What’s your philosophy on enjoying the journey vs. focusing on the destination when it comes to retirement planning?

Like most things in life, balance is probably the best answer. One needs to enjoy the ride while you are younger but put aside enough to continue to live well when you retire. Finding this balance is a prime example of how working with a firm built on estate and financial planning can help.

What kind of impact has the specter of inflation had on the reallocation of funds with your clients?

Financial repression, meaning that yields to savers are below inflation, has been with us since the 2008 global financial crisis. Inflation levels have recently moved to 40-year highs, making the situation even more severe. Glenview Trust’s view has been that investors are not adequately compensated for the purchasing power risk inherent in bonds with extended maturities. So, we generally have a lower bond allocation with shorter maturities. In addition, alternative investments are utilized for most families.

What’s your take on market momentum and market trending strategies?

Price momentum works over the long term, but it is tough for most investors to stomach due to the volatility of returns. For example, momentum significantly outperformed in 2020 then had a horrific relative performance last year. Over those two years, you were likely ahead of the index, but what a roller-coaster ride.

How has your firm been affected by the rapid acceleration of consolidation happening in the industry?

We suspect Glenview Trust may have benefitted from some client dislocations that often accompany acquisitions. So far, Glenview Trust has chosen to grow organically and even expanded by opening an office in Lexington.

Crypto — yes or no, and why?

We are more interested in the businesses providing the applications, infrastructure, and protocols supporting the blockchain. Also, companies utilizing the blockchain like decentralized finance (DeFi) look like an excellent opportunity to disrupt centralized competitors like banks.

What has been the biggest impact of cloud-native technologies on your firm?

These technologies greatly enhance our focus on client service by allowing us to remain connected when the office is disrupted due to Covid or weather events, like the recent ice storm.

What would you be doing if you weren’t involved in the financial planning or asset management industry?

I’d probably be working in defense or intelligence. My other job offer after graduation was with the U.S. Defense Department. It was a tough choice, but I always wanted to work on Wall Street, so I joined Salomon Brothers in New York City.

On a personal note, describe for us your own ideal retirement.

I don’t see it much different than now, except perhaps with a bit more time to read, travel and play tennis. Like my investment hero, Warren Buffett, thinking and writing about investments and the markets to provide guidance to people like our clients are things I hope never to stop doing.

Looking around the city’s old and new neighborhoods, Louisvillians overwhelmingly prefer traditional house designs—decorative trim, gabled roofs, a mixture of brick and stone facades.

These architectural elements line suburban streets throughout Jefferson County. There are a select few residents, though, that prefer something else entirely—a healthy dose of modern design. And there’s incredible variety among the modern houses of Louisville, from simple, box-like architecture, to eclectic design, to others employing sculptural massing and varied geometry.

The Leight House is one of the latter, standing as one of the city’s most forward-thinking modern residences in the Glenview neighborhood.

The Leight House (pronounced ‘Light’), built in 1967–1968, showcases a fascinating composition of shapes and surfaces, angles, rectangles, solids and voids. It’s the product of its passionate artistic owners—Adele and Dr. Leonard Leight—and the skilled team of local architects they asked to design the house.

The Leight House’s light color and triangulated geometry, accentuated by vertical siding, stands in stark contrast to its naturalistic woodland setting. The Louisville Guide compared the house to Edward Larrabee Barnes’ 1965 house for Andrew Rockefeller in Greenwich, Connecticut.

“The vertical, wood-sided Leight House steps down a densely forested hillside, while peaked, ribbed metal roofs bring sunlight to the rooms below,” The Louisville Guide said of the Leight House. “Thus the house is a series of clustered volumes that are united by a single horizontal volume. Four primary hoods project above the roofline, the function and scale of each unique to the room below.”

The Leight House’s interior, appropriately enough, dominated by a sense of light. This is a residence designed around the qualities of its interior spaces, giving the dwelling the feeling of being a jewel-like museum.

Inside, a colorful art glass collection that the Leights have assembled over many decades adds visual interest to the rigid geometry. Sunlight fills the house, reflecting off the glistening artwork, floors, walls, and ceilings.

