McDaniel Farms fills niche between custom, spec homes in College Grove

Even though Kyle Creamer and his family are the only homeowners living in the newly developing McDaniel Farms off Arno Road in College Grove, he said it was the sense of community there that drew him in.“We looked in several neighborhoods out this way because we wanted to be away from the hustle and bustle a little bit,” Creamer said. “There were a lot of great neighborhoods, but this one has the character we were looking for. They kept the theme of the farm with the community garden and the walking trails and the mo...

Even though Kyle Creamer and his family are the only homeowners living in the newly developing McDaniel Farms off Arno Road in College Grove, he said it was the sense of community there that drew him in.

“We looked in several neighborhoods out this way because we wanted to be away from the hustle and bustle a little bit,” Creamer said. “There were a lot of great neighborhoods, but this one has the character we were looking for. They kept the theme of the farm with the community garden and the walking trails and the modern farmhouse architecture. It’s a cool little community already.”

McDaniel Farms’ developer is Signature Homes and although they have built in Williamson County before in communities such as Ladd Park in Franklin and Cromwell in Brentwood, this is the first community where they are the only builder, which allows them to control the aesthetics of the entire community.

“A huge advantage to being the sole builder is maintaining congruency throughout the community,” said Katie Wiles, affiliate broker with Signature Homes Realty LLC. “The expectations of the finished product are met because our style is evident. We don’t just build homes, we build communities.”

From the modern farmhouse elevations to the community garden, pool and hiking trails, Wiles said Signature was looking to fill a niche in the southern part of Williamson County by offering something different in the $500s to the $700s. Their goal was to have a product with similar features as the neighboring custom-built homes, while staying well under the $1 million price points offered in The Grove, King’s Chapel and Hideaway at Arrington.

“We brought what College Grove was missing,” Wiles said. “What sets us apart is the private, half-acre home sites, our sought-after amenities, and the unbelievable features we include and the changes buyers can make. We have really cool options like fourth-car garages and 90-degree stacking doors that bring the outside in.”

She added that McDaniel Farms was created for the buyer who wants the feeling of living on a farm, but doesn’t really want to maintain that or pay the high cost of acreage in the area.

“Here, most of our home sites back up to green space, so you can still have that feeling of the open range, and the budget to build your dream home.”

McDaniel Farms sits on 600 acres and will ultimately be 91 lots with prices ranging from the $500s to the $800s-plus. Phase one, which opened in December, consists of 43 roughly half-acre lots. Only five home sites and three designer homes remain in this section. Phase two, which will consist of 48 additional lots, is slated to be released this fall.

Features that come standard in McDaniel Farms’ homes include a 66-inch stainless refrigerator and freezer, double ovens, quartz and/or granite on every countertop, 12-inch-by-24-inch tiles in all wet areas, covered patios, 3-car garages, and full sod yard (front, sides and back) with a landscape package that includes a sizable tree.

Existing community features include two miles of hiking trails with an observation deck, 150-plus acres of open space, a community garden and a pavilion with outdoor fireplace. Additional amenities slated to open in 2019 include The Lodge, a 3,500-square-foot amenities center with fitness and yoga room, meeting areas, a beach-entry pool, movie lawn, playground, canoe launch and a pedestrian bridge over the Harpeth River. HOA dues are $100 a month.

Creamer said he took a chance buying the first house in the new community, but said Signature’s vision was so clear, he was willing to take a chance.

“What sets this place apart is it’s not just a neighborhood,” he said. “They are really selling a lifestyle out here.”

Husband and wife Bryan Todd and April Erb may have relocated to College Grove from Los Angeles, but they want you to know they aren’t your typical transplants. They grew up in Lancaster, Penn., and fell in love with rural Williamson County because it reminded them of all the things they loved about their hometown.

After learning that there wasn’t a great local coffee shop in College Grove, the couple started thinking about opening their own. What is under construction now is in the former College Grove grocery store space, but the only similarity between the two is the address. Just days before opening, the old grocery space looked like Joanna Gaines got ahold of it and worked her Magnolia magic in the old fixer-upper.

We sat down with the music producer and his wife to learn a little more about what’s coming to College Grove and what their goals are for their new business.

How did you both get to College Grove from Los Angeles?

