Home Care In Beverly Hills, CA

Home Care Beverly Hills, CA

They say that your golden years are the best years of your life. For most older Americans, that's how it should be - a time to relax, reflect, and live life in a familiar place. After all, senior citizens in the U.S. have worked tirelessly to build a better economy, serve their communities, and raise families.

However, as seniors grow older, completing daily tasks like showering and enjoying activities such as visiting Greystone Mansion & Gardens: The Doheny Estate in Beverly Hills, CA gets harder without someone by their side. Unfortunately, many older Americans aren't able to rely on their adult children for help. The reality in today's world is that family members do not have the skills or time to dedicate to caring for their parents. That's where Always Best Care Senior Services comes in.

Our in-home care services are for people who prefer to stay at home as they grow older but need ongoing care that family or friends cannot provide. More and more older adults prefer to live far away from long-term, institutionalized facilities and closer to the place where they feel most comfortable - their home. Home care in Beverly Hills, CA is a safe, effective way to give your loved ones the care they need when they need it the most.

The Always Best Care Difference

Since 1996, Always Best Care has provided non-medical in-home care for seniors to help them maintain a healthy lifestyle as they get older. We are proud to have helped more than 25,000 seniors maintain higher levels of dignity and respect. We focus on providing seniors with the highest level of in-home care available so that they may live happily and independently.

Unlike some senior care companies, we genuinely want to be included in our clients' lives. We believe that personalized care is always the better option over a "one size fits all" approach. To make sure our senior clients receive the best care possible, we pair them with compassionate caregivers who understand their unique needs. That way, they may provide care accordingly without compromising their wellbeing.

The Always Best Care difference lies in life's little moments - where compassionate care and trustworthy experience come together to help seniors live a fruitful, healthy life. Whether you are an aging adult that can't quite keep up with life's daily tasks or the child of a senior who needs regular in-home services, Always Best Care is here to help.

“My mother is 87 years old and is challenged with Alzheimer's and Dementia. We were referred to Always Best Care Senior Services by her physicians to allow a bit of rest for her fulltime family caregiver as well as give my mother an opportunity to experience a change for her cognitive stimulation. We were so blessed to have an amazing Care Manager, Ashley who coordinated all appointments and visits. Ashely's intake included vital questions about my mother's personality, likes and dislikes to match her with the appropriate caregiver. It worked! My mother was matched with Ms. Chyrlene. She is vibrant, and a burst of energy which was a great match. We are assessing the needs of my mother to either increase hours and or days. The companionship and time spent was thoroughly enjoyable by all.”

“I feel extraordinarily grateful to have connected with this agency, specifically with Dr. Hart, during a time in my life when my husband of 60 years was a victim of that horrible illness-Alzheimers. Dr.Hart provided a support system that helped me identify my strengths, handle my despair, and be present for my husband in a way that nurtured and uplifted him. I have continued to meet with Dr. Hart periodically when I feel the need to clarify my progress without a mate. He is so sensitive and perceptive that I always leave our meetings with a plan. I'm also grateful for the positive and loving environment created by his staff so every visit to the office is nurturing. Of course, the services available provide me the comfort of knowing when and if I find myself in need of elder care, Always Best will be my first and only choice.”

I personally worked for ABC, and throughout my years with them I had the pleasure of interacting with the seniors as well as with the amazing caregivers. From the stories of a much more simpler time in the elders life to the reasons from a caregiver wanting to truly care for the seniors. (Most reasons are personal to them that have impacted their life and heart). This is truly a caring company with exceptional professional staff. It's hard to find a company that demonstrates both of those traits....”

