PORTLAND — The 14-acre Brainerd Place multi-use development recently welcomed its first apartment tenant as work continues on other housing units and the restoration and refurbishment of historic properties on the site.
Located on Route 66 at 69 Marlborough St., Brainerd Place is billed as “A Modern New England Town Center.”
The development, with views of the Connecticut River, will eventually offer 348 living spaces in town.
It is named for one of several historic properties being renovated on the site, the Erastus Brainerd Jr. House (circa 1852), which was incorporated into the campus of the former Elmcrest Hospital, which was shuttered in 2006 after 64 years in operation.
The circa 1884 John H. Sage House and the Hart-Jarvis House, built between 1829 and 1830, are also being renovated.
The project has been in the works since at least 2017.
Hassan North is complete with 99 studio, one- and two-bedroom units. Hassan South will have 130 apartments, and the future Arrigoni Building, for those 55 and older, will have 119 units.

Framing is being erected on Hassan South, said P.J. Prunty, director of development at Bright Ravens Development of Danbury. It will include a gym for all residents to use.
Two buildings are named for Fred Hassan, who “played an integral part in having the project come to fruition and was a steady hand throughout the entire process. He cares deeply about the legacy of the hospital and the town of Portland,” Prunty said.
Several iterations of the project made their way through the Planning & Zoning Commission before gaining approval.
Danbury real estate developer Daniel Bertram, a principal with BRT Companies, is partnering with Bright Ravens and the DiMarco Group on the large project.
Hassan North recently obtained a certificate of occupancy, Prunty said. “A lot of the interested prospects have been watching this development over the last several months and years,” he said. These are primarily local residents.
“It has a wide range of demographics,” he said. “We’ve got young individuals who just graduated college, retirees looking to downsize from their four-bedroom colonial or ranch who want to have a smaller living space — and everything in between.”
CVS pulled out of the project last spring after there was difficulty securing a pre-lease with the company, Bertram has said.
Starbucks, the first retail shop to operate on-site, is slated to open Friday at 5 a.m.
Many of those signing leases are excited to be able to walk to Starbucks, Prunty said.
Finding a retail shop to complement the Starbucks in the “pad” next door is underway. That could include “some type of food service or something along those lines,” such as a Panera-type business, he said.
Management is in talks with commercial enterprises that may occupy spaces in the future, Prunty said.
Brainerd House, located adjacent to the pool, will include amenities for residents, such as a bathhouse and community room.
The Jarvis House, intended for office space, such as a law or accounting firm or start-up business, is “being brought back to life,” Prunty said.
The Sage House will be for commercial or retail shops, he said.
The buildings' character will be retained as much as possible. “There’s a lot of work to be done to make sure it’s preserved and safe,” Prunty said.
The Arrigoni building, which will face the Arrigoni Bridge and the Connecticut River, will feature a yet-unnamed restaurant with rooftop dining. “It’s going to be a unique experience in the area to enjoy,” the development director said.
For those entering town via the bridge and the intersection of Main and Marlborough streets, the development will be an "important threshold welcoming visitors and residents" to Portland, principal architect Maura Newell Juan of seventy2architects in Danbury said in August.
Hassan South is expected to be ready for occupancy within the next year, Prunty said.
Prunty said that the newly installed First Selectman, Michael Pelton, has stopped by the project and offered help if needed. Town officials "understand the great impact this project has had in the community and businesses as well,” he said.