Bryan: My other job is in the music business. I have been a music producer for 15 years. I started coming here on work trips. We now have three children and life has changed. I thought we should check Nashville out as a place to live. It’s pretty awesome. Something special is happening. I said to April, “Why don’t I go on a trip for work and you come with the kids the week after.” So, we did and we fell in love with what is happening here. We started looking at lots in November of that year and moved here the following June. That was 2016.

You came here for the music business, so how did you end up doing a small business out in College Grove?

April: I grew up with a family-owned business and enjoyed all of the things I learned from it. We wanted our children to learn that responsibility and work ethic, so we said, ‘Let’s come up with a local business idea.’ We were renting a house in College Grove at the time and I asked someone where the local coffee shop was. He said, “Ma’am, that would be your Keurig.” That stuck with us.

So Sip-n-scoop is going to be a coffee shop?

April: Originally, we wanted to do coffee, wine, ice cream and soups. That’s where the name came from. But because of the septic system out here and what we are allowed to do with zoning, we weren’t able to do all of that. We are still waiting on final approvals, but we are planning to do single-serve coffee, beer, New-York style pizza and a country-style food bar.

Bryan: We are calling it a specialty grocery store also serving local food. Think country charm with a sophisticated flair. What we wanted to do from the start was have a destination location. Someplace where everybody knows each other. We felt like College Grove could have that.

Are you able to sell wine?

Bryan: Not yet. College Grove is unincorporated, so it wasn’t included in the recent changes that allowed grocery stores to sell wine. But there is a referendum up for a vote in November and if that passes, we will be able to go to the county and apply to sell wine.

How did you find this space?

Bryan: At the time, this space was still College Grove grocery. We were looking at a space down the way a bit, but then we heard the grocery owners weren’t going to renew their lease, so light bulbs started going off.

April: We walked in the building and we knew if we were going to do this we were going to do it right. We hired an inspector. We gutted the space. It needed some major TLC, but we were up for it. We thought it was a great opportunity. The town needed it.

How did you decide what the space needed to look and feel like?

Bryan: We want our College Grove lifers to feel comfortable in here. This is their grocery spot. But we also want the new people coming into town to want to come here.

What has the response been as people have seen the renovations going on?

April: Everything has been positive. People walk in here and are shocked — in a good way. That’s what we wanted. We wanted to peel the layers back and have people see what an amazing place this is. It’s very exciting. It feels a lot bigger than us.

When do you plan on opening?

Bryan: As soon as we get our certificate of occupancy from the county. I’d love to get open in July. The septic has presented a lot of challenges, but the county has been great to work with. They know College Grove needs this.

The Nashville region’s hottest spot for luxury homes is nestled in the quiet countryside, but thanks to a location along the Interstate 65/840 growth corridor, it’s only minutes away from Franklin, Cool Springs or Murfreesboro.

College Grove, the rural southern Williamson County community that is home to The Grove gated country club community and the upscale Falls Grove neighborhood, is getting another luxury neighborhood. Developers are launching sales in Vineyard Valley, a boutique subdivision with just 68 home sites.

The surrounding area along 840 and Arno Road offers advantages that would be hard to match, said Randall Smith, president of Celebration Homes.

They include a “rural feel in the hills of Williamson County yet minutes to the city, less congestion, incredible views, quiet, open spaces, a … smaller community lifestyle,” he said.

Home prices in Vineyard Valley will range from the upper $500,000s to the $700,000s. The neighborhood is being developed by Celebration and Willow Branch Partners.

College Grove a desirable location

In nearby Falls Grove, Ryan Homes is building from the $400,000s. Homes by The Jones Co. are priced from around $539,000.

Homes in The Grove are priced from $1 million to around $3 million. The 1,100-acre community offers a Greg Norman Signature Golf Course and amenities including a full-service spa, fitness facilities, tennis, pickleball, trails, parks, equestrian activities and a restaurant.

The Grove hosted this year’s James Hardie Parade of Homes. Five builders — Stonegate Homes, Legend Homes, Hatcliff Construction, Luna Custom Homes and Trace Construction — presented custom luxury houses during the event. They ranged from 6,400 to more than 8,700 square feet.

“College Grove has the all the beauty of rural Williamson County in a location that’s 15 minutes from Cool Springs. We recently wrapped a successful Parade of Homes in The Grove where you get the best of all worlds with rolling hills combined with world class golf and amenities,” said Andy Ferguson, vice president of Legend Homes.

The Grove’s success proves that College Grove is a desirable location, said Smith.