“Always Best Care agency has been wonderful to work with. The caregivers they have provided to stay with my dear friend, who has dementia, have been outstanding. My husband, an MD, and I, an RN, have rather high standards and have found all of the caregivers to be professional, caring and extremely reliable (24/7 care in this case) They go above and beyond expectations. I have felt safe with the caregivers,as they are also down-to-earth; caring people. Dr. David Hart is the main point person in this family-run agency and he is not only a very caring person, he is extremely intelligent in his communication, yet very down-to earth at the same time. He is responsive to any issues that arise immediately…not only for the client, but also to his caregivers, who he genuinely cares about. That is perhaps why he attracts and retains such stellar employees, We feel very lucky to have found ABC Senior Care services. Ilene Watson, RN and Dr. Walter Watson,MD, Manhattan Beach, CA”

Carrie has been a lifesaver by helping us to quickly find a wonderful 24/7 board and care facility for our loved one who is suffering from both advanced dementia and a broken, severe arthritic neck. They have provided very capable temporary care givers to us to help with taking our loved one to doctor's appointments and during the time our loved one was being treated in the hospital. David has thoroughly educated us on all aspects of dementia and counseled the family members to help sort out their emotions during these difficult times. “My son and I have received family counseling from Dr. Hart for nearly two years. We both suffer from PTSD, among other mental disabilities, and have been seen by a number of therapists over the years. We have found Dr. Hart’s care to be among the most helpful. He is kind, understanding, and patient. Rather than employing long term, traditional psychotherapy or other limited methods exclusively, he uses different approaches to break through a person’s natural resistance. He suggests interpretations of feelings and actions, asks questions that show real insight, and then gives practical and usually appropriate advice that can be accepted or discussed further. He has treated us with respect and even with a non-intrusive, kind of professional affection. We would recommend him to friends and family without hesitation.”

“I HIGHLY RECOMMEND Dr. David Hart for your elder-care needs. Dr. Hart is an incredibly knowledgeable and caring person who helped our family beyond measure to provide the best level of care for our mother who has Alzheimer's Disease. We engaged Dr. Hart to 1) conduct his own periodic assessments of our mother; 2) create a forum for our broader family, including our mom, to communicate and ask questions; 3) provide training and resources; and 4) help our family evaluate and implement an interim and long-term care plan for our mother. DR. HART EXCEEDED OUR EXPECTATIONS ON EVERY LEVEL. Prior to meeting Dr. Hart we had received a lot of conflicting information and our broader family was experiencing a very high level of stress and frustration. Thankfully, after engaging with Dr. Hart for several months, our family became knowledgeable, we communicated well with each other, and we just implemented a long-term care plan that addresses all of our mom's needs and one that she really enjoys. DR. HART IS THE BEST AND HE TRULY CARES ABOUT HIS PATIENTS AND THE FAMILIES HE WORKS WITH. Thank you Dr. Hart for all of you have done for our family. Words cannot express our gratitude.”

“My widowed 80-year-old mother who has Alzheimer's disease has been living alone for 3 years. She has been extremely resistant to having caregivers in her home and my brother and I had all but given up. We have been amazed at the progress we've made since enlisting the help of Dr. David Hart at Always Best Care. In a little over a month, Mom has accepted a caregiver and is considering a move to an assisted living facility. Equally important, the support and assistance we have received in making both large and small decisions has been invaluable and a huge relief. I also highly recommend the Caregiving Essentials class taught by Dr. Hart, which covers everything you need to know in a single 3-1/2 hour "bootcamp" session, including brain science, communication tips, and resources. “Dr. Hart has been of monumental assistance to our family during a very difficult time. We first learned of Dr. David’s practice when mom was first diagnosed with mild cognitive impairment (MCI). His support groups for families and patients offered comfort and practical advice from others going through the same experience. He provided essential information—facts about dementia and lifestyle changes to slow the process—based on the latest research findings, sparing us the time and frustration of navigating the web and sorting facts from myths. But most important to me has been the emotional support Dr. David has personally provided to my sister and I, and the trusting relationship he established with mom. His professional empathy and experience with human behavior as well as his expertise in the field of geriatrics and cognition combine to provide an array of servicesthat will truly make the difference toward a successful transition for elders and their families. What is Non-Medical Senior Care in Beverly Hills, CA?

lm-check

Home is where the heart is. While that saying can sound a tad cliche, it is especially true for many seniors living in America. When given a choice, older adults most often prefer to grow older at home. An AARP study found that three out of four adults over the age of 50 want to stay in their homes and communities as they age.

lm-check

When you begin to think about why, it makes sense. Home offers a sense of security, comfort, and familiarity.

lm-check

The truth is, as we age, we begin to rely on others for help. When a family is too busy or lives too far away to fulfill this role, in-home senior care is often the best solution. Home care services allow seniors to enjoy personal independence while also receiving trustworthy assistance from a trained caregiver.

lm-check

At Always Best Care, we offer a comprehensive range of home care services to help seniors stay healthy while they get the help they need to remain independent. As your senior loved one gets older, giving them the gift of senior care is one of the best ways to show your love, even if you live far away.

