EASTAMPTON - A real estate developer has sold a newly finished warehouse here for $83 million.

The new owner, Glendale Warehouse and Distribution of Edison, has consolidated much of its warehouse operation from Edison in Middlesex County to the new warehouse on Route 206 in Eastampton.

The building covers 345,600 square feet − comparable in size to half a dozen NFL football fields (including end zones) and was approved by the local land use planning board as a permitted use.

New York City-based Rockefeller Group, the owner of Rockefeller Center in New York and builder of the Eastampton warehouse as a speculative project, announced the sale in a statement by Zac Csik, vice president of New Jersey and Pennsylvania development.

The building, whose construction began in 2021, occupies a nearly 28-acre property on the south side of Route 206 between Woodlane−North Pemberton and Juliustown roads. Behind it is the Powell Run stream and back farther the Venue at Smithville Greene with single homes for those 55 and older along Smithville Road.

The warehouse also is eight miles east of Exit 7 of the New Jersey Turnpike in Bordentown Township, which the company says trucks will use to travel to and from the shipping ports of Elizabeth and Newark.

The distribution center is in "one of New Jersey’s fastest growing industrial markets – Burlington County," according to Csik.

What’s inside the warehouse?

Glendale is a major distributor for the spice industry and also stores and transports other food products.

The building had to meet stringent food safety and operational requirements because of its commodities, the developer said.

The warehouse will employ 30 workers, many of whom will be transferred from Edison, Glendale said.

By consolidating operations from multiple buildings in Edison to a single site in Eastampton, Collete said, Glendale "will be able to better serve our customers and utilize multiple ports of entry for our imported products.”

The area surrounding the Springfield Township intersection has been the site of several accidents in the past few years.

SPRINGFIELD, NJ — More than $11 million in improvements are coming to the section of U.S. Route 206 at the intersection of Monmouth and Juliustown roads, U.S. Rep. Andy Kim said on Friday.

Data indicate many accidents have occurred at or in the vicinity of these intersections.

A two-vehicle crash in 2015 at U.S. Route 206 between Monmouth Road (County Route 537) and Jacksonville Jobstown Road left eight people hurt. In 2019, a collision between two pickup trucks at the nearby intersection of State Route 68 and Monmouth Road (County Route 537) resulted in two people — including a state corrections officer — dead and another person injured.

In addition, a 2003 New Jersey Department of Transportation report stated "only two individual mile post locations had an accident frequency of 30 or greater crashes [from ] milepost 28.28 at the intersection of U.S. 206 and [County Route] 670 Jacksonville-Jobstown Road and milepost 26.8 at the intersection of US 206 and [County Route] 537 Monmouth Road."

The same report designated both intersections as high priority, given "excessive weaving on Monmouth Road as through traffic passes vehicles queuing to turn left" and "sight distance" being compromised on U.S. Route 206 from Juliustown Road.

The upcoming roadwork consists of making drainage improvements, taking steps to ensure congestion relief and Americans with Disabilities Act compliance, constructing head-to-head left-turn lanes and improving signal timing, U.S. Rep. Kim (NJ - 03) said.

The total cost of the roadwork is $11.328 million, according to Kim. Funding for the roadwork comes from the bipartisan infrastructure bill that President Biden signed into law in November, according to Kim.

Kim's office could not provide a specific start date for the roadwork, and added that the groundbreaking of the project will occur "soon."

"Getting this project underway is a great first step," Kim said in a news release. "We’re just getting started ... rebuilding our aging infrastructure."

The first tranche of stores to be sold - both leased and owned - is located in twelve states, according to A&G Real Estate Partners, which is advising the drugstore chain on its real estate portfolio. The states include California (17 stores), Maryland (4), Michigan (16), New Jersey (8), New York (17), Ohio (4), Oregon (2), Pennsylvania (17), New Hampshire (2) and Washington (10), Alabama (1), Idaho (1).

The writing has been on the wall for some time for Rite Aid, the third-biggest standalone pharmacy chain in the US, as the entire drug store retail sector struggles to compete with Amazon and big-box chains like Walmart, Target, and Costco moving deeper into the space and offering more customer-friendly alternatives to the nationwide pharmacy chains.

Compounding its problems were legal troubles stemming from accusations of filing unlawful opioid prescriptions for customers.

Rite Aid is in much worse financial shape than its competitors. Over the past six years, Rite Aid has tallied nearly $3 billion in losses.

While it has secured $3.5 billion in financing and debt reduction agreements from lenders to keep the company afloat through its bankruptcy, Rite Aid said it would accelerate store closures and sell off some of its businesses, including prescription benefit provider Elixir Solutions.

Bankruptcy could also help resolve the company's legal disputes at a vastly reduced cost.