“Nearby Arrington Vineyards also offers a nice amenity for the residents of Vineyard Valley to enjoy. Additionally the exceptional educational opportunities of Williamson County schools are always a value added,” he said.

The area is in the sought-after Page Middle and Page High School zone, which attracts young families. And, land prices are lower than in Franklin, Nolensville and other places in Williamson County, said Jen Lucy, director of sales for The Jones Co.

“Just minutes from Franklin but with a very secluded feel, College Grove has become Williamson County’s best kept secret until now,” she said.

Vineyard Valley has a 'quieter personality'

Falls Grove is a master-planned neighborhood with a multi-million-dollar amenity center that includes an oversized pool, a kids’ splash zone with automated soaking buckets and fountains, a fitness center, a putting green and tennis courts. The neighborhood has playgrounds and several miles of sidewalks. Home sites are also larger than in many other neighborhoods, said Lucy.

Vineyard Valley has a quieter personality. The neighborhood has nature trails, a stocked fishing pond and 50 acres of common space. Home sites are a quarter-acre to one-third of an acre, and all back up to the common area.

“Vineyard Valley is truly a peaceful community without the added expense of other communities,” said Bucky Ingram, president of Willow Branch.

Homes in Vineyard Valley will be customizable. Features include large covered porches, carriage garages and drive-through carports. Homes have balconies with views, spa baths, open rooms, gourmet kitchens with luxury appliances, tile, quartz and plank floor finishes, said Smith.

Ingram expects to see continued growth in College Grove.

“With the expansion of so much retail and commercial within 15 minutes of Vineyard Valley, it has provided people the ability to enjoy the quiet lifestyle of an exclusive boutique community … with the close convenience of shopping and work,” he said.

COLLEGE GROVE, Tenn. - Middle Tennessee Golf has added a state-of-the-art practice facility to one of the area's premier golf courses. The Blue Raiders cut the ribbon on their new building, built in partnership with and located at The Grove Club, Tuesday.

"Today, this celebration allows us to recognize the generous supporters who have made all of this possible," MTSU President Sidney McPhee said. "The completion of this project represents a strong commitment to our teams and a substantial investment in our golf program."

After breaking ground on August 15, 2020 the Middle Tennessee Men's and Women's Golf programs officially took residence of the $1.1 million facility, funded entirely through private donations, on Tuesday.

"[Our donors] have done a great, great thing," Director of Athletics Chris Massaro said. "And now our golf teams have even better opportunities to compete on a national scale. We expect to have more trophies and fill up these walls with more accolades."

The Blue Raiders' new digs feature three indoor hitting bays and an indoor putting green with multiple slope changes that will help the Blue Raiders perfect their game even in unfavorable weather conditions.

Two of the indoor hitting bays include TrackMan simulator studios that will provide players with real-time feedback on the distance, speed, and rotation of their shots and can simulate play on more than 90 courses. Just steps away are a players' lounge, locker rooms, training facilities and a study area.

"We are very excited to open this facility at The Grove," head men's golf coach Mark McEntire said. "The Grove is one of the premier golf courses in Tennessee and being able to call The Grove home will change the way we recruit, raise money and develop our players.

"The Grove hosts events like the [Korn Ferry Tour] Simmons Bank Open and the Tennessee Junior Cup [hosted by PGA Tour member Scott Stallings]. It attracts the best players in professional and junior golf. This is very exciting for us, and we're thankful we can join the family."

"We are beyond grateful to all of the great supporters we have in our golf programs and to all of the great players and coaches we have had who have helped make this possible," head women's golf coach Chris Adams said. "To have an amazing building like this with all the amenities on a championship golf course with great practice facilities sets our program apart from others from a recruiting standpoint."

"The building is big enough that it gives us the ability to use the TrackMan technology indoors while also getting to putt on a green that offers different breaks and not just your typical flat putt. I know the players are very thankful and excited to get to use the facility."

The facility was made possible by the efforts of Mark and Cindy Enderle, Mike Green, Brent and Vicky Clements, John and Gina Floyd, and others. The synthetic turf in all practice areas was installed by Goat Turf, located in Murfreesboro and owned by Blue Raider Baseball alumnus Tyler Burnett, while construction was completed by Shane McFarland Construction.

With a state-of-the-art practice facility located at the highly-rated Grove Club, Middle Tennessee Golf will now stand on par with some of the top programs not only in the state of Tennessee, but all of Division I golf in what it offers collegiate players to give them the ability to become top-ranked players.

