted at the electric vehicle maker’s Megafactory in Lathrop, California. The size of the Megapack fleet suggests that the production of the flagship batteries is running smoothly.

Tesla’s Megafactory is specifically designed to produce the Megapack. Being the company’s largest battery storage unit, the Megapack is designed for grid use, and it has successfully been deployed in key projects in Australia and the United States, among others. Tesla offers two variants of the Megapack: a 2-hr version that offers 1.9 MW of power and 3.9 MWh of energy and a 4-hr variant that offers 1 MW of power and 3.9 MWh of energy.

The Megapack fleet was captured on video by Tesla watcher Met God in Wilderness, who has been observing the activities in the Fremont Factory and Lathrop Megafactory for some time now. During a recent flyover, the drone operator noted that he was astounded at the number of Megapacks in the Lathrop Megafactory’s staging area. From the video, one could see that there were about 376 Megapacks around the Megafactory complex.

As noted by members of the Tesla community, such a number of Megapack batteries could represent an estimated $600 million in revenue for the company. For context, the Megapack is listed with a price of $2,000,010 for its 4-hour variant including installation, and $2,254,300 for its 2-hour version with installation. Without installation charges, the 2-hour Megapack is listed with a price of $1,465,090, while the 4-hour version is listed with a price of $1,388,760.

Tesla noted in its Q2 2023 Update Later that energy storage deployments are increasing, thanks in no small part to the Lathrop Megafactory’s ramp. The facility, after all, is still in its early stages, considering that it has a target output of 10,000 Megapack batteries annually.

“Energy storage deployments increased by 222% YoY in Q2 to 3.7 GWh, another strong quarter due to the ongoing ramp of our first dedicated Megapack factory (Megafactory) in Lathrop, CA. Tesla Lathrop Megafactory spotted with 326 Megapack batteries

The Tesla Megapack battery could be considered as one of the rising stars of the company. During the fourth quarter and full year 2023 earnings call, Tesla executives highlighted that the growth of Tesla’s energy storage business would outpace the growth of the company’s automotive division this year. A lot of this growth would be due to the Megapack battery, Tesla’s flagship energy storage product.

The Tesla Megapack battery is the company’s largest energy storage system. Designed for grid-scale projects, the Megapack is offered in two configurations: a 2-hour version offering 1.9 MW of power and 3.9 MWh of energy and a 4-hour variant delivering 1 MW of power and 3.9 MWh of energy. The Megapack has been quite successful so far, with the energy storage device being deployed in high-profile projects such as the 182 MW/730 MWh installation in Moss Landing, California, to the 150 MW/300 MWh system in New South Wales, Australia.

With installation charges, the 2-hour variant is priced at $2,081,060, while the 4-hour variant is priced at $1,865,370. Without installation charges, the 2-hour Megapack is priced at $1,278,860 and the 4-hour variant is priced at $1,227,090. Tesla’s estimated annual maintenance cost for the Megapack battery is $8,830, with the cost rising 2% per year.

The Tesla Megapack is primarily built in the Lathrop Megafactory in California, though another Megafactory is poised to be built in Shanghai this year. And as per a recent drone flyover from Tesla watcher Met God in Wilderness, who has been conducting drone flyovers of some of Tesla’s California facilities, it appears that the Lathrop Megafactory is currently hard at work producing the grid-scale batteries at scale.

At the time of the Tesla watcher’s drone flyover, a total of 326 Tesla Megapacks could be seen on the premises of the Megafactory. That’s quite a lot of Megapacks, with Tesla watchers estimating that the batteries in the facility’s holding lots are likely worth over $500 million. Considering that Megapacks are designed for easy transport and installation, it would not be surprising if many of the batteries that were spotted in the drone operator’s flyover were delivered within the present quarter.

