The Piasecki Aircraft Corporation's newly acquired facility in Coatesville is expected to attract about 400 workers by 2028.

Essington-based Piasecki Aircraft Corporation (PiAC), a pioneer in advanced rotorcraft technology, has acquired the former Lockheed Martin Sikorsky Heliplex facility in Coatesville.

PiAC will transform the 219,000-square-foot facility into an advanced R&D center for next-generation Vertical Take Off and Landing (VTOL) aircraft, Unmanned Aerial Systems (UAS), and related enabling technologies. Notably, the company’s forthcoming PA-890 helicopter, the world’s first zero-emission hydrogen fuel cell rotorcraft, will be built and tested there.

The facility — which includes engineering development, aircraft assembly, paint and finishing facilities, and a well-equipped production flight test and delivery center — will open its doors to employees in the fall and is expected to attract about 400 workers by 2028.

“This world-class facility will serve as a strong foundation for future growth and will enable us to expand our R&D and production capabilities as we deliver transformational vertical lift technologies to the defense and commercial markets,” said John Piasecki, CEO of PiAC.

Shortly after, PiAC developed the world’s first tandem rotor helicopter — a revolutionary design that has been instrumental in countless life-saving missions around the globe since World War II — and which lives on in Boeing’s CH-47 Chinook helicopters.

Philadelphia, PA September 20, 2023 — Bristol Group, Inc. announced today plans to construct a new state-of-the-art climate-controlled cargo facility totaling approximately 261,000 square feet at the Philadelphia International Airport (PHL). The project will be constructed on a 16.8-acre vacant parcel of land on the northeast side of PHL property, situated east of Island Avenue along Escort Street. The project’s unique multi-modal logistics location is adjacent to the PHL tarmac with immediate access to a four-wa...

Philadelphia, PA September 20, 2023 — Bristol Group, Inc. announced today plans to construct a new state-of-the-art climate-controlled cargo facility totaling approximately 261,000 square feet at the Philadelphia International Airport (PHL). The project will be constructed on a 16.8-acre vacant parcel of land on the northeast side of PHL property, situated east of Island Avenue along Escort Street. The project’s unique multi-modal logistics location is adjacent to the PHL tarmac with immediate access to a four-way interchange of Interstate-95 and less than five miles from the Port of Philadelphia.

Once completed in 2025, the new building will include approximately 241,000 square feet of climate-controlled warehouse space and offer broad cooler and freezer temperatures to accommodate a variety of cargo related to pharmaceuticals, life-sciences, perishable food, and specialized electronics. The cargo facility is designed to accommodate single or multi-tenant occupancy with flexible and abundant loading capacity.

“PHL has been a great partner in our diligent efforts to bring a much-needed cold cargo logistics building to an underutilized area within the airport,” said Dave Williams, Managing Director of Bristol Group, Inc., who is based in the firm’s headquarters in San Francisco. “With its location abutting Interstate-95, this state-of-the-art facility is strategically positioned to service the entire Mid-Atlantic and Northeast region, which is one of the most densely populated areas in the country. In comparison to other major air cargo gateways, PHL is lacking modern refrigerated warehouse space. The addition of Bristol Group’s building will help address this critical need and is expected to immediately attract cargo business currently served by other major airports and transportation networks in the region.

Port receives permit for 277,000-square-foot Southwest Philadelphia warehouse

The Port of Philadelphia's ongoing plan to expand its physical footprint is taking another step forward with the approval of a new warehouse.

The port on Thursday received a zoning permit to build a storage, distribution and logistics facility on 3060 S. 61st St. by the Schuylkill River. The 277,200-square-foot warehouse is being planned on a more than 15-acre site at what is now an overflow parking lot owned by the Port of Philadelphia, according to plans filed with the city. It would also have 253 parking spaces.

The Southwest Philadelphia warehouse and distribution facility would be built by DH Property Holdings, which has a number of other local industrial buildings in the works totaling more than 2 million square feet.

The Port of Philadelphia bought the land at the corner of 61st Street and Eastwick Avenue in 2008 for $150,000. The property is currently assessed at $2.8 million, according to property records. The parcel sits just across the Schuylkill River from where Hilco Redevelopment Partners is planning the 1,300-acre Bellwether District industrial project.

DH Property Holdings declined to comment. The Port of Philadelphia did not immediately respond to a request for comment.

If completed, the warehouse would be a significant foothold west of the port's main operations. PhilaPort owns 10 facilities along the Delaware River including the Packer Avenue Marine Terminal, it's main cargo handling location. Along the Schuylkill, it also owns the Philadelphia Wholesale Produce Market at 67th Street and Essington Avenue.

It's part of a significant expansion of new warehouse projects that the port has planned and is now beginning to execute both in South Philadelphia and near the Tioga Marine Terminal in Port Richmond. Port officials told the Business Journal last year that PhilaPort had a goal of increasing warehouse capacity 18% to 3 million square feet in the coming years. They estimated at the time that the new projects could cost some $176 million.

