If there is a sushi you desire, Masami probably serves it. This chaotic but homey little spot is great for smaller groups. Nigiri is the go-to sushi style here, and it serves an array of Japanese entrees, including grilled salmon, shrimp tempura, and a lot of soba and udon soups. The appetizer menu rolls just as deep as the sushi options.

Enjoy a thoughtful and beautiful dining experience at this Thai restaurant — or stop by for its Thai tea service on Saturday afternoons. It has an extensive menu of curries and fried rice alongside the Thai staples of stir fry and spicy eggplant, Thai black pepper beef, and spicy string beans. The stars are in the chef’s specials, from volcano chicken and shrimp to goong op woon sen.

Rolls of injera accompany plates of kitfo (spiced steak tartare), tibs (marinated meat cubes), and yebeg wot (lamb marinated in berbere sauce) at this no-frills spot. The well-loved Ethiopian dish doro wot (chicken simmered in berbere sauce) is a menu highlight, and for those new to the cuisine, a Taste of Ethiopia platter is available.

Identifiable by the iconic metal trays this tiny restaurant uses to serve thali, this place specializes in Gujarat and Rajasthan cuisine with some dishes more well-known in the West, like chaat, puris, and samosas. As the name indicates, it is vegetarian. There is limited seating, so expect to wait during its busiest hours.

Want Nashville hot chicken and need it to be halal meat? Ricky’s is the place. The heat rating goes from “no heat” (which is actually just a tiny hint of heat) to Xhot with ghost and scorpion peppers and A-bomb with reaper peppers. Choose wisely.

Looking for the city’s best dim sum service? This is it. Eyeball the carts filled with baskets upon baskets of dumplings, rolls, buns, balls, and cakes, which are available all day. Or order full dishes from the menu of Chinese options and clay pot entrees.

This Richardson favorite is an excellent place to find kebabs, hummus, tabbouleh, and falafel, especially during Afrah’s weekday all-you-can-eat lunch buffet. Be sure to finish the meal with baklava, kanafeh (sweet cheese pastry), or other freshly baked sweets.

Some of the best Neapolitan pie is now available in Richardson, as the owners of this Downtown spot open a second location in the city. It also serves fantastic pasta dishes, including a signanture lasagna Napoletana with smoked mozzarella, meatballs, ricotta, and meat sauce.

A commercial campus anchored by State Farm Insurance in a Dallas suburb has sold to the former owner of the Phoenix Suns in what's touted as the nation's priciest suburban office deal this year.

The 2.2 million-square-foot campus called CityLine in Richardson, Texas, is made up of four office buildings leased by State Farm Insurance at 1150 State St., 1201 State St., 1251 State St. and 1415 State St., and includes 120,000 square feet of ground-floor retail space and a nearly 42,000-square-foot medical office building at 3661 N. Plano Road.

The CityLine portfolio sold to 3Edgewood Real Estate, a Paradise Valley, Arizona-based entity affiliated with Robert Sarver, the former owner of the NBA's Suns, for $580 million, according to real estate professionals with knowledge of the deal.

The sale comes as office properties across the country have been hit by low demand after the pandemic spurred remote work policies among employers and cutbacks by companies in response to a weaker economy with higher interest rates. The deal provides a sense of the shifting values for the property type.

The deed for the CityLine deal was recorded Tuesday in Collin County, and the deal closed just a few days shy of the due date for a loan totaling more than $450 million secured by the property. CoStar data shows that he CityLine campus traded for less than it did when it was last sold about seven years ago for about $822 million.

Other top known office sales this year include the $998 million acquisition of a 49.9% stake in 245 Park Ave. in New York City, the $490 million purchase of One Liberty Plaza in New York City and the $305 million sale of Liberty Crossing 1 in Fairfax, Virginia, according to CoStar data.

State Farm Mulls Real Estate Needs as US Sublease Space Reaches Record Levels

The CityLine campus, located about 18 miles north of downtown Dallas in Richardson, is the largest known suburban office deal this year, according to CoStar data. However, some states like Texas are non-disclosure states and real estate prices are not made public.

