A Chaska industrial building with an adjacent lot for future growth has sold for $3.3 million.

Polar Minnesota LLC in Chaska acquired the property at 105 and 107 Peavey Road from two selling entities.

The buyer paid 70% to Golden View Properties LLC, Maple Grove, and 30% to Peavey Commons LLC. The sale closed Dec. 19.

The 2.71-acre main site at 150 Peavey Road has a 22,000-square-foot single tenant industrial building, which includes 5,800 square feet of office space. Built in 1968, it has one dock door, one drive-in door and 22-foot clear height. Next door, at 107 Peavey Road, is a 4.19-acre site available for new development.

Tom Commerford, director of investment services, and Patrick Loney, senior director, with KW Commercial in Minnetonka represented the seller. Thomas Sullivan, executive vice president in the Minneapolis office of Colliers, represented the buyer, whom he declined to name.

“The buyer was a user-investor who saw value in the vacant land as future development as well,” Commerford said.

The current tenant was the original owner, who sold it to Commerford’s client. The tenant will stay in the building for a short time.

“We had multiple offers on the property, and others who wanted us to let them know if the deal fell apart,” Commerford said. “The industrial market remains strong, and users are becoming owners of the real estate, which enhances their overall business assets by adding a real estate component.”

Terrace Group buys Metro 94 Business Center for $10.5M

The Terrace Group, based in St. Paul, has acquired the Metro 94 Business Center, a four-building complex in St. Paul, for $10.5 million.

Metro 94 JSDDWB LLC, an entity related to The Terrace Group, closed Nov. 3 on the acquisition from an entity identified as Metro 94 Business Center LLC, an entity related to Klodt Companies in Minneapolis.

Mark Kolsrud and Peter Loehrer of the Minneapolis office of Colliers represented the seller.

The four-building complex includes a total of 105,000 square feet on 7.8 acres at 425-375 Etna St. The site is at the intersection of Interstate 94 and Highway 10, along the new Metro Gold rapid transit bus line now under construction.

The 24 tenants include medical, grocery, banking, government, child care, manufacturing and warehousing businesses.

“Metro 94 Business Center is a great addition to our portfolio and is similar to many properties we already own, lease and manage,” said Eric Dueholm, a partner at The Terrace Group, in the announcement of the sale. “We look forward to building relationships with the diverse group of tenants and improving the property over time.”

The Metro 94 complex brings The Terrace Group’s portfolio under ownership and management to 26 properties, totaling more than 1.6 million square feet throughout Minnesota and Wisconsin.

“I love how funny it is. It’s really nice to do a comedy show,” said Olivia Hatfield, stage manager for the Chaska High School production of “Spamalot: School Edition,” which opens Nov. 10, the first of six performance dates.

“I love just being involved with everything: the lights, sound, tech and acting; watching it all come together to make a beautiful show,” she added. “Being a Monty Python show, a lot of people are excited about it.”

Senior Joel Jobirra has been in other school performances, but says this one “is the biggest and most crazy. I’ve never been in a show that requires this much dancing and singing over acting. I think people will get a good laugh out of it.”

Jobirra plays the character “Patsy,” who serves King Arthur, largely by trying to cheer him up.

“There’s so much to the show,” he said. “It’s a lot of fun for those of us in it and we think it will be great for everyone who sees it.”

Jennifer Farrell, the show’s director and English teacher at Chaska High School, said “Spamalot” “has been on the top of my list for years. I love the comedy of it and this is absolutely the right group of kids to take on that silliness.”

The show is drawn from the legendary tale of King Arthur’s quest to find the Holy Grail and inspired by the comedy film “Monty Python and the Holy Grail.” The musical also features dancing girls, flatulent Frenchmen and killer rabbits. Other characters include: Lady of the Lake, Prince Herbert, Tim the Enchanter, Knights who say Ni, and Not Dead Fred.