Respite Care

Respite Care Services

According to AARP, more than 53 million adults living in the U.S. provide care to someone over 50 years old. Unfortunately, these caregivers experience stress, exhaustion, and even depression. Our respite care services help family caregivers address urgent obligations, spend time with their children, and enjoy nearby activities. Perhaps more importantly, respite care gives family members time to recharge and regroup. Taking personal time to de-stress reduces the risk of caregiver burnout. So, if you've always wanted to eat at the local Maude or visit Beverly Estate, don't feel bad. Doing so is great for both you and your loved one.

At the end of the day, our goal is to become a valuable part of your senior's daily routine. That way, we may help give them the highest quality of life possible. We know that staying at home is important for your loved one, and we are here to help make sure that is possible.

If you have been on the fence about non-medical home care, there has never been a better time than now to give your senior the care, assistance, and companionship they deserve.

Aging in Place: The Preferred Choice for Most Seniors

While it's true that some seniors have complicated medical needs that prevent them from staying at home, aging in place is often the best arrangement for seniors and their families. With a trusted caregiver, seniors have the opportunity to live with a sense of dignity and do so as they see fit - something that is unavailable to many older people today.

In-home care makes it possible for millions of seniors to age in place every year. Rather than moving to a strange nursing home, seniors have the chance to stay at home where they feel the happiest and most comfortable.

Here are just a few of the reasons why older men and women prefer to age at home:

How much does a senior's home truly mean to them?

A study published by the American Society on Aging found that more than half of seniors say their home's emotional value means more than how much their home is worth in monetary value. It stands to reason, then, that a senior's home is where they want to grow old.

With the help of elderly care in Beverly Hills, CA, seniors don't have to age in a sterilized care facility. Instead, they can age gracefully in the place they want to be most: their home. In contrast, seniors who move to a long-term care facility must adapt to new environments, new people, and new systems that the facility implements. At this stage in life, this kind of drastic change can be more harmful than helpful.

Institutional care facilities like nursing homes often put large groups of people together to live in one location. On any given day, dozens of staff members and caregivers run in and out of these facilities. Being around so many new people in a relatively small living environment can be dangerous for a seniors' health and wellbeing. When you consider that thousands of seniors passed away in nursing homes during the COVID-19 pandemic, opting for in-home care is often a safer, healthier choice for seniors.

Aging in place has been shown to improve seniors' quality of life, which helps boost physical health and also helps insulate them from viral and bacterial risks found in elderly living facilities.

For many seniors, the ability to live independently with assistance from a caregiver is a priceless option. With in-home care, seniors experience a higher level of independence and freedom - much more so than in other settings like a nursing home. When a senior has the chance to age in place, they get to live life on their own terms, inside the house that they helped make into a home. More independence means more control over their personal lives, too, which leads to increased levels of fulfillment, happiness, and personal gratification. Over time, these positive feelings can manifest into a healthier, longer life.

More independence, a healthier life, and increased comfort are only a few benefits of aging in place. You have to take into consideration the role of cost and convenience. Simply put, it's usually easier and more affordable to help seniors age in place than it is to move them into an institutional care facility. According to the US Department of Housing and Urban Development, seniors who age in the comfort of their homes can save thousands of dollars per month.

In-home care services from Always Best Care, for instance, are often less expensive than long-term solutions, which can cost upwards of six figures per year. To make matters worse, many residential care facilities are reluctant to accept long-term care insurance and other types of payment assistance.

With Always Best Care's home care services, seniors and their families have a greater level of control over their care plans. In-home care gives seniors the chance to form a bond with a trusted caregiver and also receive unmatched care that is catered to their needs. In long-term care facilities, seniors and their loved ones have much less control over their care plan and have less of a say in who provides their care.

