Seven months after buying the former Harleysville Bank building for $3.15 million, Velocity Venture Partners has flipped it for nearly double the price.

An undisclosed buyer paid $6.1 million for the vacant 82,000-square-foot complex purchased by Velocity in August. The property includes the 26,000-square-foot main bank building at 483 Main St. and a 56,000-square-foot space in the back at 480 School Lane in Harleysville.

Bala Cynwyd-based Velocity planned to redevelop the 56,000-square-foot portion over the next year into flex industrial and redevelop the front bank building into a mixed-use project, which would take multiple years. Velocity founding partner Zach Moore said no work on the project had begun by the time of the most recent sale.

The buyer approached Velocity unsolicited with plans to occupy the 56,000-square-foot space with its own company and create a mixed-use development in the bank building, said Moore, who declined to disclose the identity of the new owner.

“When we get unsolicited offers like that to sell, it’s something we have to think long and hard about,” Moore said.

Velocity bought the property in an online auction with cash and Moore said the company could have made its money back based on the flex industrial space alone. He called the retail redevelopment opportunity “the cherry on top.” But the decision to sell made sense financially and thematically, Moore said.

Moore was born and raised in the Harleysville area, so he’s pleased the new buyer plans to bring jobs to the site and continue with plans to redevelop the bank with a mixed-use project.

Velocity owns more than 8 million square feet of industrial space throughout the region spanning across 100 properties. The company has made its mark by buying properties and redeveloping them to meet modern industrial and flex space standards.

“Huge economic win for Velocity in a very short amount of time,” Moore said. “We’re super pumped about putting such an incredible win on the board. But I’m equally excited about what’s to come for the township with this site and I couldn’t be more thrilled for the purchaser because I think it’ll be equally as profitable for them as it was for us. That’s certainly my hope.”

The Flynn Co.'s Mike Borski Jr. was the sole broker in the deal.

HARLEYSVILLE, PA — Toxic and flammable household chemicals will be collected for proper disposal at an upcoming series of events across Montgomery County, including in Harleysville.

Events will take place from April through October at seven different locations.

The public is encouraged to register online at MontcoPARecycles.org.

A list of acceptable items is available online here. Televisions, appliances, and electronics will can not be accepted at these events. The events are open to residents only, and contractors and businesses not not dispose of items at the event.

While the nation looks to Punxatawny Phil on Friday for his forecast, an arguably smaller, but eager, crowd will get their weather prediction from a more local source.

Meet Harleysville Hank, the pride of Montgomery County, and maybe the second, well perhaps, the third most famous groundhog in Pennsylvania (if you count the PA Lottery's Gus).

And Hank is his own rodent. Last year, he broke ranks with his more famous friend Punxatawny Phil in their forecasting. While Phil saw his shadow and called for six more weeks of winter, hometown Hank signaled to his handlers that it would be an early spring.

We like the way Hank thinks.

In short, if a groundhog emerges from its burrow on Friday and sees its shadow, it will retreat to its den and winter will go on for six more weeks. If it does not see its shadow, spring will arrive early.

No matter who you get your Groundhog Day predictions from, here's what you need to know before Friday's festivities and fanfare:

Hanging out with Harleysville Hank on Groundhog Day

Anyone wanting to participate in Groundhog Day events will have to get a predawn start.

Groundhog Day fans can begin to gather at 6:45 a.m. on Friday, Feb. 2 for the Harleysville Hank Groundhog Day Extravaganza. It's the tenth year of the celebration and includes songs, a reading, warm drinks and more early morning fun at the Mennonite Heritage Center at 565 Yoder Road in Harleysville.

The Harleysville Order of the Grundsow bring the event to the community.

Harleysville Hank took a mini-tour of Pennsylvania to hype up Friday's shadow reveal, stopping by local seats of government and organizations along the way:

Punxsutawney Groundhog Club turns Groundhog Day into a two-day celebration

The Punxsutawney Groundhog Club and the 15-member crew whose task it is to protect and perpetuate the legend of Punxsutawney Phil decided that it couldn't confine Groundhog Day to only Friday.

The club is kicking things off on Thursday, Feb. 1 with the Gobbler’s Knob Got Talent show. The talent show begins at 1 p.m. at the groundhog club's community center, 1548 Woodland Ave. in Punxsutawney, and is free and open to the public.

