Surabian Realty Company, a diversified real estate firm with holdings in Massachusetts and Rhode Island, embarked on a significant venture in 2004 – the ownership and operation of the Wachusett Plaza.

Located at 184 West Boylston Street in West Boylston, Massachusetts, this 102,000 square foot business center had good potential for commercial growth, community engagement, and revenue generation. As an experienced real estate firm, Surabian Realty Co. was prepared to unlock the untapped potential of the plaza, making it a center of business and social activity.

In early 2019 however, the company was confronted with an unexpected challenge that tested its strategic adaptability. The long-time occupants, Salter College and Peterson School, vacated their combined 50,000 square foot space in the plaza. The repercussions of this exit were immediate – occupancy at the plaza fell to less than 50%.

Not long after is when Surabian Realty Co. hired the leasing team of Will Kelleher, Tom Bodden, and Mark Johns, of Kelleher & Sadowsky based out of Worcester, MA. Their mission was clear: attract a diverse array of businesses to the plaza, restore its occupancy, and reinstate Wachusett Plaza’s position as a thriving business hub.

Despite early leasing efforts and increased interest in the plaza, the following year brought an unprecedented global event – the COVID-19 pandemic. This led to reduced business activities and further exits causing the occupancy of Wachusett Plaza to fall to approximately 40%.

The Kelleher & Sadowsky team rose to this challenge, demonstrating agility, creativity, and determination. They embarked on an intensive marketing campaign and sales outreach program, despite difficult leasing market conditions, and wavering co-tenancy of the plaza.

The result? The tenant roster began to fill up again. Existing tenants, including Central Mass Safety Council and Planet Fitness, decided to execute long-term renewals, showing their confidence in the revitalization of the plaza.

Additionally, many companies found a new home at Wachusett Plaza, including The US Department of Agriculture, Brown Rice Thai, Three Rivers Nursery School, Sawyer’s Sports Cards, Mamacitas by Mexicali, and Sneaker Island.

The final piece of the puzzle occurred when Rt. 12 Pickle, an indoor pickleball facility, signed a multi-year lease in the 30,0000 square foot anchor position of the plaza. According to CoStar, the Rt. 12 Pickle transaction was the largest retail lease in the Boston metro market in Q2 2023. The addition of Rt. 12 Pickle marked a monumental milestone in the Wachusett Plaza revival story – 100% occupancy was finally achieved.

Today, Wachusett Plaza is bustling with activity along Route 12 in West Boylston, flourishing with new and long-term tenants alike. These businesses, both large and small, contribute to the lively and thriving atmosphere that now defines the plaza.

In a recent Worcester Business Journal article, Froze Zone, a tenant within the plaza, has reported a considerable increase in sales volume, attributing this success to the heightened traffic from the plaza’s employees and patrons. With increased visitor traffic word has spread about the trendy frozen treat vendor. In a recent poll by readers of the Telegram & Gazette, Froze Zone was also voted best ice cream in Central Massachusetts.

Over the Pike, a new retail hub rises in the Back Bay

The soaring development at Massachusetts Avenue and Boylston Street on Tuesday debuted plans for a roster of retail tenants on its public plaza above the Massachusetts Turnpike, and a ritzy new name: Lyrik Back Bay.Located at the west end of Newbury Street, the buildout of what’s known as air rights Parcel 12 straddles eight lanes of I-90, as well as MBTA Green Line and railroad tracks....

The soaring development at Massachusetts Avenue and Boylston Street on Tuesday debuted plans for a roster of retail tenants on its public plaza above the Massachusetts Turnpike, and a ritzy new name: Lyrik Back Bay.

Located at the west end of Newbury Street, the buildout of what’s known as air rights Parcel 12 straddles eight lanes of I-90, as well as MBTA Green Line and railroad tracks. It is already home to 450,000 square feet of commercial space, anchored by the new headquarters offices of both CarGurus and the Lego Group, and the soon-to-open citizenM hotel.

The upcoming multilevel gathering space will loom over the edge of the Pike, offering an eclectic mix of green turf and 35,000 square feet of shops and restaurants, according to a press release from real estate development firm Samuels & Associates. Live music and public art installations can be expected, too.