Affordable Care

In-home care is a valuable resource that empowers seniors to age in place on their own terms. However, a big concern for many families and their loved ones is how much in-home care costs. If you're worried that in-home care is too expensive, you may be pleasantly surprised to learn that it is one of the most affordable senior care arrangements available.

Typically, hiring an Always Best Care in-home caregiver for a few hours a week is more affordable than sending your loved one to a long-term care facility. This is true even for seniors with more complex care needs.

At Always Best Care, we will work closely with you and your family to develop a Care Plan that not only meets your care needs, but your budget requirements, too. Once we discover the level of care that you or your senior need, we develop an in-home care plan that you can afford.

In addition to our flexible care options, families should also consider the following resources to help offset potential home care costs:

If your loved one qualifies, Medicaid may help reduce in-home care costs. Review your CA's Medicaid program laws and benefits, and make sure your senior's financial and medical needs meet Medicaid eligibility requirements.
Attendance and aid benefits through military service can cover a portion of the costs associated with in-home care for veterans and their spouses.
Many senior care services like in-home care are included in long-term care insurance options. Research different long-term care solutions to find a plan that provides coverage for senior care.
Home care can be included as part of a senior's private insurance plan. Read over your loved one's insurance policy carefully or speak with their insurance provider to determine if in-home care is covered.
Depending on the life insurance plan, you may be able to apply your policy toward long-term care. You may be able to use long-term-care coverage to help pay for in-home elderly care.

Compassionate Care. Trusted Caregivers.

When you or your senior loved one needs assistance managing daily tasks at home, finding a qualified caregiver can be challenging. Many seniors rely on their caregivers for companionship, too.

Our companion care services give seniors the chance to socialize in a safe environment and engage in activities at home. These important efforts boost morale and provide much-needed relief from repetitive daily routines. Instead of battling against feelings of isolation, seniors begin to look forward to seeing their caregiver each week.

Understanding the nuances of senior care is just one of the reasons why our care providers are so great at their job.

Unlike some senior care companies, our caregivers must undergo extensive training before they work for Always Best Care. In addition, our caregivers receive ongoing training throughout the year. This training ensures that their standard of care matches up to the high standards we've come to expect. During this training, they will brush up on their communication skills, safety awareness, and symptom spotting. That way, your loved one receives the highest level of non-medical home care from day one.

Assisted Living Referral Services

While it's true that many seniors prefer to age at home, sometimes in-home care isn't the best fit. For those seniors and their families, choosing an assisted living facility makes more sense. Unfortunately, finding the optimal care facility is easier said than done in today's day and age. That's when Always Best Care's assisted living referral services begin to make a lot of sense.

Assisted living is a form of housing intended for seniors who require varying degrees of medical and personal attention. Accommodations may include single rooms, apartments, or shared living arrangements. Assisted living communities are typically designed to resemble a home-like environment and are physically constructed to encourage the independence of residents.

LOS ANGELES, CA — A former pawnshop owner on Tuesday was sentenced to community service after he admitted to lying to investigators about his connection to stolen Andy Warhol art.

Glenn Bednarsh, 59, formerly of Beverly Hills, pleaded guilty to making false statements to the FBI in federal court in downtown Los Angeles in September. On Tuesday, he was sentenced to six weeks of community service as part of his probationary sentence.

Bednarsh knowingly bought a stolen Warhol print depicting Soviet Union leader Vladimir Lenin in February 2021 for $6,000. Bednarsh asked co-conspirator Brian Alec Light to help him sell the stolen trial proof. Light then contacted the Beverly Hills office of an auction house based in Dallas about selling the art, according to federal prosecutors.

Light, 59, of Los Angeles, pleaded guilty in November 2024 to one count of interstate transportation of stolen goods. He was sentenced last month to probation and restitution of about $1,915.

Prosecutors don't believe Light nor Bednarsh stole the Warhol print — a trial proof depicting Lenin and was print number 44 of 46 total by Warhol — in early 2022 from a home in Los Angeles County.

But Light played a role in trying to sell the ill-gotten print worth about $170,000, according to prosecutors.

Authorities have not publicly identified any suspects in the theft.

After being burglarized, the victim informed law enforcement of its theft as well as the original gallery in West Hollywood that sold him the artwork, according to investigators.

