If nobody’s taking you out to the ball game, you might consider taking yourself to a family-owned pizza joint in Lewisville. Motor City Pizza is selling a new menu item, the Texas Ranger, in honor of the Rangers’ post-season run.

The Rangers play Game 4 in the ALCS against the Houston Astros at 7:03 p.m. Thursday, Oct. 19, 2023, in Arlington.

The Texas Ranger is a pizza like we’ve never seen before, topped with thick slices of hot dogs and the fixins. Yeah, all of them: relish, onions, mustard and ketchup. Each pizza is finished with Cracker Jack “dust,” a poetic end to a lights-out pie.

“The flavors actually blend really well together,” Motor City Pizza owner Greg Tierney said. “It tastes like a fancy hot dog on one of the best pizza crusts around.”

Most of Motor City’s pizzas are Detroit-style, which means they are rectangular in shape and made with Wisconsin brick cheese that’s put directly on the dough and spread to the edges. Another signature of a Detroit-style pie is the red “racing stripes” of tomato sauce added after the pizza comes out of the oven.

Tierney is a Detroit native who moved to Texas 30 years ago. He opened Motor City as a pop-up in October 2020, during the height of the pandemic — and when Detroit-style pizza was booming in D-FW. The permanent restaurant opened in late 2021.

Tierney grew up a Detroit Tigers fan. Yikes?

Nah, he’s been in Texas longer. “After 30 years here, the Rangers have stolen my heart and have become my favorite team,” he said.

Tierney has played around with new pizza recipes for Dallas Cowboys games, too. Earlier this year, he made The Dak, named for Louisiana-born quarterback Dak Prescott. It was a Cajun-inspired pizza with crawfish, blackened chicken, andouille sausage, peppers, onions and a Cajun cream sauce.

As long as the Rangers are still in the playoffs, the Texas Ranger will remain on the menu, Tierney said.

If they win it all, this hot diggity dog pizza will be added to Motor City’s menu permanently.

Tim Hortons, a popular Canadian coffee and doughnut restaurant chain, is planning to open its first North Texas location next year in Coppell, just across the city’s border with Lewisville.

According to a filing with the Texas Department of Licensing and Registration, construction is expected to begin in March 2024 at 440 North Hwy 121.

There are currently only two Tim Hortons locations in Texas, both in the Houston area, and restaurateur Emad Lakhany told the Dallas Business Journal that the Coppell shop is expected to open summer 2024. WFAA reported that the company plans to open more locations in North Texas in the future.

As the largest Denton County Days event with representation from all four corners of the county, we made an impact at the Capitol as we met with Legislators in the House and Senate to bring important issues affecting Denton County to the forefront. During our Denton County Delegation Breakfast, our Denton County Legislative Delegation and Secretary of State Jane Nelson spoke about issues at the top of the state’s agenda, including securing the border, education finance, addressing mental health, and continued economic development – to name a few.

We were successful with the Legislature to have the authority to invest local tourism dollars to build a new Exposition Center as part of our ongoing commitment to promote tourism, drive new economic impact and provide additional opportunities for residents throughout the county.

In the past fiscal year, we have attracted $1.14 billion in investments to Denton County by such major companies as Carhartt, DrinkPAK and McMaster-Carr in Alliance, Schluter in Roanoke, and Wells Fargo in Lewisville. These five companies will bring an estimated 1,533 jobs to Denton County, many paying an average of $70,000 to $80,000 in annual starting salaries.

While Denton County is third in the top fastest-growing counties in the nation by percentage, we also recognize the need to be conservative with your tax dollars. This year, we adopted a $396 million budget with a tax rate of $0.189485, an estimated 3 pennies below the FY 2022-2023 tax rate. This no-new-revenue rate, due to our fast-paced growth of 86 residents every day, allowed us to prioritize public safety.

We earmarked $3.5 million for public safety to increase the minimum starting salaries for law enforcement by 14 percent; increase fire service, rescue funding, and new positions; and cover the rising cost of inmate food and out-of-county inmate expenses. We were also able to increase our employee pay scales by 5 percent to continue attracting and retaining the best and brightest among our more than 1,900 employees.

Thanks to your overwhelming support (3 to 1 votes in favor) for our $650 million Denton County Bond program last November, the transportation infrastructure in Denton County will continue to expand to meet the growing demand by our 1 million plus residents. This year, we sold our first tranche of road bonds – $110 million – to begin laying the groundwork for several projects in each of our four Precincts across Denton County.

And last, but certainly not least, we approved the hiring of two full-time mental health navigators under the direction of the Denton County Public Health (DCPH) to launch a new program making it easier for individuals to find available resources to address non-emergency mental health concerns.

As part of DCPH Links, navigators will assess the help-seeker’s need, make direct referrals to service providers, follow up to assess if the linkage was successful, build and maintain an online mental health resource directory, and track community assets and gaps in services.

We realize there is a need for more mental health resources. Hopefully, this one-stop-shop navigator system will be able to walk individuals through the process and help them seek treatment and reduce the ping-pong effect of bouncing around.

A planned business park in Lewisville’s southwest corner will look to attract businesses and expand the city’s trail system.

Lewisville City Council approved Transwestern Development Company’s zone change request for a planned business park development Nov. 6.

Valley Parkway Business Park will be generally located along the north and south sides of Spinks Road, west of South Valley Parkway and east of Duncan Lane. It will have 10 office and warehouse buildings ranging from 150,000 square feet to 442,000 square feet, according to project details.

“We’re looking to keep [Lewisville-based] companies here,” said Denton Walker, the project’s applicant. “We’re looking to recruit national corporations to the city of Lewisville. This is a high-end business park.”

Explained

The business park will be located in the city’s largest remaining greenfield, according to the agenda item.

