In Colorado’s runaway market, where you get top dollar for your older place but have a hard time finding a reasonably priced single-level home to replace it, senior cooperatives have become a surprise hit with buyers. They have up-front purchase costs that seem paltry compared to what regular homes go for now; and social amenities and super-low maintenance that people over age 62 want from a downsize home. In Colorado’s runaway market, where you get top dollar for your older place but have a hard time finding a reasonably priced single-level home to replace it, senior cooperatives have become a surprise hit with buyers. They have up-front purchase costs that seem paltry compared to what regular homes go for now; and social amenities and super-low maintenance that people over age 62 want from a downsize home.

Those concepts were already hugely popular in the upper Midwest before arriving in the Mile-High. Developer Real Estate Equities Development, which has popularized co-ops over the past 15 years, already has 41 either complete or under development around the country—including some ten here in Colorado to date.

Early Colorado communities in Lakewood, Centennial and Fort Collins begun in 2018-19 sold out before the pandemic turned up the heat on the market. New ones in Broomfield and Grand Junction are now well on their way and are close to sellout.

Meanwhile, another is headed for a location that’s likely perfect for a senior cooperative—Chatfield, in the heart of the south Jefferson County part of Littleton, surrounded by thousands of decades-old homes in a very popular area of town where residents can sell fast but have virtually no place to go.

At Village Cooperative of Chatfield, with just 55 units and only a few remaining before it starts construction for a 2023 delivery, you can still find 2-bedroom, bath-and-a-half plan with an ‘equity share’ of just $185,000—around half of what the median-priced older attached home was selling for around Denver in August.

The buyer of that unit will get over 1,200 sq. feet of finished space—plus common spaces and amenities designed to foster quick friendships with like-minded neighbors.

Co-ops are NOT like those high-priced senior rental communities with big deposits. With a co-op, you really do own a share of the building and amenities; and get a flat 3% appreciation compounded annually, for whenever you sell. All Village Cooperatives have consistently delivered that appreciation, notes Steve Von Schmidt, Marketing Director.

You then pay a continuing monthly fee that covers much more than typical HOA fees do—the master mortgage, property tax, indoor parking, the grounds and amenities, and maintenance way beyond typical communities—even repair a faucet or change a lightbulb.

On a larger home (2-bed/2-bath, 1,500 sq. feet—just a few remaining) the equity share runs $245,000, and the monthly would be $2,200.

KEN CARYL VALLEY, Colo. (KDVR) – A curious little critter was spotted rummaging through some trash in Ken Caryl Ranch early Sunday morning, instigating some reflection upon the importance of bear-proofing one’s residence.

The bear was spotted through the front window of the Ken Caryl residence. Shortly thereafter, one of the residents snapped a few photos from inside the home as the animal snacked on some of the garbage he’d mined from the overturned can.

FOX31 reached out to officials with Colorado Parks and Wildlife asking whether or not the bear sighting had been reported to their office.

“It does not appear that this has been reported to us at this time. It is possible that the report will get forwarded along to us on Monday, sometimes it does not come to us at all,” CPW official Jason Clay responded.

FOX31 also contacted a Ken Caryl Park Ranger, who said that the Ken Caryl Ranch community doesn’t require the bear-proofing of trash cans.

It may not be a requirement but adopting the habit of making your home less appealing to a bear visit is still something that Area Wildlife Manager for the Pikes Peak region Tim Kroening feels is important, especially this year.

“In years where there are natural food shortages, we see more human-bear conflicts,” Kroening said. “It is critical that people do their part and stay ‘Bear Aware.’ Please secure your trash, bird feeders and any other attractants so that bears cannot get to them. Keep your doors and ground-level windows closed and locked. Please lock your vehicles up as bears are smart enough to figure out how to get into them if they smell something tasty.”

Sunday’s sighting follows a recent string of bear-related interactions with wildlife officials across the state. A bear that was recently rehabilitated by CPW had to be euthanized after it found its way into a Teller County home. It can’t be a certainty, but locking the doors may have prevented this from happening.

Another bear was hanging out in a tree in the parking lot of a Loveland Safeway, and eventually needed the help of CPW officials who relocated the bear to the mountains, which they did without harming the animal.

Again, this year’s conditions have led to food scarcity for bears across Colorado, so they are likely to venture further into human habitats. So, be prepared in case a bear near you gets hungry enough to venture into your backyard in search of sustenance.

JEFFERSON COUNTY, Colo. — Deputies are investigating following a shooting at a Jefferson County hotel Friday night.

The sheriff's office said it received reports of multiple shots fired at the Holiday Inn in the 12600 block of West Indore Place.

The hotel is being evacuated.

No one was injured, according to the sheriff's office. A suspect was taken into custody.

EL PASO COUNTY — Smoke is expected to be visible in El Paso County due to a prescribed burn by the U.S. Forest Service and the El Paso County Wildland Fire Group taking place Monday through Wednesday.

This will be taking place in the Ensign Gulch near Rampart Range Road and Forest Service Road 314. It will cover nearly 400 acres and is intended to reduce forest fire fuel, according to the El Paso County Sheriff's Office (ECSO).

Smoke may be visible along the I 25 corridor from Pueblo to Ken Caryl & along Hwy 24 from Woodland Park to Divide. Other counties that can expect visible smoke include Teller County, Pueblo County, Fremont County, Park County, and Douglas County.

The ECSO is asking the public to not call 911 if smoke is visible unless there are other indicators of fire visible like "active unsupervised flames."

The Sheriff's Office is also asking the public to expect delays and avoid travel in the area if possible.

As of 4:30 p.m. Monday, the United States Forest Service said ignitions have ceased for the day. Crews remained on scene overnight, patrolling. The forest service said that a total of 238 acres were burned Monday.

GarageTown set to expand in Ken Caryl after buying land from Jefferson County

GarageTown, near the Ken Caryl Business Center in South Jefferson County, is gearing up to expand after acquiring just over three acres of open land adjacent to its property at 11619 Shaffer Place.

The company, which specializes in large garages that people own rather than rent, is under contract for the land after agreeing to buy it from Jefferson County for $630,000 in March.

Jeffco has owned the land since 2005 and it had originally been set aside for a substation for the Jefferson County Sheriff’s Office. However, the Sheriff’s Office ended up consolidating the substation with the Motor Vehicle station at 11139 Bradford Road.

The land was later slated to be a library, but funding was never available so the county moved on and put the land up for sale.

“We were no longer going to need it for that purpose, so we put it on the market for the highest and best bidder,” Jefferson County facilities and construction management director Mark Danner said.

GarageTown partner Mike Ard said he was interested in acquiring the land because his business has been booming since opening last year.

He said the company sold 75 out of 84 of its traditional units in a 10-month span from March 2013 to January 2014. By comparison, it took more than 2½ years to sell all 71 units at the Highlands Ranch location that opened in 2008.

“The absorption was phenomenal,” Ard said.

GarageTown has 19 select flex units that allow some owners to have multiple floors. One owner is using his flex unit as a law office, while another is going to have a winery that could have a tasting room.

The newly purchased land will consist of approximately 40 traditional units, which Ard said are the most popular and are common for owners to use as a garage for their classic cars, ATVs, or RVs. Several businesses also own garages for additional storage.

Ard said he is excited to close on the land after the company completes all the necessary requirements. The partners hope to close within 90 days and begin construction in the late summer. Ard added that they have received significant interest about new units.

He added: “We did what we do, and did it very well.”