"Days after the theft, the thief brought the artwork to a pawnshop, which purchased it. The pawnshop’s owner contacted Light for help selling the artwork, which Light knew was stolen," prosecutors allege. "Light contacted an auction house to sell the print within weeks of its theft. Light told the pawnshop owner to drop off the Warhol at the auction house in Beverly Hills so that it could be transported to Dallas for inspection and sale, which the pawnshop owner did."

The art was slated for auction in Dallas a few months later.

"An employee of the auction house in Dallas reached out to the gallery in West Hollywood for its opinion of the piece," the justice department said in a written statement. "The gallery immediately recognized the piece as the stolen piece of art. As a result, the gallery notified the auction house of its stolen nature and notified the FBI."

Later in March 2021, when FBI agents began inquiring about the stolen Warhol art, Light lied to them by saying he bought it at a Culver City garage sale for $18,000 and provided a fake receipt, he admitted.

According to Bednarsh's plea agreement, he admitted having lied to FBI agents by telling them Light asked him to store the Warhol for him and that he agreed to do so out of friendship and not for financial gain.

As part of his plea agreement, Light forfeited the stolen artwork retrieved by law enforcement.

Inside the logistical, creative, and culinary choreography behind the 2026 Globes

Three days before the Golden Globes, the Beverly Hilton feels closer to an active construction site than the epicenter of Hollywood glamour. Power tools echo through unfinished corridors, concrete dust lingers in the air, and traffic crawls along Wilshire Boulevard amid cones and barricades. It is loud, imperfect, and visibly unfinished. There is no immediate sign that, within days, this same location will host the most photographed arrivals of awards season and transform into what insiders still call Hollywood’s biggest party.

This tension between disorder and elegance has always defined the Golden Globes. For more than eighty years, the ceremony has thrived on contrasts. It is the most social and free-flowing stop of awards season, less formal than the Oscars, more unpredictable than the Emmys, and famously alive. Champagne flows. Speeches wander. The room breathes.

This year, however, that contrast is no longer metaphorical. It is physical.

Speaking exclusively to Los Angeles, director and show runner Glenn Weiss does not hesitate when asked what makes this year different.

“The biggest challenge is not creative,” he says, looking around the active renovation. “It’s literal. It’s what’s left of this building.”

For decades, the Golden Globes red carpet unfolded inside the Beverly Hilton’s long corridors and covered walkways. Those spaces are now gone. Renovation erased them entirely. Rather than replicate the past, the production team chose reinvention.

“Necessity is the mother of invention,” Weiss says with a laugh. “We had a red carpet in a certain place here for years, and then the construction just took it away. So we had to come up with something different.”

Scroll to continue reading

Different this year means bold, exposed, and unapologetically ambitious. The red carpet moves completely outdoors, stretching nearly five hundred feet along Wilshire Boulevard. What might have felt risky has become the defining visual of the ceremony.

At the center of that reinvention are production designers Jitter Garcia and Kyle Absolom, who reveal exclusively to LA Magazine how the new arrival experience was built from the ground up.

“We knew the renovation was happening more than a year ago,” they explain. “So we started thinking about this long before anything was built.”

Their answer is a sculptural arrival staircase that replaces the traditional flat press backdrop. Instead of stopping at one mark, talent will descend step by step, creating multiple natural photo moments as they move.

“We wanted it to feel like motion, not posing,” Garcia explains. “Almost like a runway.”

Every detail was calculated.

“We were very intentional about the measurements of the steps,” Garcia says. “We were thinking about the skirts, the trains, the heels.”

Testing was hands-on. Garcia walked the unfinished stairs herself in heels and different outfits, watching how fabric moved and how bodies adjusted.

“It felt kind of silly,” she admits. “But it actually helped a lot.”

Even after completion, the design was not locked.

“We were done,” Absalom says. “And then we looked at it again and thought it might not read correctly on camera. So we redid the whole thing.”

To avoid surprises on the night, the duo invited stylists for a private preview.

“I think it was really appreciated,” Garcia says. “Now they know exactly what their clients are getting into.”

As the spectacle unfolds outside, precision takes over inside. The Golden Globes kitchen operates more like a broadcast control room than a restaurant.