Council adopted the Southwest Lewisville Small Area Plan in 2018. The plan outlines two possible uses for the undeveloped area: either a cluster-style, single-family residential development or a business park.

“Staff has looked extensively at the two different options,” Lewisville Planning Director Richard Luedke said. “Any neighborhood that would be established there would have to go through an industrial area. A business park is probably the best use given the surrounding environment and the feel of this area.”

What to expect

The Southwest Lewisville Small Area Plan recommends retaining natural open space. Valley Parkway Business Park’s site plans include preserving 20% of the existing open space and 15% of the existing tree canopy.

It is also anticipated to have public use trails that connect to the Creekside Mobile Home Park to the southeast, the LISD property to the north and future Grapevine trails to the south.

“The 20% open space is a huge deal, we think that maintains the quality of the business park,” Walker said. “This is the nicest business park you'll ever see.”

Japanese cuisine restaurant Sushi Sakana is now open in Coppell.

The store is one of four Sushi Sakanas in the Dallas-Fort Worth area with locations in Plano, Southlake and Uptown Dallas, co-owner James Park said. Park said he tried to create a welcoming atmosphere and hopes guests feel comfortable and enjoy time with friends and family while partaking in high-quality Japanese food.

“We want it to feel like you are going to your friend's house,” he said.

Grimaldi’s Coal and Brick Oven Pizzeria is now open in Lewisville at The Realm at Castle Hills.

The restaurant serves a variety of pizzas, calzones, salads and desserts, according to the company’s website. It also offers signature cocktails and hand-selected wines.

Einstein Bros. Bagels

A new Einstein Bros. Bagels is opening later this year in Lewisville, Public Relations Manager Gabriel Washburn said in an email.

Construction on the 1,580-square-foot shop is set to complete in the fourth quarter of 2023, Washburn said. The company specializes in freshly baked bagels, breakfast sandwiches, lunch sandwiches and coffee. It also features a catering service.

Crazy King Burrito

The first Crazy King Burrito is coming to Texas in the Lewisville Towne Crossing business strip.

The company sells 14 different burritos, fresh churros, Mexican Ice Box Cake, and chips and queso. For beverages, it offers a line of Jarritos sodas, horchata, hibiscus iced tea and more. Crazy King Burrito bottled hot sauce will also be available for purchase. There are plans to expand to 20 locations, many of which will be in the Dallas-Fort Worth metroplex, owner Jon Ferguson said.

Lewisville latest North Texas city to debate short-term rentals in residential neighborhoods

The fight against short-term rentals in North Texas came to Lewisville Monday night as residents — some dressed in white shirts with the words “Homes Not Hotels” on the front — filled city council chambers for a public hearing on the issue.

For members of the Lewisville Neighborhood Coalition, the hearing was the first step to getting an ordinance in place to restrict short-term rentals in residential neighborhoods.

Short-term rentals, or STRs, are residential dwellings available for guest lodging for a period ranging from 1 to 29 days, including dwellings listed on vacation rental websites like Airbnb or Vrbo.

Several North Texas cities including Dallas, Fort Worth and Planohave restricted them in recent months.

Now, Lewisville residents like Jeff Woods hope to do the same for their city.

“Traffic is just a huge concern, trash noise, police,” said Woods, who has lived in Lewisville his whole life. “It really has come to the point that we are actually living in fear because it's almost like you're waiting for the other shoe to drop because you never know what's going to happen the next weekend.”

Woods is a member of the Lewisville Neighborhood Coalition — a chapter of the Texas Neighborhood Coalition — which was created three months ago by his wife, Ainsley Stelling.

Woods and Stelling live in a neighborhood with about 20 homes; they said three of the homes are STRs. Wood said some of the rentals have at times between from 8 to 16 people coming in and out.

“I just feel trapped for the fact that these short-term rental owners have come in and they have established these unregulated lodgings, so to speak, in our neighborhood, single-family neighborhood that was never designed for that,” he said.

Texas collects a 6% hotel occupancy tax on STRs like Airbnbs. Because of this, some residents in the Lewisville Neighborhood Coalition compared STRs to hotels and businesses.

But resident Tim Gorts, who rents his house as an Airbnb when his family is not living there, said STRs are far from a one-bedroom hotel room.

“The people that are renting out my property for the weekend, we don't charge the same as a little one room Holiday Inn, you know,” he said. “It's meant for a large capacity because it's a huge property.”

Gorts has been an Airbnb host for over a year and said the revenue from his STR has helped with his family’s finances.

Although some corporations backed by private equity groups have bought thousands of single-family homes to turn into rentals, Gorts said he’s using his home to share it with those who need it.

“When we're not using the house, we share it with other people and we use this to pay our bills and for our medicines and help a volunteer organization,” he said. “We're not out here some big corporation. This is our home.”

In a city survey about short-term rentals conducted prior to the public hearing, the majority of respondents said they did not own a STR but lived near one. Out of the around 330 total respondents, 241 were in favor of regulating, and 194 were in favor of prohibiting in residential neighborhoods.

Monday night’s public hearing is the beginning of the short-term rental debate in Lewisville.

Resident David Margulies said the Lewisville Neighborhood Coalition is asking the city attorney to meet with coalition experts to craft an ordinance restricting STRs, similar to Arlington.

In 2019, Arlington adopted two ordinances allowing short-term rentals in a zone anchored by its Entertainment District, and in residential medium density and multi-family zones.

Margulies said the short-term debate isn’t exclusive to North Texas, or even the United States. Short-term rentals have been banned or restricted in countries like Portugal and Italy.

“You can't say, ‘Oh, it's a few bad apples. It's just a couple of people,'” he said. “It's a worldwide problem. And so, cities are finding creative ways to allow them to exist where they should exist, but to regulate them the way other businesses are regulated.”
