The new store, The Longest Yarn, will hold its grand opening on Saturday, April 26 at its brand new home on 325 Madison Street in the borough.

Owner Cynthia Hermann grew up with a love of teaching, and spent years as a dance teacher. She also worked in retail. Her business combines both aspects of her experience.

“I grew up crocheting lace doilies and always loved the intricacy of lace work," Hermann shared. "It’s very architectural, very formulaic — and that structure really appeals to the logical, methodical way I approach things."

Hermann said she spent some nine years studying business ideas and then working with Score, an organization that provides mentoring and assistance to small businesses around the region.

Hermann's own work has been showcased at art shows in Lansdale and North Wales. She wants to not only outfit knitters with supplies, but help inculcate their passion by teaching herself.

She also encourages customers to bring in their stashes of extra yarn to her events. She wants to help people "turn those odds and ends into a beautiful shawl or wrap."

If you ask for ideas of how to improve the town you might get list of requested restaurants or hear about the tragic loss of the theater and bowling alley. But an always popular suggestion is to increase available parking and dismay about the loss of parking lots.

So, it might sound strange to hear that we have way too much parking, and it is preventing us from building the charming town that we all deserve and desire.

To understand the impact parking can have on an area, think about the area directly around the Lansdale Train Station and the Hillcrest Shopping Center. The train station has a mix of shops, restaurants, and other commercial business. Its also sometimes a challenge to park directly in front of your destination. Hillcrest also has a mix of shops, restaurants, and other commercial business. There is always parking available at Hillcrest. It is surrounded by an expansive parking lot.

Both locations are on Main Street in Lansdale. One is a vibrant place you can live and work or walk around and enjoy. The other is a quick stop on your drive to pick something up on your way to someplace else. Lansdale is a place, not a strip mall.

Density is destiny. We need a critical mass of residential and commercial property to build and support a thriving downtown. If more parking is added we have less room for destinations and each one gets pushed further away.

As the distance increases, it becomes harder to walk and driving becomes the norm. Then, we need more parking and we get more traffic. The alternative is we trade the excess parking for places we want to live and visit. In the exchange, we get more space for new restaurants and businesses. Housing becomes cheaper to build. And people get an incentive to walk.

Hillcrest didn’t do anything wrong; we have zoning requirements and ordinances that determine how much parking is required. It was built to conform to the those requirements.

The Train Station has the good fortune to be developed before these rules were put in place. To put things in financial perspective, the area around the train station is 300-600% more productive in terms of tax revenue per acre than Hillcrest. So not only is the train station more charming, it is a more efficient use of the land and more valuable to the town.

Lansdale recently completed a parking survey that found that at peak usage, 4 p.m. to 6 p.m., 31% of all spots were utilized. A typical target for this number is 70%. At 70%, spots are occupied, but people are not driving around and around the block to find parking.

At 31%, we are far below this target. At the same time, 15% of the SEPTA Garage spots were utilized. Meaning, we have a large number of spots available and a large number of them are in the exact same place. So when we hear that there is no parking available, what people are saying is there is no parking available directly in front of their destination.

And if you can’t walk a few blocks, I would be strongly in favor of converting a percentage of our parking to ADA.

Consider places that you enjoy spending time out and about, for example, dinner and a movie. Locally, I find Ambler and Phoenixville very charming, packed with restaurants, shops and activities. When Ambler hosts an event they say, “It's hard to park here, consider the train.”

Phoenixville has zero parking requirements for its Main Street and shuts the street to car traffic every weekend. Further away, consider Cape May or New York City. All these places are not great because it’s easy to park there. They are great despite the parking difficulty. And if we knocked down half of the building in exchange for more parking, they would all be worse off.

Finally, consider Lansdale at its most exciting. On First Fridays we shut Madison down, we trade parking for pedestrian space. The street and surrounding blocks are full of people walking, enjoying the atmosphere, maybe getting a drink or a bite to eat. Our businesses love it, and we talk about how to capture that energy on the following days.

Even with all of those people walking around, there are still spots open in the SEPTA parking garage.