“I remember seeing a house that Marcel Breuer had designed in the garden of the Museum of Modern Art,” Adele Leight is quoted as saying in Peter Morrin’s book, The Leight House: The Home and Collections of Leonard and Adele Leight. “It was the first time I saw a modern house. That was 1949.” Two decades later, she had a distinctive modern home of her own.

Jasper Ward’s architectural studio created this residential landmark. Ward was Louisville’s modern design master, and he built bold, innovative structures—and proposed even bolder ideas such as housing on the Big Four Bridge or inside concrete grain silos.

Ward is also noted for his parking garage design, which took an otherwise bland and boring typology and added a distinct layer of design. Those include the Federal Garage at Seventh and Magazine streets; the County Garage at Sixth and Cedar streets; and City Garage (in association with Luckett & Farley) on Sixth near Main streets.

Ward’s studio included a team of talented young architects, where he fostered and encouraged their collaboration. This resulted in many award-winning projects around the city. That collaborative approach took root at the Music School at the Kentucky School for the Blind, where Ward’s associate, Robert Kingsley, is credited with the notable building. The old City Blueprint building (now the Love Boutique) at Second and Jefferson streets is, likewise, a team effort with Fred De Santo acknowledged as the lead designer.

For the Leight House, Ward initially presented a three-story concept that the Leights did not prefer. Then, De Santo made the next attempt, and developed the scheme that ultimately was constructed.

Several books have featured the Leight House, and the Leights are well-known within the artistic community. Louisville is fortunate to have such exceptional patrons of modern art and architecture.

“We wanted to build a home for aging-in-place,” Terri said. The elevator addition was part of that thought process, as was the no-step entry into the garage from the house. In addition to creating a space for aging-in-place, the Bass couple knew they wanted a more welcoming, less formal home.

“It’s a bit smaller than where we were [previously],” Terri said. “But we wanted to be sure that we would use all of our space. It’s rightsizing.”

The new kitchen at the Bass home is as beautiful as it is functional. Two geometric chandeliers hang down, illuminating the 17-foot long black walnut countertop. It weighs 1,000 pounds and required the strength of eight people to get into the house — but it seems to have been well worth it.

“I love my kitchen,” Terri said. “We didn’t define the spaces; it entertains well.” The open concept allows her to be in the kitchen while still enjoying company and being a part of everything that’s going on in the great room.

“But I’m the cook now,” Steve laughed. “We reversed roles,” Terri explained. “I did it for 25 years, then I went to work when he sold his business. And he’s learned to be a really good chef, so it’s wonderful!”

Terri does the cooking when they have larger dinner parties, but on most days, Steve has dinner on the table by 6:30 p.m. “But I can’t open my wine until she gets home,” he said. “That’s the deal.”

Steve typically pulls his bottle of dinner wine from their wine room, which is located on the ground floor and looks a bit like a mini wine museum. About 100 unopened bottles of carefully curated wine are displayed behind a glass wall, while a see-through table holds corks of bottles long gone. In the center, there’s a seating area with wine magazines atop a circular table.

In their former home, they had a wine cellar in the basement. “We wanted to live on the first floor and be able to use it all,” Terri said. We thought, ‘Let’s put our wine up here because we love to entertain!’”

The couple’s love for catering to guests is evident; in addition to the wine room on the main floor and a 12-seat movie theater downstairs, there’s a large veranda out back.

“It’s just great,” Steve said. “I love the outdoors, and you can watch TV out here. You can have a drink and talk to people. It’s really conducive to doing that.”

The space is also equipped to handle all types of weather. Retractable screens are great for sunny days, and retractable windows keep the heat in on cold winter nights. Once sealed, the veranda warms up in roughly 20 minutes, keeping guests warm for hours.

Terri, a realtor with Lenihan Sotheby’s International Realty, never recommends her clients personalize a home too much in case they decide to sell — but her own home was a special case. Since it’s likely going to be their forever home, everything was built exactly the way they wanted. The balcony spindles, for example, are not all the same. Instead, there are three designs that alternate all the way around the perimeter.

