Cherry Hills Village, a wealthy metro suburb known for its large lot sizes and luxurious homes, provides security and privacy plus quick access to downtown Denver, Cherry Creek, and the Denver Tech Center.

It’s also home to some of Denver’s best-known celebrities, including John Elway, Nuggets center Nikola Jokic, and Rockies third baseman Kris Bryant. Broncos quarterback Russell Wilson and his wife, R&B singer Ciara, set a metro record when they spent $25 million to purchase their Cherry Hills mansion.

“It is the Beverly Hills of the Denver metro area,” says Delroy Gill, a realtor with LIV Sotheby’s International Realty who was named the top Individual Broker on the National Association of Real Estate Brokers (NAREB) Top 100.

Cherry Hills Village was designed and built to focus on luxury homes and keep commercial development out. Consequently, the community has the highest wealth concentration in the Denver metro.

Patti Helm with Helm Weaver Helm lived in Cherry Hills Village while she raised her four kids.

Helm says that security, privacy, high-quality schools, bigger lots, and luxury custom homes appeal to Cherry Hills homebuyers.

“It’s a very serene and peaceful setting,” she says. “It’s more than just a neighborhood. It’s the kind of place where when you go out for a walk at night, your neighbors invite you in for a glass of wine.”

What’s available?

Cherry Hills Village homes are large and carry hefty price tags. The average size is 7,000 square feet, and the median price is $3.25 million.

But even at those prices, most homes sell quickly. In the past year, Cherry Hills Village homes stayed on the market for an average of 40 days.

“It’s an extremely aggressive luxury market,” Gill says. “If the homes are fully remodeled, new construction or have had a modern renovation, they still get multiple offers.”

Who’s moving in?

Cherry Hills Village appeals to move-up buyers in the Denver metro and high-dollar buyers moving in from out of state, chiefly from New York, California, or Texas.

“There’s a lot of new money in Cherry Hills,” Gill says.

Helm says she sees buyers upgrading to Cherry Hills Village from Denver’s Washington Park or Bonnie Brae neighborhoods.

“It’s people upgrading to the next level for their home,” she says. “There’s an ‘Aha, I’ve made it feeling.'”

Cherry Hills Village’s high-quality schools attract families and increasingly younger buyers.

“In my last three transactions, the buyers were mid-40s or below. I had two in the mid-30s,” Gill says.

Younger buyers focus on health and wellness and want saunas, steam rooms, and cold plunge tubs. So, older, traditional homes are getting facelifts before they hit the market.

Buyers also want outdoor amenities, including swimming pools and tennis courts. Increasingly, they also want pickleball courts, Gill says, and are either adding those courts or converting existing tennis courts.

Helm says she also sees buyers drawn by the country club or equestrian lifestyle.

Despite its high profile, Cherry Hills Village remains a hidden oasis.

“Most people have driven past and don’t know it exists. It’s tucked away behind trees, so it’s hidden in plain sight,” Gill says. “But it’s there and it’s thriving.”

Nick Dunlap wins U.S. Amateur Golf Championship by embracing the history he hoped to share with Tiger Woods

CHERRY HILLS VILLAGE — Back from the abyss he stared out of early in the week, Nick Dunlap channeled the same motivation on the 33rd green of Championship Sunday that he had channeled after his dismal start to U.S. Amateur stroke play.

That felt like centuries ago, the Crimson Tide golfer starting the tournament at 5 over par after only seven holes. He had looked unrecognizable Monday. Match play was a much more familiar image of Dunlap. The ninth-ranked amateur stampeded through the field, starting with top-ranked Gordon Sargent and all leading to the 15th hole Sunday at Cherry Hills Country Club. Dunlap only needed a two-putt to clinch the title. To clinch history.

“We talked about it all week,” he said afterward, the Havemeyer Trophy glistening at his side.

Dunlap, a 19-year-old from Huntsville, Alabama, completed his remarkable turnaround in Denver by becoming the second golfer in history to win both the U.S. Junior Amateur and the U.S. Amateur championships. His only company is Tiger Woods.

“I think it’s only a third of what he’s done,” Dunlap said, grinning.

He knows his stuff. Woods three-peated at the U.S. Junior Amateur (1991-93), then three-peated again the next three years at U.S. Amateur, the biggest stage in non-professional golf.

But if anything, that amplifies the magnitude of Dunlap’s achievement rather than diminishing it. Woods is the ultimate pillar of golf greatness for Dunlap’s generation. That nobody could replicate even “a third” of Woods’ dominance until now is a testament to the parity that has persisted in the sport for years. Standing out is tough.

Dunlap did it by defeating Neal Shipley in the final, a grueling match in which Shipley couldn’t have played much better in the morning round. He erased a two-hole deficit to tie Dunlap with a birdie on the 18th. Dunlap had much to think about as he took his lunch break.

Tiger was a symbol of his aspiration all week. No different at this critical juncture.

“I don’t think you can tell yourself not to think about it,” Dunlap said. “I think it’s there. I think all you can really do is embrace it.”

He talked with a sports psychologist throughout the week to help him find a balance in a tense atmosphere — “the most pressure I’ve ever been under,” as Dunlap called it. He has synthesized multiple effective strategies, from Tiger to self-antagonization.

“To be honest with you, I try to trick myself into thinking people don’t think I can win,” he said. “It doesn’t take much to get me fired up at all. I will grab onto things that people may not even mean. And I will use that to my advantage, as if they were trying to insult me.”

Equally helpful was the yin to that psychological yang: Dunlap’s caddy and longtime mentor Jeff Curl supplies him with pep talks and positive reinforcement before almost every swing. Curl also penned a message to his pupil Monday during the uncharacteristic slump.

