Brookfield Properties is refinancing one of the largest malls in the Chicago area with a $700 million loan, creating a huge equity cash-out for the owner of a property that has successfully weathered COVID-19 and the loss of large tenants in recent years.

The shopping-mall giant, part of Toronto-based Brookfield Corp., is expected to close next month on a commercial mortgage-backed securities loan for the Oakbrook Center mall west of Chicago, according to a new Fitch Ratings report.

That allows Brookfield to pay off $475 million in existing debt on the 2.6 million-square-foot mall in Oak Brook, Illinois, according to the report. After closing costs, Brookfield will pocket $220 million in equity on the 2.2 million square feet it owns at 100 Oakbrook Court, the report said. The current CMBS loan was taken out in 2020, just a few months into the pandemic.

The new loan’s larger size, at a time of rising interest rates and challenges in financing properties throughout the country, reflects the strong recovery the Oakbrook Center property has made in recent years after losing big retailers such as Lord & Taylor and Sears.

Mall Giant Signals Possibly Keeping US Presence, Including 'Crown Jewel' Los Angeles Location

It is the seventh-largest single-asset, single-borrower deal on the year in the CMBS market, and the No. 2 such deal in 2023 for a shopping mall behind Unibail-Rodamco-Westfield’s $925 million refinancing of Westfield Century City in Los Angeles, according to CoStar data.

Brookfield has owned the mall since taking it over as part of a $15 billion buyout of GGP in 2018. Its investment partner for the property is Institutional Mall Investors, a partnership of Miller Capital Advisory and CalPERS, the nation’s largest public pension.

A Brookfield spokeswoman confirmed it is close to finalizing new debt but did not otherwise comment on the deal in an email to CoStar News. News of the financing happened to come on the same day as an unrelated office loan for a downtown Chicago office building, the first in more than a year.

Brookfield’s new CMBS loan will replace debt maturing in November, including a $319 million senior CMBS loan, according to loan reports.

The five-year, interest-only loan will be at 7.65%, slightly better than the current CMBS loan’s rate of 7.73%.

Morgan Stanley is the lead originator, joined by Wells Fargo, Citi and Goldman Sachs. The loan will have a 67.5% loan-to-value ratio, according to Fitch.

Like other big retail investors, Brookfield also has experienced setbacks in recent years amid economic challenges and shifting consumer shopping habits, including walking away from its investment in the massive Water Tower Place vertical mall on Chicago’s Magnificent Mile shopping district, as well as a nearby, standalone retail property at 830 N. Michigan Ave.

Second-Largest Regional Mall

Oakbrook Center is a super-regional mall that opened in 1962. It is the second-largest mall in the Chicago area, behind only the Woodfield Mall in Schaumburg, Illinois.

Tenants include Apple, Lucid Motors, Nordstrom, Zara, Lululemon, Tiffany and Gucci. The mall is 88.2% leased to a combined 220 tenants, excluding a separately owned Macy’s department store, according to the Fitch report. Online brands such as Casper, Bonobos, Warby Parker, Vuori, Fabletics and Untuckit also have become tenants in recent years.

The owners have invested approximately $90 million since 2015 on improvements to the mall, including the construction of a food hall, a parking deck renovation and updating two AMC theaters. They also are investing $177 million in redevelopments, including re-leasing former Lord & Taylor and Sears stores to such tenants as Ballard Designs, L.L. Bean, RH Gallery and Puttshack.

Ground-lease tenants include Life Time Fitness, Pinstripes and a Le Meridien hotel.

Tenants combined for $971 million in sales last year, up from $806 million in pre-pandemic 2019, according to Fitch. Through July, overall sales in the mall totaled $1.07 billion over the past year, the report said.

The Tribune reported in 2000 that Thomas had paid more than $8.1 million to build the mansion, which sits on 3.35 acres. Thomas built the mansion over several years before moving into it in 1996. Thomas first placed the gated property on the market in 2000 for $11 million.

After Thomas sold the mansion in 2003, it had a succession of owners, reselling for $2.71 million in 2014, $2.3 million in 2016 and again to Ali for $4.5 million in 2021.

Now, Ali has decided to ditch the mansion’s modern exterior architecture.

In its place, Ali has chosen an architectural style that one might characterize more as modern eclectic or modern organic. Gone are the mansion’s boxy look, glass brick windows and flat rooflines. In their place are pitched roofs, more balconies, an expanded second level, a covered entrance and more traditional — and in some cases, larger — windows. According to a Village of Oak Brook building permit application, the work was designed by West Chicago-based Jakl-Brandeis Architects.

Even the exterior of the mansion’s ground-level garage is being redone. The mansion contains a four-car garage at grade, as well as a ramp that travels underground to four more heated garage parking spaces under the mansion.

In an interview, Ali, who owns Shalimar Banquets in Addison, told Elite Street that he and his family plan to occupy the mansion when it is finished, and that they are “100%” redoing the mansion, inside and outside. They are retaining the mansion’s gym and the outdoor pool.

Ali said the renovations should be completed in April. He told Elite Street that he has dubbed the estate “Faheem,” after the nickname that friends call him.

Thomas’ $7.95 million sale price for the mansion in June 2003 remained a DuPage County record for more than 20 years. It only was eclipsed in November, when a five-bedroom, 15,451-square-foot mansion in Naperville sold for $8.076 million.

Sony Pictures Entertainment is transforming a former Sears store to bring a first-of-its-kind entertainment experience to Oakbrook Center in December.