The past year was a period of milestones for Tesla Energy, with deployments seeing a 125% increase compared to 2022. As per Tesla CFO Vaibhav Taneja, the company’s energy storage business is also seeing a rise in revenue. “Our energy storage business had another record year with deployments more than doubling and revenues increasing by more than 50%. This business is poised to again surpass our auto business in terms of growth rate in 2024. This has been in the works for quite some time with us laying the foundation a few years back by building our Mega Factory in Lathrop,” Taneja said during the Q4 and FY 2023 earnings call.

JLL Capital Markets announced that it has arranged the $51 million construction takeout financing for Mossdale Landing Apartments, a recently completed, Class A, 204-unit, garden-style apartment community located in Lathrop, California.

JLL represented the borrower, Mossdale Landing Owner LLC, a company comprised of Rubik Built, Wright Equities and The Grupe Company, to secure the three-year bridge loan through MF1 Capital.

Completed in summer 2023, the 10-building Mossdale Landing Apartments features one-, two- and three-bedroom units with high-end interiors, spacious private balconies/patios and in-unit washers and dryers.

Situated at 18008 Golden Valley Pkwy, Mossdale Landing is located on a 9-acre site along Highway 5 and is just two miles from the regional ACE rail station, allowing an easy commute to the major employment hubs in Bay Area. Numerous top employers are within a 10-minute radius of the site, including Kaiser Permanente, Tesla and Amazon. The property is also just a two-minute drive from the 185,000-square-foot Lathrop Towne Center retail development and the under-construction retail at Lathrop Marketplace, along with several other large retail centers and parks. It also borders the 5,000-acre River Islands community development, which will consist of 11,000 homes, a town center and an employment center that will provide thousands of new jobs for residents.

The JLL Capital Markets Advisory Team representing the borrower was led by Senior Managing Director Jeff Sause, Director Lillian Roos and Analyst Jalynn Borders.

“The sponsor team has done an exceptional job delivering highly amenitized, Class A product into the supply-constrained submarkets of the Central Valley, exemplified by the impressive leasing demand at Mossdale and their other nearby projects,” said Roos.

Targeting to break ground in mid-2024, this ambitious project aims to combine the North Dallas suburb's historic charm with innovative urban design, positioning the city as a premium destination for locals and visitors for years to come.

Presidium, a diversified real estate development, investment and management firm, has announced that the site plan for the Presidium Cotton Mill mixed-use development has received conditional approval from the City of McKinney, Texas.

To accommodate the exponential growth the area has been experiencing, plans for Presidium Cotton Mill will add to the recent success of the area led by the Casey Family by developing complementary infrastructure around the existing Cotton Mill. The project will span approximately 28 acres and is poised to feature approximately 200,000 square feet of Class-A office space and over 1.2 million square feet for multifamily residences.

“Taking on a project of this magnitude would be nearly impossible without the collective insight and dedication of the McKinney community, especially the Casey Family, Eastside Pastors, Parks and Recreation, and the McKinney Economic Development and Community Development Corporations,” said Josh Eames, Presidium’s President of Development. “We look forward to honoring the Cotton Mill’s legacy while laying the foundation for McKinney’s vibrant future.”

Ranging from five to seven stories in height, the four multifamily buildings will collectively bring approximately 1,200 apartment units within the next six years. With more than 9,000 square feet of amenity space per multifamily building, residents will enjoy an array of luxurious offerings, from a beach entry pool and grilling stations to state-of-the-art fitness centers, co-working spaces, game rooms, lounge areas and more. Additionally, the design includes 27 townhome-style artist lofts, which will beautifully accentuate the southern border of the development.

Beyond the economic benefits, which include a projected total economic impact of $933M and a tax revenue generation of $38M for the City of McKinney, the development underscores a commitment to enhancing community life.

The multi-phase mixed-use development is slated to be fully complete in February 2030, with phase one consisting of a wraparound five-story multifamily building that will bring nearly 260 of the planned residential units. With a combined goal of fostering a ‘live, work, play’ environment, Provident General Contractors, O’Brien Architects, Ink & Oro and Kimley Horn will help bring the project to life.