The Dallas-Fort Worth region, the nation's fourth-largest metropolitan area with more than 7.8 million residents, has seen a slowdown of capital markets activity like the rest of the United States as an uncertain economy, the rising rate of debt and future of office space remains a concern among real estate investors.

Loan Maturity

The CityLine portfolio sold ahead of an upcoming loan tied to the property coming due Nov. 6, according to a mid-October report from credit rating agency Kroll Bond Rating Agency. The loan, current as of last month, had an outstanding principal balance of $452.3 million with a fixed interest rate of 2.785% with no extension options available. The credit rating agency placed the CityLine portfolio on its watch list ahead of the upcoming loan maturity.

About 95% of CityLine's total base rent comes from leases with State Farm Insurance, KBRA said in its report. State Farm Insurance's four triple net leases have expiration dates ranging from eight to 18 years beyond the loan term with renewal options of up to 20 years. None of the leases have early lease termination options.

State Farm Insurance previously told CoStar News it is considering subleasing some of its real estate on the campus.

The contracted leases with high-quality tenants as well as potential for "significant upside opportunities" made this a sought-after deal by investors, said Chris Murphy, a vice chairman in Newmark's Dallas office, in a statement. Newmark represented the sellers in the deal.

According to KBRA, the borrowers on the debt were South Korea-based Mirae Asset Global Investments with 94% of the loan and Transwestern Investment Group with 6% of the loan. Mirae Asset Global Investments, in partnership with Transwestern Investment Group, acquired the CityLine campus from Dallas-based developer KDC in 2016.

The proceeds from the $580 million sale to 3Edgewood Real Estate are expected to be used to pay off the loan in full, according to KBRA. Representatives for Mirae Asset Global Investments and Transwestern Investment Group didn't immediately respond to inquiries for a comment from CoStar News.

CityLine's new owner, 3Edgewood Real Estate, filed an application last month with the Texas Secretary of State to conduct business in Texas as the management company of JFSF Edgewood, a newly formed entity tied to Sarver, according to public records. Sarver did not immediately return an interview request from CoStar News Wednesday.

Sarver co-founded Southwest Value Partners, a real estate development company based in San Diego, in 1990. Southwest Value Partners did not immediately respond to a request to comment from CoStar News.

Sarver sold the Phoenix Suns and the WNBA's Phoenix Mercury basketball teams at the end of 2022 for about $4 billion.

Why did Pappas Restaurants decide to purchase the property, considering the Como Motel hasn't always made the greatest neighbor, due to some of the people that were attracted to it?

Christina Pappas, Pappas Restaurants' director of marketing shared an email on Tuesday, September 12 that read:

"Our primary goal in purchasing the property is to make the area more secure for the safety of our guests, team members, and neighbors. We have yet to formalize any plans for development or demolition and are interested in hearing proposals for developing the property."

Well, that is definitely encouraging news. So although there are no formal plans yet, it's nice to hear that, despite its sometimes less-than-spotless past, this Richardson, Texas icon is safe.

I wonder what it will become. I guess we'll wait and see.

At its Nov. 13 meeting, City Council approved the fees for renting out the future course, one of the final steps before it opens in the recently renovated Breckinridge Park.

“I'm happy that we have one more [amenity] option in our city,” Mayor Pro Tem Arefin Shamsul said at the meeting.

In a nutshell

The park was one of three considered in the city. Chosen for its amenities, space and minimal environmental impact, it will soon be home to an 18-basket disc golf course, set to soft open around the Thanksgiving holiday, according to a presentation by newly appointed Parks and Recreation Director Yvonne Falgout.

Designed by Eric McCabe, a Professional Disc Golf Association world champion, the 35-acre course will feature baskets of par 3 to par 4 that range from 175-728 feet. Work began on the project in August, after city approval and hosting multiple tournaments at a temporary site at Breckinridge over the past three years, Falgout said..

“If you hire the right consultant, that name recognition helps promote your course as well,” Falgout said at the meeting. “People will travel because of who your builder is, and we’re fortunate enough to get a consultant who is highly reputable and very well known in the industry.”

