That remedy is an incentive program with strings attached. For example, any business moving into storefronts in the year-old Sky Building can score tens of thousands of dollars as incentives. At MADabolic Oakland Park, coaches teach strength-building fundamentals, but what's happening around the gym is fueling sky-high expectations for growth.
"They've done a lot to just give us a foundation to start on that's really manageable," said owner Zach Eggen, "and we've been able to take a business that generally doesn't grow super fast."
MADabolic Oakland Park is one of the first business tenants in the Sky Building, located along Dixie Highway. It's the first step in city leaders' plan to rejuvenate downtown Oakland Park, but with less than 50,000 taxpayers and no special tax to buy redevelopment, staff launched an incentive program to attract small startups. Those who move in and create new full-time jobs are reimbursed up to $40,000.
Neysa Herrera, the CRA and economic director for the City of Oakland Park, oversees that grant.
"It's a win for the community, because we are creating and bringing new jobs to the area," she said, "bringing new services and amenities, and it's a win for the local economy as a whole."
Nir Shoshani's company owns the Sky Building, and said it's a critical program for getting tenants in Broward County.
"Without it, it would have made other areas more attractive," he said.
The program is now on the verge of adding its third business, and it's happening as the SBA is redefining what "small business" means. The proposal allows bigger companies to qualify for SBA loans and programs. Right now, the SBA considers fitness centers with less than $17.5 million in annual revenue as small businesses. Under the proposed changes, those making almost three times that amount are also considered small businesses. An agency spokesperson said that current size standards led to a 50% decline in small businesses over the last 15 years, and that changes would reward growth and strengthen the economy.
"It's been tough for a couple years now, honestly," Eggan admitted. He said he found no better place than downtown Oakland Park, and the city's Sky Building Incentive Program is no small part of that for him.
That pilot program is still accepting applications, and city staff said that if the storefronts fill up, the program could expand across the city.

Fire Station 20 is getting a lot of attention. This year it is getting “hardened” to better withstand storms. Improvements include new windows, doors, roof, and a generator. These measures serve as a safety bridge until the new building opens in 2029.
Some projects will be completed over the next few weeks. The library will have its ribbon cutting during the city’s Penultimate All American Picnic on July 3. Stevens Field improvements, which include new LED lighting, restroom building, and better drainage, should be finished July 17.
Greenleaf Park will open in August, while the Royal Palm Trail widening and lighting should also be completed this summer.
Other projects are still in the permitting and design phases and won’t be finished until the 2030s.
Mayor Steve Arnst was on top of all the projects and wants more details before moving ahead. He also urged caution regarding the Cherry Creek dredging project planned for next year.
“Talk to the neighborhood before we do this,” he said, noting it’s an environmentally sensitive area. “I don’t want to get caught behind like we did on 13th Ave.”
Arnst is referring to the sidewalk and drainage project that caught neighbors off guard and saw the city reclaim the swale and right-of-way that had been used by residents for parking for decades.
Many of the projects are partly funded by grants. Marrero said the city has obtained more than $70 million in grants over the past several years.