According to the groundhog club's website, two finalists will be chosen to perform at Gobbler’s Knob on Groundhog Day morning to be voted on at the Celebration. The winner will be awarded $500.

That leads to the Groundhog Day Celebration, which will open at 3 a.m. Friday. The celebration is also free.

Will the weather impact Groundhog Day?

While so much of Groundhog Day depends on the furry and fluffy's creature seeing its own shadow, Mother Nature may very well have the last say.

According to the National Weather Service in Mount Holly, it will be cloudy overnight Thursday heading into Friday.

Temperatures overnight on Thursday will be around 36 degrees.

The chances of either Harleysville Hank or Punxsutawney Phil seeing their shadows Friday morning are literally 50-50.

In its forecast, the weather service expects a party sunny day on Friday, with temperatures around 45 degrees.

Why does a groundhog predict the weather?

Looking to a groundhog to predict the weather has its roots in European lore, where "...a badger or sacred bear..." prognosticates the weather instead of a whistlepig.

Groundhog Day also has been linked to the Christian holiday of Candlemas and the Pagan Imbolc, marked on Feb. 1 with its own weather prediction, according to NOAA.

Candlemas is the midpoint between the Winter Solstice and Spring Equinox, and early Christians believed that a sunny Candlemas meant 40 more days of cold and snow.

German immigrants in Pennsylvania brought Candlemas traditions with them, but instead of using a badger as their weather prognosticator, a groundhog was chosen.

Who started Groundhog Day?

The earliest tradition of Groundhog Day was observed in 1886, according to The Punxsutawney Groundhog Club.

A clipping from newspapers.com Indiana's Kokomo Tribune notes the celebration was the brainchild of Punxsutawney Spirit newspaper editor Clymer Freas. He noticed "...a group of the town's early German settlers took to picnicking at Gobbler's Knob on a keg of beer and some of the abundant groundhog meat," the article reads. When word of this reached Freas, "...he christened the club the Groundhog Club," the Jan. 31, 1952 edition reads.

Everyone has favorite holiday traditions that are unique and special to their family, whether it be baking cookies, blasting carols, watching classic holiday films, or a multitude of other things. Me, being the Christmas fanatic that I am, I do all of those things and more, but one of my favorite yuletide activities has always been driving around and getting to see the most outstanding, dazzling, heart-warming, perfect Christmas lights in our Philadelphia area.

This was a painstakingly difficult decision, because any exhibition of Christmas spirit is good, but here are my top 5 picks (in no particular order) for the best and brightest (literally) local Christmas light displays!

1. The Drelick’s Christmas Lights (1800 Dutchman’s Circle, Harleysville, PA)

This North Penn family’s fantastically festive house was featured on ABC’s “The Great Christmas Light Fight” in December of 2015. Or twice. Or three times. From the ‘Peanuts’ gang to Mickey and Minnie to their signature red bells, The Drelick’s truly offer something for everyone.

2. Peddler’s Village (Lahaska, PA)

I love all of the events that Peddler’s Village has throughout the year, and have written about them before, but the Christmas display they illuminate annually is easily the highlight of the year. With over a million of beautiful dazzling lights, this is absolutely the kind of event to take the whole family to; you can get some cocoa, have a great meal, and create timeless holiday memories. 3. Light Up A Life (1320 E. Butler Pike, Ambler, PA)

PSA: This home is going to be featured on Monday, December 17th’s episode of ABC’s “The Great Christmas Light Fight”! It is well deserving, because this display is truly an experience! When you visit this extraordinarily bright home, you can really get (somewhat) up close and personal with the lights, as you can walk down the driveway and through the front yard. As Buddy the Elf famously stated, “The best way to spread Christmas cheer is singing loud for all to hear.” This light display will certainly spread some cheer, as its lights are synchronized to go along with the tune of favorite Christmas carols! And, you know it is the real deal, because recently, Fox29 featured this home in their segment A Very Kelly Christmas.

5. Macy’s Christmas Light Show (Macy’s Department Store of Philadelphia)

As much as I love all the entries in this list, I would say that Macy’s is the ‘Must See in Your Lifetime.’ The famous Wanamaker building is beautiful, and the classic show is just spectacular. Especially for families with young children, you’ll be amazed by the dazzling lights and heart warming and almost nostalgic Julie Andrews narration. It is practically hard to describe, so you have to venture into Philly to see this one for yourself, folks!
