A proposal for Lane’s Ferry Landing was submitted to the Pender County Technical Review Committee on Sept. 4 by HCT Pender, LLC and River Rock Farm, LLC. The listed applicant is C. Heide Trask Jr.
While the newest proposal recently submitted, planning for Lane’s Ferry Landing goes back to at least June 2017, when the first proposal was approved by the county.
The plans have again been modified. According to the application from Paramounte Engineering, the updated proposal consists of 2,420 single-family detached units, 125 single-family attached units (townhomes), and 205 multi-family units.
Compared to 2020 plans, the 2025 proposal includes about 300 more single-family detatched units and 80 more multi-family units, but around 330 fewer townhomes.
The proposal also includes around 10 acres of land for commercial use.
Paramounte Engineering’s application states that Lane’s Ferry Landing will have three resort style amenity centers, walking trails, and numerous neighborhood parks, as well as “a pedestrian-friendly network of tree-lined streets and sidewalks.”
According to the proposal, Lane's Ferry Landing surrounds the intersection of N.C. 210 and Mooretown Road. The site is bordered by the Northeast Cape Fear River to the east.
Development of Lane's Ferry Landing will come in multiple phases.
Plans for a church complex and possible convenience store move forward in Hampstead
Phase 1, which will include 514 units, has already received preliminary approval from the county. Phase 1 accounts for all the development north of N.C. 210.
Site plans for Phase 1 include stormwater and amenity ponds, designated buffer zones for adjacent wetlands, as well as amenity areas and walking trails.
The preliminary plat application for Phase 1 says "a traffic analysis is approved and required approvements will be installed as approved."
According to the census, the total population of Rocky Point was 1,476 in 2020. If fully approved, Lanes Ferry Landing will bring nearly twice that many new homes to the community.