Chef Nobu Matsuhisa speaks to Los Angeles with calm certainty.

“We will serve around twelve hundred plates,” he says. “Everything has to be exact.”

Signature dishes return alongside subtle updates.

“Last year everyone loved it,” he explains. “This year, I made a little switch. Sushi, people always like this.”

An additional sushi bar remains active off camera throughout the night, keeping the flow uninterrupted.

“Most of the people here I already know,” Matsuhisa adds. “They come to my restaurants. I’m very comfortable.”

Back on the production side, Weiss brings a rare perspective. He has directed some of the highest-pressure live broadcasts in television, including the Oscars and the Emmys. When asked by LA Magazine whether the spontaneity of the Golden Globes scares him, especially in an era where unpredictable moments have gone viral for all the wrong reasons, he smiles.

“The spontaneity is exactly what makes the Globes the Globes,” he says. “But yes, it’s also the thing you have to respect the most.”

He explains that, unlike other ceremonies, the Golden Globes cannot be overcontrolled.

“If you try to lock everything down, you lose the energy,” Weiss says. “You have to let the room breathe. You have to let things happen.”

Still, live television is unforgiving.

“The moments that keep you on edge are the ones you can’t plan for,” he says. “Transitions. Movement. Getting people from one place to another when the clock is ticking. That’s where live television really happens.”

Beyond logistics, this year carries deeper weight for the Golden Globes as an institution. In recent years, the ceremony faced public scrutiny and uncertainty. Under the leadership of its new president, Helen Hoehne, a German-born journalist with an international media background, the organization entered a period of recalibration and renewal.

With a renewed focus on credibility, transparency, and global relevance, and with the support of Penske Media Corporation, the Golden Globes moved into a new chapter. The goal was not to change the soul of the show, but to strengthen it.

That balance remains central to Weiss’s approach.

“The Globes historically is not a show that has an in memoriam,” he explains. “We’re trying to keep the vibe in a different place.”

Acknowledgment, he notes, is never simple.

“When you start making special mention of one, there are many others we’ve lost as well. We want to be very conscious of that and protect the tone.”

That tone was set in motion this week with the official red carpet rollout, marking the beginning of the 83rd Annual Golden Globes party circuit.

By Sunday night, the drills will be silent, traffic rerouted, the timing will land, and the party will begin.

That is the magic of the Golden Globes. Not just an awards show, but a meticulously engineered celebration that transforms disruption into spectacle and turns a construction zone into Hollywood’s biggest party.

“Hollywood’s Party of the Year®” will air live on CBS and stream on Paramount+ on Sunday, January 11, 2026, at 8 p.m. ET / 5 p.m. PT.

The land below the Beverly Hills flagship store of luxury retailer Neiman Marcus has been sold to a New York investor as the owners of the department store chain sell property to pay debts.

Neiman Marcus, which has occupied the 9700 Wilshire Boulevard store since it opened in 1979, will continue to serve customers there as a tenant.

“We made the strategic decision to sell the land beneath the Neiman Marcus Beverly Hills store and enter into a long-term lease with the new owner,” said a spokesperson for Saks Global. “This opportunistic real estate transaction does not impact our day-to-day operations. We remain committed to serving our loyal Beverly Hills customers.”

Saks Global, the parent company of Saks Fifth Avenue, Neiman Marcus, Saks Off 5th and Bergdorf Goodman, sold the Beverly Hills Neiman Marcus site for an undisclosed price.

The new owner of the property on the edge of the city’s prestigious Golden Triangle is Ashkenazy Acquisition Corp., a private real estate investment firm owned by Ben Ashkenazy.

Ashkenazy also owns the former Barneys building on Wilshire Boulevard that is now occupied by Saks Fifth Avenue.

“This strategic acquisition significantly expands Ashkenazy’s presence in Beverly Hills and reinforces the firm’s focus on irreplaceable, best-in-class retail assets located in globally recognized luxury corridors,” the company said in a statement.

Executives at Saks Global have signaled plans to shore up cash by offloading stores, or raising emergency financing.

It could also part with a stake in luxury retail chain Bergdorf Goodman to help pay off debts and reinvest in its core retail business, real estate data provider CoStar said.