“Jeff wrote something in his yardage book and then showed me. It said some words that I can’t say,” Dunlap said. “But he said, ‘If you snap out of it, this could be something really special.'”

The teenager snapped out of it. He birdied on the eighth hole.

He went on to birdie 12 times on Championship Sunday. The defining stretch against Shipley arrived in the first 10 holes of the afternoon round, which started in a deadlock after that hour-long break. Dunlap won four of the 10 holes.

But even a lead that’s considered comfortable by onlookers can feel insecure in the mind of the competitor chasing history. Shipley won the 31st hole, finding a glimmer of hope and momentum. The messy 32nd hole that followed felt designed to benefit his comeback bid; both golfers landed themselves in the rough with their second shots. Dunlap’s first attempt to chip his ball out of the rough and over the small hill blocking him from the hole went haywire; the ball rolled back to the edge of the green, a net gain of less than 10 feet. The door was open for Shipley to pull within two.

Dunlap needed only remember how close he was to history. Or how reliable he is in match play: He had won 29 of his previous 31, dating back multiple years.

“I think I have a mindset for match play,” Dunlap said.

His next putt cleared the hill and positioned himself to finish the job. Meanwhile, Shipley missed a 4-foot putt. Dunlap escaped the hole with a win — back up four — despite his own bogey.

A two-putt was all he needed on the next one to clinch the title.

As he embraced his caddy, Curl called out: “That’s history, baby!”

Glenmoor Country Club in Cherry Hills Village, Colorado, reopened in mid-June following a year-long renovation by Love Golf Design.

A 1985 creation from Pete Dye, with wife Alice and son Perry assisting, Glenmoor hadn’t undergone any changes since that time, but membership at the private club in suburban Denver concluded it was due for a refresh.

Led by Davis Love III, his brother Mark and lead architect Scot Sherman, the Glenmoor renovation was spurred by a need to replace aging infrastructure. The second goal was to make the course more challenging for the high-level player, while also being more playable for members and guests.

The project included a new irrigation water source, a new irrigation system, replacement of 2 miles of railroad tie bulkheads, new greens, 89 upgraded bunkers, some additional length, tee upgrades, cart path improvements and reintroducing a few bunkers that had been abandoned over time.

"What a unique Pete Dye design," said Mark Love, founder and president of Love Golf Design. "We are so pleased to help preserve and upgrade Pete’s unique course."

A new practice range and putting green accompanied the reopening of the 6,787-yard, par-71 golf course.

MESA COUNTRY CLUB TAKES NEW LEAPMesa Country Club in Mesa, Arizona, is embarking on a significant renovation of its historic golf course as part of the club’s plans to commemorate its 75th anniversary.

The project is the largest and most encompassing investment since the William P. Bell/William F. Bell-designed course opened in 1948. The father and son were best known for creating Torrey Pines in San Diego, but they were prolific throughout the West and Southwest.

"All the greens will be rebuilt to USGA standards, greenside bunkers will be renovated to improve playability and, importantly, a new irrigation system will ensure significant water reduction usage," said Neil Baier, president of the board at the country club. "We are also upgrading our clubhouse facilities. In the next few years, Mesa Country Club will be one of the region’s top membership choices."

Scottsdale-based Staples Golf Design was hired to manage the project.

"The big news item here is the water conservation work in relation to the irrigation system upgrade, the lake reduction plan, and the low water use areas in out of play areas,” said Andy Staples, president of Staples Golf. "This will address the water issues and the upcoming state mandates."

Work on the project starts this summer. Mesa Country Club is one of the few parkland courses in the greater Phoenix area and features mature eucalyptus and pine trees lining fairways and integrated throughout the routing of holes.

With a plateau running through the course, elevation changes put a premium on shotmaking. However, the par-72, 6,900-yard course is eminently walkable.

PGA Tour member Joel Dahmen is a member. Mesa Country Club was among the first private golf clubs in Arizona, along with Phoenix Country Club, Arizona Country Club, Tucson Country Club and Paradise Valley Country Club.

DUBLIN'S PORTMARNOCK GOLF LINKS REOPENSThe 18-hole layout at the Portmarnock Hotel & Golf Links near Dublin, Ireland, has reopened following a four-month renovation by Jeff Lynch of ReGolf Design.

Originally designed by Bernhard Langer in 1995, Portmarnock Links sits just north of the fabled Portmarnock Golf Club, some 15 minutes away from Dublin’s international airport. It is affiliated with a palatial hotel that was once the home of the Jameson Distillery family.

Holes 8, 9, 12, 14, 15 and 17 were rerouted. DAR Construction built five new green complexes and four new tee areas, plus new fairways.

“The remodeling stems from the fact that some of the golf elements needed to be renovated anyway, giving us an opportunity to explore other possibilities," Lynch told GolfCourseArchitecture.net. "With the modern world and society spinning at a rapid rate and digitally plugged in 24/7, a reconnect with the natural world is a must.

"The concept was the main driver for the redesign. Similar to Royal Lytham, Portmarnock is cut off from the sea. We are trying to engage the members and guests with a more coastal experience both visually and acoustically. We have cozied up to the foredunes with certain greens, tees and pathways, and elevated others to embrace the Velvet Strand [beach] and the Irish Sea. There will be more playable corridors for the majority but they will be flexible enough to be set up for tournament play."

Aquaturf Solutions, an Irish sports turf irrigation company assisted in the club’s effort to enhance course conditions through the introduction of top-grade fescues and to help the club meet its sustainability and biodiversity goals by reducing the inputs of water. With the new routing and altered topography providing stunning views of the Velvet Strand, Lambay and Ireland’s Eye, plus an improved eco-environment, the Portmarnock Links feels like a new course.