There are about 100 students involved in the production, including about 35 in the cast, 20-30 in the pit band and 30-40 on the tech crews, Farrell said.

“There are actors in this group who have a great sense for comic timing and that’s not always something you can teach, so when you find it, you tend to glom onto it,” Farrell said. “Plus, they have a propensity for silliness themselves and that’s a really nice fit for this show.”

An alumni night for those involved with past productions is scheduled for Friday, Nov. 17.

Driver's License for All summer class series comes to Chaska

The Chaska Human Rights Commission, in partnership with nonprofits Unidos MN and Mi C.A.S.A., will host free Driver’s License for All classes at the Chaska Moravian Church on various Saturdays throughout the summer.

Gov. Tim Walz signed the Driver’s License for All bill (HF4/SF27) into law on March 7, 2023 and it is set to go into effect on Oct. 1, 2023.

The bill “will allow Minnesotans to begin the process of obtaining a standard instruction permit, driver’s license or a standard identification card,” according to the Minnesota Department of Public Safety’s fact sheet. “The Driver’s License of All law does not apply to REAL ID, enhanced driver’s licenses or ID cards or to commercial driver’s licenses.”

“Having a driver’s license is crucial for full participation in society,” said Mary Hernandez, director of Mi C.A.S.A, in an email. “Those without documentation and access to a driver’s license are often excluded from community events, healthy living practices, and social interactions. Fortunately, the state of Minnesota’s new legislation prioritizes public safety, economic advantages, and the ethical obligation to benefit all workers, regardless of citizenship status, by making driver’s licenses available to all.”

The class series includes information on the rules of the road, what documents are needed for a license, insurance requirements, how to do tabs and more.

“They kind of build on each other and build on the educational piece of what all goes into getting a driver’s license,” said Kevin Wright, communications manager for Chaska.

While the law doesn’t go into effect in October, this is a great time to focus on studying for the test, getting documents in order and practicing tedious driving skills like parallel parking and backing into a parking space, according to Wright.

15 people attended the first class on June 10. It is encouraged that those interested in obtaining their driver’s license attend the entire series of classes, but it is not required.

“It’s really going through all the same steps to make sure that everyone is aware of everything that they’ll need to have ready when they go to the actual DMV to take the test and get their license,” Wright said.

The classes are open to everyone, regardless of whether they are Chaska residents or not. Unidos MN and other organizations have been holding informational events and classes throughout the spring and summer at other locations as well.

“The first class was truly exceptional,” Hernandez said. “We are thrilled to partner with the Chaska Human Rights Commission, which shares our mission of promoting a diverse and prosperous community, which aligns with Mi C.A.S.A.’s goals. We extend our gratitude to Sarah Carlson and Kevin W. for their steadfast support. CHANHASSEN, Minn. -- While Broadway is the mecca of America theatre, the Twin Cities aren't too far behind.

It's not just the big theaters that are filling seats. Sometimes big dreams begin in small venues.

There are around 50 community theaters in Minnesota.

The Chaska Valley Theater started in 1995 by students who started theater in high school and wanted to continue perfecting their craft.

Tom Muhs, co-president of the Chaska Valley Theater, met his wife in college while doing theatre. He choose a career with U.S. Bank - and recently came back to his other love. He'll have a lead role in the upcoming "Matilda" musical.

"I think that's one of the great things we have seen with this community theatre, that we have these opportunities to come in out of the blue and be the lead in the show," said Muhs.

After years in corporate America, it was the family feel of community theater that brought Muhs back under the spotlight. And it brings together families too.

"It's not that often that the family all has the same interest and you can all do it. I mean you can't all play little league on the same team…you can do it whether you're 6 or 36," said Melissa Peitsch.

"I hope to take theater through high school and college," said Issac Rossow.

The premise of the theater is to make the fun accessible to all. The Chaska Valley Family Theatre has cast members from around the region. They are selling tickets for "Matilda" which will run June 23 through July 2.