The company faces a $100-million debt payment deadline at the end of December and is considering Chapter 11 bankruptcy as a last resort, Bloomberg said. The scramble comes a year after Saks Global purchased Neiman Marcus in a $2.7-billion deal.

The Beverly Hills retail property market is still one of the most robust in the country, said real estate broker Jay Luchs of Newmark. He was not involved in the Neiman Marcus property sale, but has brokered sales and leases of luxury stores in Southern California for more than two decades.

“This is probably the best it’s ever been in Beverly Hills,” he said, with “essentially nothing available” on Rodeo Drive for merchants in search of store space and demand climbing on nearby streets such as Wilshire Boulevard.

Some top-shelf brands are making their stores larger, and luxury brands, including LVMH, Chanel, Hermes and Richemont, are buying their stores instead of renting them, he said.

“They don’t do that unless they’re making a tremendous amount of money and want to be there forever,” Luchs said, “and they realize that Los Angeles and Beverly Hills is a very important market for them.”

Saks Global has sold a Neiman Marcus flagship in one of the nation's top retail hubs in an apparent move to free up capital to pay down its debt.

New York City–based Ashkenazy Acquisition Corp. purchased the 184,000-square-foot Neiman Marcus store at 9700 Wilshire Blvd. in Beverly Hills, California, from Saks for an undisclosed price.

Executives at Saks Global, the parent company of Neiman Marcus, have signaled plans to shore up cash by offloading stores, or even parting with a stake in luxury retail chain Bergdorf Goodman, to help pay off debts and reinvest in its core retail business. The company reportedly faces a $100 million debt payment deadline at the end of December.

The buyer, headed by billionaire developer Ben Ashkenazy, now calls itself the largest retail landlord in Beverly Hills, with 350,000 square feet of owned space in the glitzy district. The firm — with a $12 billion portfolio of 15 million square feet across 100 buildings in the U.S. and Canada — announced in June it plans to deploy $750 million over the next two years into best-in-class retail, hospitality and distressed debt.

Ashkenazy Acquisitions "continues to demonstrate an uncanny ability to close on iconic assets with unparalleled speed,” said a statement from Jay Luchs, executive vice chairman at Newmark, who represented the buyer in a deal that happened in seven days.

The sale comes almost exactly one year after Saks Global purchased Neiman Marcus in a $2.7 billion deal. In the months since, department stores have had to contend with inflationary concerns among consumers and competition from sellers of secondhand wares.

Still, U.S. retail real estate transactions are picking up, with sales volume climbing 10% in the past year to $70 billion, according to CoStar data. In Los Angeles, retail property sales have climbed 25% to $4 billion in the past year.

The Beverly Hills deal is the latest high-profile example of Saks selling off properties.

The company in September sold a Neiman Marcus store at The Shops at Willow Bend in Plano, Texas, and is participating in a potential redevelopment of its downtown Dallas flagship. The company still owns or has stakes in 30 properties across the U.S., according to CoStar data, but it is considering possible deals, records indicate.

Meanwhile, Saks Global last month announced plans to close 10 of its Saks Off 5th outlet stores.

While Saks Global is on a disposition spree, Ashkenazy is in expansion mode.

In August, Ashkenazy paid $72 million for an open-air shopping center in the New York City borough of Queens, and this month it paid $60 million for a 580,000-square-foot shopping center southwest of Chicago.

The Beverly Hills deal expands Ashkenazy’s footprint in one of the world’s most expensive luxury retail corridors.

The firm now controls roughly 350,000 square feet of retail space in Beverly Hills, including a Saks Fifth Avenue women's collection building a few doors away at 9570 Wilshire Blvd. that it acquired in 2021 and the Beverly Connection open-air center that it bought in 2014, and where it recently landed a Bloomingdale’s Outlet as a tenant.

Ashkenazy’s record has not been without turbulence.

Its former Barneys New York flagship at 660 Madison Ave. in Manhattan has remained vacant since that retailer’s bankruptcy filing in 2019. Ashkenazy also sold its long-term lease at Boston’s Faneuil Hall in 2024 after years of operational challenges, and it lost control of Washington, D.C.’s Union Station following a lender-initiated foreclosure.