OAKLAND PARK, FLA. (WSVN) - A dream of homeownership is becoming a reality for 10 South Florida families, thanks to Habitat for Humanity of Broward and a generous group of supporters, donors and all-women volunteers.
Families gathered at the Oakland Park site for a ceremonial groundbreaking on Thursday, marking the start of construction on what will become Moss Estates, a Habitat for Humanity community named in honor of donors Bob and Sandra Moss.
For future homeowner Tashierra Richardson, this day is very meaningful.
“I literally prayed to be in this lot. My church is down the street, my job is down the street, my son gets somewhere to call home. Having a community here to build with is just overwhelming,” she said.
Richardson, along with nine other families, will soon move into the three-bedroom homes being built on the property.
The development is made possible through donations and volunteer support, including contributions from local companies like WSVN-7, ABC Miami and Publix.
The project will also feature an all-women volunteer build. During Thursday’s event, Habitat for Humanity of Broward’s Nancy Dale encouraged volunteers to embrace the theme.
“And I’d like to see a little more pink out here, because that’s what you’re going to wear when you’re all out here working,” she said.
Speaking to 7News about the project, the Moss family said their own experience with obtaining homeownership inspired them to give back to the community.
“We lived in my parents’ home when we first got married, and then we moved to some other locations and rented, and so we were very excited to buy our first home and, like every young couple, we didn’t have the money for the down payment, but thank goodness somebody helped us out,” said Bob.
“And I think that God has blessed us in many ways, and we should share and give back,” said Sandra.
Publix is also donating to the great cause.
“Publix Super Markets Charities has donated dollars for several years to support affordable housing and give families a chance,” said Robyn Hankerson-Printemps, community relations manager at Publix.
The families selected for the homes had to apply and meet several qualifications. They will also contribute what’s known as “sweat equity,” putting in work toward building their future homes before taking possession.
Officials at Habitat for Humanity of Broward say the investment is about more than providing families with a place to live, but also about strengthening the surrounding neighborhood.
“These folks are gonna come in here, they’re gonna improve this neighborhood, they’re gonna make it better, which makes it better for all the neighbors,” said Ray Berry with the Habitat for Humanity of Broward.
As for Richardson, the opportunity represents stability and a place her teenage son can call home.
“This is somewhere where I can teach him stability, something I can leave for him. So, that was my biggest thing. This is really for him,” she said.
Hundreds of female volunteers are expected to take part in the construction starting in October. The entire community is expected to be completed in a year.

New Broward Health facility will be the first ER for City of Sunrise
Sunrise, Florida – Broward Health leadership and physicians, elected officials and the community gathered yesterday to celebrate the opening of the freestanding Broward Health Sunrise Emergency Room that offers quicker access to high-quality treatment and often shorter wait times for residents in western Broward County.
This is the first freestanding emergency room in the City of Sunrise and is the second Broward Health has opened in June. The first freestanding emergency room opened in the City of Lighthouse Point earlier this month. Together, the new freestanding emergency departments reflect Broward Health's ongoing commitment to bringing lifesaving care closer to the communities it serves.
Located at 9001 W. Oakland Park Blvd., the new 16,000-square-foot, state-of-the-art Broward Health Sunrise ER delivers the same level of expert care as a hospital-based emergency department, with the convenience of a neighborhood location.
“Broward Health continues to make significant investments in the health and well-being of our community,” said Broward Health President & CEO Shane Strum. “Sunrise has long been considered a medical desert, lacking necessary medical services for the residents who call Sunrise home. Not anymore. We are providing the residents of Sunrise and neighboring communities with convenient access to advanced emergency care and the trusted expertise of the Broward Health team close to home.”
Open 24 hours a day, seven days a week, 365 days a year, the Broward Health Sunrise ER is fully licensed to provide emergency care for adults and children. Key features include 15 private exam rooms, dedicated resuscitation rooms and advanced diagnostic imaging, including X-ray and CT services for both adult and pediatric patients. Individuals requiring hospitalization or specialized treatment will be seamlessly transferred to Broward Health's integrated network of hospitals, physicians and specialty services. Broward Health anticipates that nearly 15,000 emergency patients will be treated at the new facility annually.
The project is also expected to generate more than $10.8 million in economic activity while creating dozens of full-time jobs.

It also strengthens the seamless continuity of care Broward Health provides across our entire healthcare system.”
Broward Health is significantly expanding access to care and reshaping the healthcare landscape across the county with five new medical centers and several major projects currently underway, including a 12,000-square-foot freestanding emergency room at Holiday Park adjacent to the YMCA Family Center, also under construction. The project is in partnership with the City of Fort Lauderdale. Scheduled for completion in 2027, the facility will uniquely combine comprehensive emergency medical services with community health and wellness programming.
The freestanding emergency room was designed by HKS Architects, built by Skanska and developed with Concord Healthcare Development serving as the owner's representative.
Together, these projects represent Broward Health’s significant investment in the future of healthcare in Broward County, expanding access, enhancing technology and meeting the needs of a growing population.