What you need to know

The new course will be open to the public from sunrise to sunset seven days per week. In the first year, city staff plans to host at least three tournament-style events and rent out the course and two existing pavilions at the park for $250 for a five-hour period. However, in order to determine engagement and to keep the course open for players, city staff plans only allow five resident-only rentals in the first year.

“We want to allow for limited course rentals because we want to be cautious of not taking the course offline too frequently,” Falgout said. “We want to make sure during those peak hours that general users have the opportunity to play the course.”

A ribbon-cutting ceremony is currently planned for Jan. 6.

What to expect

Expected revenue—at $250 per rental slot—for the city in the first year is only $1,250. Funding for the project, one of those identified in the City Council’s goals that were recently passed, is expected to cost around $32,000, which includes the placement of tee boxes, baskets and signage around the park indicating the direction of play and providing safety awareness to other park users.

After opening the course, the parks and recreation department plans to host programming to boost awareness of the sport in the city, along with teaching fundamentals and etiquette, Falgout said at the meeting.

“The play is very sportsman-like and very courteous. ... That's one of the great things about disc golf players,” Falgout said.

The NRA has hired commercial real estate firm Colliers to lease and potentially purchase an office building in DFW for its new headquarters, according to a report.

In its hunt to relocate its headquarters from Virginia to Texas, the National Rifle Association has scoped out office space in Richardson that State Farm Insurance is trying to unload.

The NRA’s headquarters is currently in Fairfax, Virginia. The gun rights organization is searching for 200,000 to 300,000 square feet of office space to house its new headquarters, said Dallas-Fort Worth commercial real estate veteran Steve Triolet, senior vice president of Research and Market Forecasting Operations for Partners Real Estate.

“They’ve toured the State Farm facility in Richardson,” said Triolet, who is based in Dallas. “They’ve got it down to a shorter list where they have physically inspected properties. That doesn't mean that they will ultimately land in Richardson or Dallas-Fort Worth. They could go somewhere else in Texas.”

The NRA filed for Chapter 11 bankruptcy protection in early 2021 to reorganize its business and said it plans to register as a nonprofit in Texas. The association has been a registered nonprofit in New York for more than 150 years, even though its physical headquarters is in northern Virginia.

In May 2021, Judge Harlin Hale of the U.S. Bankruptcy Court in Dallas dismissed the NRA’s petition for bankruptcy reorganization, but the association said afterward it is still exploring a headquarters move to Texas, where it has more than 400,000 members. The group has more than 5 million members nationwide.

The NRA has hired commercial real estate firm Colliers to lease and potentially purchase an office building in DFW for its new headquarters, according to a June 20 report by real estate information service CoStar.

“Texas heads the list” for the NRA’s potential headquarters relocation, an association spokesman told CoStar in an email, according to the June 20 article.

Triolet said he thinks DFW is the frontrunner to land the NRA headquarters, followed by Houston, then San Antonio.

Illinois-based State Farm has four high-rise office towers in the large CityLine development at President George Bush Turnpike and Plano Road in Richardson and is looking ideally to sublease one or two of them to a single tenant per building, Triolet said. The buildings total more than 2 million square feet, and all four are about the same size.

“They don’t want to carve them up,” Triolet said. “They're looking for a user to take one or potentially more than one of those properties. That's hard to find.”

State Farm has far fewer workers in the CityLine buildings than before the pandemic and has publicly said it’s seeking to downsize its office footprint nationwide. Since the pandemic, the insurer has outsourced some jobs and adopted a more flexible office working environment in Richardson and nationally.

Triolet said that State Farm employees occupy less than half of the total space in the four Richardson towers on an average day.

“They could easily get rid of two buildings if they wanted to and they can find a taker,” he said.

The NRA has strong ties to Texas and its membership concentration in the state. The association will hold its 2024 annual meeting in Dallas next May and held its 2022 annual meeting in Houston.

The association has been embroiled in a legal showdown in New York since 2020, when Attorney General Letitia James filed a lawsuit against the organization. The suit alleges the NRA illegally diverted millions of dollars from the group's charitable mission to benefit senior leadership, close associates and friends. A trial is tentatively scheduled for this fall.