The future of Lansdale that I imagine is of a vibrant and active town. A town where you can visit for the day, you grab lunch, maybe shop for a book or knickknack, see a show or activity that brought you, and end with drinks or dessert. You did have to park a few blocks away from your destination and after parking you did have to walk from place to place because it would be inconvenient to keep moving your car. But you enjoyed each part of the day and the streets were full of other people going about their days.

If we want to continue to build and develop our charming town and Main Street, we must understand the negative impacts parking has, and that there is a cost to free parking.

We should work to remove parking requirements from our towns zoning and ordinance requirements. And we should work together to build Lansdale the place.

LANSDALE, PA — Montgomery County broke ground on a new homeless shelter in Lansdale on Monday, the latest in a flurry of moves to address the ongoing housing crisis in the region.

The new Lansdale shelter will be located on 1107 E. Main Street and will house about 20 individuals. Its slated to open in late 2025.

The cost for the entire project, including the building, social services, and related staffing, is about $1.3 million.

"This initiative reflects Montgomery County’s commitment to addressing housing insecurity by offering immediate shelter and long-term solutions to support stability and self-sufficiency for residents in need," the county said in a statement. "It also demonstrates the power of successful partnership between County and municipal partners when working together to serve our residents."

The county is working with both the borough of Lansdale and Resources for Human Development on the project.

Features of the shelter will include individualized case management, connections to permanent housing, access to public management, and basic social services and staffing, the county said.

The county's January 2024 point in time count, an annual effort to count all individuals in the county experiencing homelessness, found 7 unsheltered and 31 sheltered people living in Lansdale. Officials estimated about 27 people are homeless year-round in the borough alone.

Lansdale Mayor Gary Herbert said when the shelter was announced in December that the facts bore out a clear "gap."

“In Lansdale, we are always striving to build a better place to live, work, and play,” Herbert said “Doing so requires addressing gaps in our social safety net at all levels of government and partnering to meet the needs of everyone in our community."

The county says they are working on similar partnerships and projects with officials in Norristown, Pottstown, and West Norriton, and they said additional shelters could be announced in the new year.

LANSDALE, PA — Montgomery County officials are hopeful the new homeless shelter in Lansdale will reduce the homelessness rate in one of the county's most at-risk communities by up to 75 percent, they said in the days following the groundbreaking ceremony held for the new facility.

The new shelter features single and double occupancy rooms and can house up to 20 people at a time. Authorities are hopeful the model, created in a partnership between Lansdale and the county, can be adapted in other communities.

"This has been a priority of ours as Commissioners—and Lansdale Borough has taken the initiative to show that it is their priority, too," said Montgomery County Commissioner Neil K. Makhija. "Together, we are breaking ground on a short-term housing facility that will make a real difference in this community, and laying the foundation for dignity and lasting change for residents in need."

The facility will cost about $1.3 million per year.

That covers the cost of the facility's operations, but also individual, personalized case management, and "wraparound services," terminology used to describe holistic services and wide-ranging support offered to residents. Specifically, residents will have individualized case management, connections to permanent housing, access to public management, and basic social services and staffing.

Construction will officially get underway within the new few weeks, officials said. It's expected the facility will open by the end of the year.

Lansdale's borough leadership praised the county for prioritizing the area's homelessness issue. It's the second shelter to be announced for Lansdale within the past few months, as a special winter shelter opened in Decemeber.

“Lansdale Borough is thrilled to have this short-term supportive housing becoming a reality," said Meg Currie Teoh, Vice President of the Lansdale Borough Council. "This is such an important pathway to getting folks back on their feet, and getting them out of the cycle of homelessness. We are deeply appreciative of Montgomery County, whose leaders have prioritized and been partners in this work: they have showed us that where a municipality has the will, the County will find a way."

The homelessness issue has been a priority for commissioners over the past year, as in addition to the two new shelters in Lansdale, the county has also announced a temporary hoteling shelter program at a Day's Inn in Pottstown. Efforts are underway to put together similar county-municipality partnerships for additional shelters in other communities like Norristown and West Norriton.