The 18-hole, par 72 Greg Norman Signature course at The Grove offers fairways kept at tour heights, greens rolling at U.S. Open speeds and bunkers identical to those at the Tour Championship, providing a golf experience that is unparalleled in Nashville and Middle Tennessee.

Williamson County’s I-65 corridor is definitely where the action is when it comes to commerce, tourism, dining, shopping and entertainment.

From the northern border of Brentwood to Spring Hill straddling the Maury/Williamson county line, the green spaces that once separated the county’s largest cities are quickly disappearing.

But if you’ll take the time to follow the roads less traveled, specifically those that lead you to the county’s four official “villages,” you’ll discover beautiful landscapes, “Century” farms, homegrown businesses, country diners and a lifestyle that many who live closer to the interstate long for.

The villages – Leiper’s Fork and Grassland to the west, College Grove and Triune to the east – were identified by the county a decade ago as distinctive from one another but sharing similar traits, among them being crossroads communities of historic significance and located in areas with increased growth pressure.

Each now has its own specific Special Area Plan to guide its growth and help preserve its past. Details on all of these plans can be found at the county’s official website, www.williamsoncounty-tn.gov. Search “Villages” to learn about the processes used to devise the plans and who was involved in crafting them.

In the meantime, let’s take a little road trip to each of them in case you want to discover for yourself what the heart and soul of Williamson County is really like.

Leiper’s Fork

This small community that dates back to the late 1700s is one of Middle Tennessee’s hottest destinations, though it’s comprised of roughly 1,100 acres and about 650 residents. To some degree “the Fork,” is it’s affectionately called, owes its current popularity and exposure to the movie and music stars who call it home, among the current residents, Justin Timberlake.

With Old Hillsboro Road serving as its “Main Street,” the village hugs the scenic Natchez Trace Parkway to the northwest, and Leiper’s Creek to the south. In 1988, it was placed on the National Register as an official Historic District. Two large parcels of land, one at the village’s eastern border, the other on its west, are protected by the Land Trust of Tennessee.

Once known as Hillsboro, the village got its current name when a post office was established here in 1818. Turns out another Tennessee town already had laid claim to the name for official postal service. So Hillsboro became Leiper’s Fork, though many of its churches, schools and other landmarks still bear the Hillsboro name. Today, however, all mail delivered here carries a Franklin, TN 37064 address.

Hungry? Don’t look for frou-frou dining here. Instead, check out the Country Boy Restaurant (reportedly the oldest running diner in the county) and the original Puckett’s Grocery & Restaurant. Want to hear live music? Puckett’s and, on occasion, nearby Green’s Grocery both have you covered. Enjoy and collect fine art? Several of the county’s best fine art galleries, most featuring local artists, are here too.

As the days get longer and temps get warmer, the Lawnchair Theater, tucked behind Leiper’s Creek Gallery, features free family-friendly movies and even live concerts. During the winter holidays, the annual Leiper’s Fork Christmas Parade is unlike any you’ve likely ever experienced and truly illustrates the Fork’s whimsical nature.

Nearby, Leiper’s Fork Distillery (the first in the village since Prohibition) is a great place to begin the Masters and Makers Trail, a 70-mile, five-stop driving tour showcasing the county’s home-grown wine, beer and spirits industry. In fact, if you start the trail in Leiper’s Fork, make your second stop Arrington Vineyards and Winery – located within a stone’s throw of another village, College Grove.

College Grove

One of the county’s earliest communities, College Grove for two centuries has retained its rural roots and feel. Located due south of Nolensville and I-840’s Hwy. 41A exit, what’s left of its original commercial area is set along Horton Highway (SR 31-A) near its crossroads with Arno-College/Bellenfant Road.

Like Leiper’s Fork, College Grove’s “new” name was established in 1860 with the arrival of a post office. Originally the small community was called Harpeth, then Poplar Grove. A toll road established in 1840 linked College Grove to other nearby towns and Nashville to the north.

The arrival of the Lewis and Northern rail line, begun in 1914, helped the commercial center blossom and provided goods and services to the farmers who made up most of the population.

Sadly, few historic buildings remain. Among them are The Bank of College Grove building, College Grove United Methodist Church and the Dr. Urban Owen House. The village is also home to the Owen Hill Masonic Lodge, chartered in 1849.

Today the county-owned College Grove Parks and Recreation Center serves as the village’s hub and is home to Fifty Forward’s College Grove senior center, the College Grove Community Library, a fitness center and wide range of community activities.