PhilaPort has already moved forward with a several new warehouse projects. One is a 100,000-square-foot warehouse at Tioga Marine Terminal that will start being built next year and is funded through a $20.3 million grant from the U.S. Department of Transportation's Infrastructure for Rebuilding America program. A $42 million, 201,621-square-foot distribution center is being built just off the docks at 445 Pattison Ave. as well. The Port of Philadelphia also has also issued a request for proposals for a planned 175,000-square-foot cold storage warehouse on the corner of 3rd Street and Pattison Avenue.

The port posted a 16% increase in containers, outpacing the 14% average across U.S. ports in 2021. The more than 7 million tons transported last year broke its previous record of 6.9 million set in 2017, according to the most recent numbers available.

Piasecki Aircraft Corp., a Delaware County-based helicopter hardware and software developer, announced plans Wednesday to step up development of its PA-890 helicopter powered by a hydrogen fuel cell, as well as battery-powered tilt-rotor and unmanned aircraft, at the former Lockheed Sikorsky factory near Coatesville it purchased last winter.

New aircraft designs are drawing interest from military and civilian buyers, said John Piasecki, president and chief executive of the company, founded by his father, Frank, 80 years ago.

The company plans to hire 400 workers over the next five years at the 215,000-square-foot Coatesville site, while also keeping its 50-person, 70,000-square foot facility in Essington, Delaware County.

Piasecki is a family company: The late founder’s seven children, beside John, include Fred, Piasecki’s chief technology officer, and Greg, a director. Third-generation family members have also been employed.

Suppliers and potential users of the new aircraft and government officials were on hand Wednesday to welcome the new plant and hope for speedy Federal Aviation Administration approval for the products, some of which have been under development for many years. Rapid changes in aviation, spurred by the cost of existing aircraft and the proliferation of unmanned aircraft in recent wars in Libya, Syria, Armenia, and Ukraine, have given the field special urgency.

John Piasecki said he’s especially hopeful about the PA-890, which he said will be able to handle the work done by conventional helicopters with carbon-fueled engines at about the same purchase price, but half the operating cost.

Mike Stanberry, chief executive of Metro Aviation, which flies 160 emergency medical helicopters in 29 states, said that once approved by the FAA, the hydrogen-powered helicopter could prove far more affordable to operate for hard-pressed hospital budgets.

And Martine Rothblatt, the Sirius XM radio developer who now heads United Therapeutics, which is developing artificial human organs, told the crowd Wednesday that she expected the Piasecki-built helicopters would reduce the cost of rushing organs to hospitals where they are needed.

“Remember, Orville Wright said helicopters were impossible,” Rothblatt said. “Frank Piasecki proved them wrong, and his sons are proving that what can be conceived, can be scientifically addressed.”

The new space, including three buildings for research and development work, a main manufacturing center, paint shop, and other special areas, will allow Piasecki to simultaneously work on different stages for a series of rotorcraft — parallel instead of sequential production, John Piasecki said in an interview.

Not counting the cost of the new facilities, the company paid $10.5 million for the former Sikorsky works, which laid off around 300 workers last year after owner Lockheed Martin Corp. consolidated production and left Chester County, where it had built civilian helicopters as well as the Marine One choppers used to ferry U.S. presidents and other dignitaries.

Piasecki relies on federal Defense and Energy Department contracts for much of its work; it also partners with companies including Boeing, which employs 4,100 at its Ridley Park manufacturing and engineering complex.

The Boeing plant itself traces its origins to a company Frank Piasecki sold to the plane maker in 1960, after he developed the now-familiar tandem, two-upright-propeller heavy-lifting helicopter design. The Boeing plant’s Chinook and Osprey product lines face an uncertain long-term future as Pentagon officials and U.S. allies decide on how many new and refurbished aircraft their armed forces will need.

Chester County officials cheered the decision by Piasecki to keep the site in the aviation business, instead of turning it into warehouses, self-storage, or strip shopping space, like so many other former Philadelphia-area industrial sites.

A 2014 state grant had helped pay for the Sikorsky expansion. But Sikorsky’s purchase by Lockheed Martin the next year left the plant competing internally for orders against larger plants in Connecticut, New York, and elsewhere.

The Philadelphia region is a historic center of helicopter production, one of the last heavy industries to survive the exodus of steel, railroad, and electrical equipment and petrochemical plants in recent decades.

In Northeast Philadelphia, there is the Leonardo (formerly AgustaWestland) helicopter factory, which employs about 1,000 workers building Thrasher trainers for the military, among other civilian and military aircraft. It is also developing Grey Wolf, a military version of one of its existing civilian helicopters, in partnership with Boeing.

John Piasecki said his company is unusual for its longevity and prides itself on projecting technology developments decades into the future. He compared the long development cycle and detailed FAA approval process to the Food and Drug Administration’s similarly difficult path for new drugs.

“There are just a handful of companies like ourselves that are operating in the fuzzy front end of technology development and demonstration,” Piasecki said. “You have to look 20 years ahead to see the problems that are to be solved and the technologies that meet that capability. Because we are privately owned, we can take that long vision.”