By this summer, visitors will be able to pop into Boston’s first outpost for the electric vehicle brand Rivian. The addition of a George Howell Coffee, Pink Carrot, and the tea house ChiCha San Chen is in the works for the fall. Come spring 2025, the Greek restaurant Avra Estiatorio will launch with “expansive views, private balcony seating, [and] a spacious bar area,” according to a press release.

Roughly one-third of the retail space at Lyrik remains available.

Andi Simpson, senior vice president of creative and marketing strategy at Samuels, said the project will transform “the gravitational pull of Newbury Street.”

Before Lyrik was built, “there was no reason to cross the street there,” Simpson said. (The west side of Mass. Ave. had little more than the highway on-ramp.) “Now there is a plaza built over air, at the end of the day. Envision the clinking of glasses outside, people running to meet each other for dinner, or grabbing coffee over lunch. This will be incredibly unique to Back Bay.”

The name itself is a nod to artists just down Mass. Ave at Berklee College of Music and the Boston Pops, whose home base is nearby Symphony Hall, Simpson said, “inspired by the the collective rhythm of the neighborhood — the legacy of this location being a hub for music, song, creativity, and the beauty that comes of creation.”

The project is the first so-called air rights project over the Pike in 40 years, but not the last. Life-sciences development company IQHQ is building a lab tower on Parcel 7 near Fenway Park, while developers continue to work on a parcel directly across Mass. Ave. from Lyrik. In March 2023, the city also won a grant to study a new park over the Pike and rail lines in Chinatown.

But Parcel 12 is the furthest along, serving as a newfound anchor for the retail-laden neighborhood — a draw for tourists and residents alike.

“We are incredibly excited to not only welcome these new retailers and restaurants to our community, but to see the fulfillment of a long-held vision for this site as a fitting entrance to the Back Bay and Newbury Street,” Meg Mainzer-Cohen, president of the Back Bay Association, wrote in a statement.

The LEGO Group on Monday announced the location of its new Boston offices.

The company announced in January that it was planning to move its head office in the Americas from Connecticut to Boston. But until now the exact location had remained a mystery.

The LEGO Group said 1001 Boylston Street has been chosen as the location of its Americas head office when the company relocates in 2026. The office will be located in a development being built over the Massachusetts Turnpike at the intersection of Boylston Street, Massachusetts Avenue and Newbury Street. According to the Boston Business Journal, the project is also slated to be the headquarters of CarGurus and will host a CitizenM hotel next door.

"We’re incredibly excited to be moving to a new location with such a rich history, ideally located in Back Bay, between Boston and Cambridge," Skip Kodak, president of the LEGO Group in the Americas, said in a statement. "1001 Boylston Street represents an investment in our future and a commitment to our employees. We believe that a modern, collaborative work environment will help creativity and innovation thrive, and we're excited to see what we can accomplish in this new space.”

Lego has some 700 jobs at the current Connecticut location, but it's not clear how many of those will really transition to Boston.

The company said the selection of 1001 Boylston Street followed an "extensive search of Boston," noting that it was "strategically chosen to draw upon the region's diverse talent pool and foster strong relationships with other innovative companies in the area."

The new office spaces will be spread over five floors and more than 100,000 square feet, and will be accessible to employees walking and cycling to work, and a short distance from the MBTA's Green and Orange lines.

The LEGO Group's move from its current location in Enfield, Connecticut, to 1001 Boylston Street is scheduled to begin in mid-2025 and is expected to be completed by the end of 2026. The company has been at its Connecticut home since 1975.

LEGO has around 740 people working full-time at its Connecticut location, all of whom are being offered jobs in Boston. Those who don't wish to relocate will get financial and job placement help, the company has said.

Officials from Boston lauded the move when it was announced, while Connecticut officials were understandably disappointed that the company will be leaving their state.

Boston beat out New York and a location in Connecticut. The city isn't giving the company any tax breaks, and LEGO has said it wasn't interested in any incentives.