The transaction lands as Beverly Hills’ luxury retail market undergoes a broader reset. Developers and brands are leaning into experiential retail even as high-end spending slows and vacancies inch higher.

The most ambitious example is One Beverly Hills, a $10 billion mixed-use project that will bring 200,000 square feet of retail and dining alongside hotels, residences and 10 acres of botanical gardens.

The project broke ground last year and is targeting a phased opening starting in 2027, ahead of the 2028 Olympics.

Meanwhile, LVMH has proposed a sprawling Louis Vuitton flagship at Rodeo Drive and Santa Monica Boulevard, complete with restaurants, a brand museum and a rooftop garden designed by Frank Gehry.

Despite the momentum, headwinds remain. Retail vacancy in Beverly Hills rose to 8% from 7% a year ago, above the U.S. average of 4.3%, according to CoStar data.

Even so, Rodeo Drive remains one of the world’s most expensive shopping streets, with average annual rents reaching $1,100 per square foot in 2024, second only to New York’s Fifth Avenue.

The latest big-ticket office sale in Beverly Hills — the ritzy retail corridor in greater Los Angeles — shows that athletic retailer Alo is on a shopping spree of its own.

The brand, the maker of matching workout sets that have built a cult-like following, this week dropped $82 million for the Beverly Hills Gateway building along famed Wilshire Boulevard, according to people with knowledge of the deal. The more than 131,000-square-foot property is located a few blocks from another building the company acquired last month, which was also one of the priciest office sales to close in the Los Angeles area this year.

The price tag for Alo's latest Beverly Hills deal underscores the brand's willingness to pay top dollar to scoop up properties aimed at bolstering its corporate presence and future growth. It recently shelled out $90 million, or $1,085 per square foot, for the nearly 82,900-square-foot La Peer Building along Wilshire Boulevard to house a larger corporate headquarters.

It's unclear what Alo plans to do with its latest office purchase. The deal comes as a spectrum of buyers — including owner-users such as Alo, as well as institutional powerhouses — are stepping up their investments in and outside of Beverly Hills.

Office investment sales nationally surged nearly 60% in the 12-month period as of October when compared to the same period last year, CoStar data shows. Private buyers and owner-users "have made up the lion's share of acquisitions" since 2023, according to CoStar's latest report, though institutional buyers are increasingly making their presence known.

Elsewhere in Los Angeles, Riot Games purchased its longtime headquarters from landlord Hudson Pacific Properties for $150 million earlier this month. Outside of Los Angeles, Apple snapped up a pair of Silicon Valley office buildings near its global headquarters for $216 million.

Alo did not immediately respond to CoStar News' requests for comment.

The sale is another pricey anchor for the Beverly Hills office market, which has emerged as a rare source of momentum for an otherwise stagnant Los Angeles region.

Beverly Hills "continues to see accelerated investment momentum, far outpacing other submarkets in Greater Los Angeles," Mike Condon, one of the Cushman & Wakefield brokers who helped represent seller 3D Investments in the Gateway deal, said in a LinkedIn post.

Investors have collectively spent upward of $500 million on office purchases in the Beverly Hills area over the past year, according to CoStar data, already significantly more than the $350 million that closed over the prior 12-month period.

Kilroy Realty, for example, spent $205 million to acquire the 290,000-square-foot building at 345 N. Maple Drive, marking one of the priciest Los Angeles area deals of the year and the real estate investment trust's return to the capital markets after a pandemic-era retreat. And online retailer Fashion Nova paid $118 million, or more than $675 per square foot, last year for a nearby office property that also serves as its headquarters.

Alo's ramped-up acquisition streak echoes the company's own trajectory over the past couple of decades.

The Los Angeles-born company, founded in 2007, has evolved from a yoga apparel startup into a global lifestyle brand with thousands of stores around the world and a booming digital wellness platform. Its rise has coincided with a surge in U.S. athleisure sales, which Dimension Market Research estimates will grow from the more than $154.5 billion reported last year to nearly $339 billion by 2033.

The company was last estimated to have a value of about $10 billion in late 2023, according to Reuters, with 2022 sales exceeding $1 billion, or triple compared to the previous year.

CoStar's Brannon Boswell contributed to this report.