Wonderverse, a 45,000-square-foot movie-themed bar and restaurant, will offer guests an immersive experience based on popular films and TV shows. Featured attractions include the "Ghostbusters" virtual reality academy where guests can suit up with proton packs and capture ghosts or hop into the Ecto hovercraft for a high-speed chase. A virtual reality game based on "Jumanji: Reverse the Curse" allows participants to join the pursuit for a stolen jewel and a quest to stop the spread of evil. Other options include "Unchartered" escape rooms, "Zombieland" bumper cars and racing simulators based on the "Bad Boys" films. Pop-up attractions, such as the "21 Jump Street" bar, will offer guests immersive experiences of their favorite shows and films.

"Wonderverse is an exciting expansion for Sony Pictures growing location-based entertainment experiences," said Jeffrey Godsick, executive vice president of global partnerships and brand management and head of location-based entertainment at Sony Pictures. "Experiences like Wonderverse provide audiences the opportunity to enjoy our brands in new ways by immersing themselves in some of their favorite stories."

Though slated to officially open in January, guests can get an early peek at Wonderverse in December.

"We're thrilled to be the first location for Sony Pictures Entertainment's Wonderverse and have it as our largest entertainment option at Oakbrook Center," said Tim Geiges, senior general manager at Oakbrook Center, in a statement. "We often hear from guests how they love our mix of entertainment, so we're excited to offer a completely new experience for them to enjoy, especially as we approach the colder months."

Mixologist Jane Danger, from Oak Brook-based Pernod Ricard, will head up the Commissary Bar, which features cocktails, mocktails and small bites. Chef Scott Donaldson will head up the Commissary Restaurant which will offer a full menu of food, desserts and drinks.

Entry to Wonderverse is free, but attractions are individually priced. Guests are encouraged to book tickets to their favorite attractions in advance. Guests under the age of 16 must be accompanied by an adult 21 or older. Guests under 21 years of age will not be admitted after 7 p.m.; Wonderverse becomes an adult-only experience after 8 p.m.

OAKBROOK TERRACE, Ill. (WLS) -- Firefighters spent hours putting out a large fire at an apartment complex in west suburban Oakbrook Terrace.

The fire broke out early Saturday morning at the Arden of Oak Brook apartment complex on Royce Boulevard off of Butterfield Road.

The fire started after the building was struck by lightning during the overnight storms, according to a letter sent to residents by the leasing administrator.

One resident who did not want to be identified said he pulled the fire alarm after calling 911 and alerting his neighbors to the danger.

"The rain had just started coming down and the lightning just said boom and it hit. I saw it hit the roof and it made me fall back," he said.

"We were in bed and it was raining. It was normal thunder and all of sudden we heard the loudest thunder I've ever heard in my life," said Chinitha Johnson. "My husband said that sounded close and within like a minute a woman screamed fire Looked out the window and there was fire in the top of the corner of the building so we began to run out and pack and people started coming out."

Firefighters arrived at the sprawling complex to find the roof of one of the buildings engulfed in flames.

"With everything that got up inside the attic area and the way it took off, we were up against a lot of volume of fire," said York Fire District Chief Richard Sanborn.

Officials said even though the building and its units have sprinklers, it still took nearly five hours to put the fire out. More than 100 people were displaced. The Red Cross believes about 150 apartments were impacted by the fire.

The Lirije Mehmeti said everything in her fourth floor unit was lost.

"I have nothing, I've just got my two hands. I have no driver's license, no passport, nothing. Everything is burned," she said.

Crews could be seen using a drone to assess the wide extent of the damage. A large portion of the building was completely destroyed, leaving many resident displaced.

"It didn't look like it was going to be that bad, and to see what it looks like this morning is unreal," said resident Kendall Griffin.

The Red Cross remains on site to help as building management works to relocate tenants whose units were destroyed or damaged. Management said there were no injuries or casualties.

The leasing agent said the restoration company was on site.

Venezuelan migrants charged with stealing thousands in goods from Oak Brook Macy's

OAK BROOK, Ill. - Two Venezuelan migrants suspected of stealing more than $2,800 worth of merchandise from the Macy's store in west suburban Oak Brook on Halloween have been charged.

Luis Mendez-Gomez, 28, and Frank Montez-Davila, 23, both of Venezuela currently staying in Chicago, have each been charged with burglary and retail theft. Mendez-Gomez was also charged with driving without a valid driver's license, a misdemeanor.

The charges are the second that have been filed against a pair of migrants from Venezuela in recent weeks. Last month, two men from who migrated to Chicago from the South American nation were arrested after stealing merchandise from the same store. The men were fitted with electronic monitoring devices ahead of their Nov. 20 court dates.

Officers who were patrolling the parking lot at Oak Brook Center on Oct. 31 allegedly noticed Mendez-Gomez and Montez-Davila behaving in a "suspicious" manner as they left the Macy's store, according to a statement from the DuPage County state's attorney's office. The pair, who were carrying a "happy birthday" bag and a backpack containing merchandise, got into a car and left the area, prosecutors said.

A short time later, officers stopped the vehicle and discovered 16 high-end fragrances and a pair of pants, worth a total of $2,832.50, the statement said.

Investigators said Mendez-Gomez and Montes-Davila allegedly entered the Macy's store together. Once inside, Mendez-Gomez removed the "happy birthday" bag and backpack from under his shirt and the men filled both with the merchandise before leaving the store without paying for the items, prosecutors said.

"With the holiday shopping season fast approaching, I want to assure the public that in DuPage County we are one hundred percent committed to protecting our retail establishments, their employees and patrons, and anyone accused of robbing, burglarizing or shoplifting from any DuPage County business will be apprehended, charged and prosecuted," DuPage County State's Attorney Robert Berlin said in a statement.

Mendez-Gomez and Montes-Davila appeared in court Wednesday morning where Judge Joshua Dieden denied pre-trial release for both men.