A year-round calendar of community events like its own home-grown Christmas Parade, Easter Egg hunt and any number of community dinners exemplifies the best of small-town living. The Sip and Scoop is the place for coffee or ice cream, but if you need to fill a pantry, Four Corners Grocery & Deli in nearby Eagleville, is the closest grocery store.

Unlike Leiper’s Fork, you won’t find yourself squeezing through hundreds of weekend tourists in the heart of the village, but this southeastern Williamson County community has attracted visitors of another variety – those that come and stay.

Though located outside the official College Grove “village” boundary as defined by its Special Area Plan, The Grove — an 1,100-acre, gated community with homes starting in the low $900,000s — has brought a new dynamic to the otherwise still-rural landscape. It’s built around a Greg Norman-designed golf course.

A second golf community, The Hideaway at Arrington, just north of College Grove, is being developed on singer Tanya Tucker’s former property.

In February, College Grove home sales (ZIP code 37046) led the county in average home price at $825,862. College Grove Elementary School, another community hub, is bursting at the seams.

And in March, more than 50 properties, including some large land tracts, were listed for $1 million or more.

Triune

Triune, named in 1845 after Triune Methodist Church, is just a seven-minute drive up Highway 41A from College Grove (and about 10 minutes south of Nolensville). The highway’s intersection with Murfreesboro Road/Hwy. 96, marks the heart of the “village” that’s also easily accessible via I-840.

Prior to the Civil War, the Triune area, previously called Nelsonville, Flemingsburg and Hardeman’s Crossroads, was one of affluence and home to several large plantations, several churches and four boarding schools – two for boys, two for girls. The Bostick Female Academy, built to replace Porter’s Female Academy which Union troops burned, later served as the Triune Public School. Today the building is a private home and on the National Register of Historic Places.

Approximately 1,000 people now call Triune home, though like College Grove, that number is increasing every year as farmland here and in the nearby Arrington community gives way to new residential developments, like King’s Chapel and Arrington Retreat.

The Triune Community Center & Riding Ring, now part of Williamson County Parks & Recreation department, remains a hub for local events and activities. The Triune Riding Club, established in 1962, is the state’s oldest saddle club.

Nearby, neighbors and tourists alike flock to Arrington Vineyards (co-owned by Kix Brooks of Brooks & Dunn fame), which offers weekend Music in the Vines concerts, Food Truck Fridays from May to October and, of course, wine tasting.

The Tennessee Renaissance Festival, an annual celebration of 16th-century England, is open every weekend in May through Memorial Day just east of the village. The festival’s landmark building, Castle Gwynn, is visible from I-840 and has long captivated passersby.

Grassland

From the north, the unincorporated Grassland “village” officially begins close to the dual campuses of Grassland elementary and middle schools and the adjacent 76-acre Grassland Park at the southeast corner of Hillsboro Road and Manley Lane.

It stretches south, along Hillsboro Road, through two distinct commercial areas and several well-established subdivisions. There’s lots of history to be found within the Special Area Plan as well as “greater Grassland.” River Rest Estates, across Hillsboro Road from the Grassland schools, is bordered by two historic properties, the William Leaton House on Hillsboro and the John Moran House at the Harpeth River on Moran Road.

Nearby Bethlehem United Methodist Church, established in 1848, remains a vibrant part of the community. Each July it hosts one of the area’s longest-running all-you-can-eat catfish dinners, with the 2019 edition marking its 45th year. The church also is home to the Bethlehem Players community theater.

The community is home to several nurseries and landscape companies, antique and gift shops, small shopping centers and unique eateries. Want a cup of coffee and treat? The Good Cup, est. 2003, feels like home the minute you walk in. Barbara’s Home Cooking, on Old Hillsboro Road, has food just like Mama used to make. Prefer fast food? The Sonic just off Hillsboro on Battlewood Street is always happening.

Worth a visit whether you are visually impaired or not is the Sensory Garden for the Blind, located behind Grassland Park’s ballfields off Manley Lane. Opened in 2011, the garden’s plantings were selected to specifically appeal to the five senses: taste, smell, touch, hearing and sight.

With limited sewer service in the area, new development in Grassland is restricted, though several large developments – Laurelwood, Old Natchez and Legend’s Ridge – have all been established just to its west and south. The City of Franklin provides water to the area, which also has a Franklin ZIP code (37069).