“I saw those in an old Victorian home on Cherokee Road,” Terri said. “So, I was on a quest. I thought, ‘I need that!’”

Special paintings and other art pieces from their travels together are displayed around the house, and custom-made medallions adorn the great room. To the average person, the medallions simply look like a decorative element with two birds. But it holds special meaning for the couple.

“We took that from a wine label from a winery in Tuscany,” Steve said. “The name of it means ‘two chickadees’, because the owner of the winery had two daughters — and we have two daughters.”

Steve and Terri have stories like this for many things around their home; the décor is more than just that — nearly every painting, every art piece, every accessory — is part of a memory. They recently made a new memory, celebrating their 35th wedding anniversary in this home — and they’re looking forward to many more.

Chicago area sex offender accused of grooming missing Massachusetts girl

CHICAGO (CBS) -- A convicted sex offender from unincorporated Glenview, Illinois, has been arrested on multiple felony charges, accused of grooming and traveling to Boston over the last year to have sex with a 16-year-old girl.Weston Opas, 42, was arrested on Thursday at his home, after Cook County Sheriff's deputies learned a missing child from the Boston area was staying at his home, and obtained a search warrant for the home. Court records show the victim is a 16-year-old girl, who will turn 17 later this month....

CHICAGO (CBS) -- A convicted sex offender from unincorporated Glenview, Illinois, has been arrested on multiple felony charges, accused of grooming and traveling to Boston over the last year to have sex with a 16-year-old girl.

Weston Opas, 42, was arrested on Thursday at his home, after Cook County Sheriff's deputies learned a missing child from the Boston area was staying at his home, and obtained a search warrant for the home. Court records show the victim is a 16-year-old girl, who will turn 17 later this month.

Sheriff's detectives had learned Opas had met the girl online through a gaming app, eventually messaging her on an encrypted platform, and then exchanging text messages.

Sheriff Tom Dart told CBS 2's Tara Molina that Opas intentionally groomed her, ultimately traveling to Boston on more than one occasion to have sex with her. He eventually sent her a ticket to fly to Chicago, where he kept her in his home for the last few weeks.

"They'll start off innocently, and then they slowly build, and they build, and that's literally what happened here," Dart said of these types of grooming cases.

After the girl was reported missing, detectives learned she was staying with Opas.

After sheriff's deputies raided his home, they found the girl and placed her in the temporary care of the Illinois Department of Children and Family Services until her family arrived in Chicago to take custody.

Deputies also found Opas was in possession of a gun, ammunition, and body armor.

Opas has been charged with grooming, traveling to meet a child for the purpose of engaging in sex, unlawful use of a weapon by a felon, and failure to report a child in his home.

He has been ordered held in custody until his next court date on Nov. 16.

Opas was convicted of child pornography in Orange County, Florida, in 2004, and was required to register as a sex offender.

He also was arrested earlier this year for violating sex offender laws by showing up at a Glenview school on back-to-back days to drop off and pick up his own child at school. Sheriff's officials said he did not have any contact with other children at the school.

Within weeks of that arrest, Opas is accused of flying the teenage girl from Massachusetts to Chicago to stay with him.

"We've dealt with these type of cases for many years. Your conventional type of reasoning sort of goes out the window," Dart said.

Molina: "This arrest means a lot to one young girl's family, but it means more, right? Tell me what bringing someone like this in means to all of Cook County."

Dart: "Before I was doing this, I was a prosecutor, I handled a lot of these type of cases back then, and I can tell you that historically, most of the people that were engaged with this horrible activity, it wasn't one-off; like, oh, it's just this one person. No. They're usually out there looking for multiple victims."

With Opas in custody, investigators have been working with law enforcement in the Boston area to determine if Opas was talking to or involved with any other children there.

The girl in this case has since returned to the Boston area with her family.

In order to come up with our list of the richest cities in Kentucky, the rankings are based on both income and home prices. We took data from the US Census American Community Survey and residential housing market data.
