Welcome back to "On the Agenda," a column from the Dallas Business Journal that digs into city and county agendas and additional public meeting documents tied to North Texas to scout out new developments, corporate relocations, economic incentives and other items that might impact the business community. A roughly 428-acre masterplanned community may be heading to far north Fort Worth.

The forthcoming development, located south of Avondale-Haslet Road, west of John Day Road and north of Blue Mound Road, lies near the City of Haslet. The development, dubbed Nance Ranch, would contain multifamily, attached townhomes, commercial development and single-family detached homes.

The Fort Worth City Plan Commission will consider a measure to approve subdivision ordinance waivers and a preliminary plat for the development during its upcoming meeting on Wednesday.

The upcoming community would contain four multifamily lots, one commercial lot, 346 attached single-family lots and 274 detached single family. City documents list the developer as Hall-Nances Ranch, Ltd.

Additionally, the Mansfield City Council will meet Monday. Developments of import from that meeting are listed below.

Developers plan to construct a mixed-use project on a roughly 13-acre parcel in Mansfield.

The forthcoming development would feature retail, residential, civic space and other uses with an emphasis on cultural arts. The project, located at 3400 Harmon Road, would contain flats, brownstones, row houses and shop houses among its residential options

The City of Mansfield will consider measures to adopt a development agreement and rezone the property to make way for the upcoming development during its meeting on Monday. Under the development agreement, the developers will roll out the project in a single phase.

City documents list the developers as M.R. Development Corporation and Carleton Development, LTD.

The City of Mansfield will weigh incentives for Hoffman Cabinets’ expansion into a new space. The firm manufactures custom cabinets for new homes and currently has about a 15% market share in the North Texas area.

The third generation family-owned business plans to expand into a 15,000-square-foot building adjacent to its existing headquarters on Sentry Drive.

The total capital investment is estimated to be approximately $765,000, and the Mansfield Economic Development Corporation recommends assistance with the eligible infrastructure improvements in an amount not to exceed $135,000.

Hoffman Cabinets holds the title as one of the largest industrial businesses in the city.

HASLET, Texas (CBSDFW.COM) - It's Cyber Monday and more than 60 million Americans are expected to shop what is said to be one of the biggest sales days of the year.

But your order won't just magically arrive at your door.

Fulfillment centers and organizing facilities are in full swing.

Amazon's air hub in Haslet is funneling half a million packages a day, the company said.

"We have certainly seen an increase in demand here in DFW. We've got over eight million people in North Texas, all of whom like to shop," said Amazon representative Daniel Martin.

The hub is the only one of its kind in Texas.

Inside, packages are sorted by robot before being shipped off across the nation.

Eighteen flights filled with orders take off each day.

"They are going to the East and West Coast," Martin said. "They are really going everywhere."

Cyber Monday being one of the largest shopping days of the year, staff says it's vital they're prepared.

"It's no secret that there have been supply chain issues, we really have been gearing up for this all year. We've invested heavily in transportation infrastructure. More planes in the sky, trucks on the road. All of those things are really helping us deliver for our customers this holiday season," Martin said.

Americans are estimated to spend around $11.3 billion shopping on Monday alone.

Experts say if you plan to shop online the best thing you can do, is order early.

Thursday it was all sun and clear blue skies, but less than 24 hours earlier strong storms produced hail and strong winds.

In Haslet, some people reported golf ball-sized hail which pelted down on homes and cars across the area.

"Very loud in the house, hitting the windows and the side of the house, yeah it was pretty intense," said David Witte who lives in Ashmore Farms.

From past experience, Witte knew it wasn't going to be a good outcome for his roof.

"This is our second roof since we lived here," said Witte who's had hail damage before.

A neighbor who happens to also be a neighbor owns a roofing company call Martin Pitts Construction.

"My phone started going off at 10 and 11 at night," said Martin Pitts about people concerned about their homes.

He inspected Witte's home Thursday morning and sure enough, found roof damage.

“It looks like bruises from the ground, but when you look it’s broken and embed the granules into the mat and exposed the mat and the UV rays hit the mat and it starts deteriorating," explained Pitts.

From the ground, there didn't appear to be any obvious damage, which is something Pitt hears often from customers, but the small black spots on the roof are little problems that could lead to bigger issues down the road.

“The hail will damage the shingles and displace the granules on the shingle and compromise the shingle," said Jason Montgomery, another homeowner and co-worker of Pitts.

They said it could lead to possible holes and leaks in the future.

As long as the damage isn't in immediate need of repairs, Pitts said people should wait on fixing the entire roof.

“I’ve been telling people to hold off and let's get through the season. One time in my career, I did a roof and finished it and it got hailed on and people had to pay their deductible again, it’s a bad place to be," said Pitts. "Ninety percent of the time the size hail we got here (last night), you’re okay, you don’t need to be in a rush.”

Severe weather season just started and typically lasts through May.

Gray -- who picked the Mean Green over offers from schools like Virginia Tech, UTSA, Texas Southern and Army -- felt a special connection at UNT because of the attention that the coaching staff showed to him and his family throughout the recruiting process.

"I felt that it was the best fit for me," Gray exclaimed!

"All of them made me and my family and priority and made it super important to get to know all of them. They made me feel wanted and important."

Location played a role in Gray's decision-making process, and he feels like it is a program on the rise.

"Also, it was super close to home," Gray said. "Which you can never go wrong with."

"I really liked what they said towards building the program and their goals of where they see the program (in the future)."

Eaton head coach Ellis Miller believes that Gray is the total package, and his future coaches and the fans of UNT will love hearing about the set of skills he is bringing to Denton.

"Jayden is a great young man who is a big-time leader for our team," coach Miller said. "He is one of the hardest-working kids I have ever had the privilege of coaching.

"When you combine his character and work ethic with his God-given ability, you get a very special player. The sky is the limit for Jayden."

Gray is rated as a DCTF three-star prospect. He was one of the standouts of the Next Level Athlete Texas Tope 100 SHowcase in Dallas in January.

As a junior, Gray collected 54 tackles and eight sacks to secure second-team All-District honors. He reports a 3.6 GPA.
