As Utah’s incarcerated community makes way for “Utah’s Innovation Community” in Draper, and as the rise of remote work continues to permanently disrupt the market for office space across the country, I think it might be worth pumping the brakes a bit on the official vision for The Point.

Where the public very clearly wanted a large regional park and more for-sale housing, the State of Utah is taking the initiative to plan a new downtown district for Draper, complete with tens of thousands of parking spaces, that will compete with the established downtowns and office parks for the increasingly-rarefied workforces and wallets of tech companies.

The line between “planning for growth” and “paying for growth” is about as fine as the tip of a pen in this state. The subpar LCC gondola solution comes to mind here, too, where real transit solutions have quickly been discarded in favor of a tourist attraction. Spending a billion dollars moving the prison to the sensitive wetlands of the capital city has gone about as well as you’d expect when building on a swamp, with significant cost overruns and delays. But the mosquitos are happy with their new diet, at least.

Now, despite cities like Riverton not even having a single UTA bus stop, UDOT wants to spend at least half a billion dollars to build either a Bus Rapid Transit (BRT) or new TRAX line to connect the Lehi and Draper FrontRunner stations, exclusively serving “The Point,” where no one currently lives or works and which sits awkwardly across I-15 from the existing right-of-way.

Forget the long-promised TRAX Blue Line extension between Draper and Lehi, which requires no new land acquisition or bridges and would usefully connect the state’s two largest counties. No, instead we are going to get a new train between existing train stations to bring theoretical commuters from Lehi to their theoretical offices at The Point.

The initial renderings for The Point years ago showed a bustling downtown district, complete with tall buildings to rival downtown Salt Lake and potentially even a professional sports team. These plans have been scaled back in subsequent iterations, for whatever reason, but the intent seems to always have been to create a more sanitized, less interesting rival to SLC at the opposite end of the valley.

But if this new downtown is actually realized, complete with some kind of “iconic feature” to attract tourists, are Draper residents ready for the details and problems that come with big city life? I’ll just come out and say it: Will there be services and shelters for the homeless? Will there be bars at The Point? Will there even be bar licenses available for bars at The Point?

I just wish the state could take as much interest in supporting and connecting the “innovation” communities that already exist instead of throwing money at grand visions for green fields and gondolas.

DRAPER, Utah — Leftover debris from two homes, that collapsed in Draper last weekend, will be demolished today.

Draper City Mayor Troy Walker said the fate of the homes on either side is looking brighter. That said, the two homes are still condemned.

“The engineers are saying that the [home] to the east they think is on pretty solid ground and they think most of this home is and they can sure up what’s not.”

Walker further said they are continuing to investigate what exactly caused the ground to give way.

The sidewalk near the collapse has been blocked off after reports of people getting too close to the ledge. Walker said he is receiving reports of people actually trying to pick out debris.

Those who do will be cited without warning.

For people like Tim Beery, who lives a few homes down from those demolished, there is still fear surrounding the situation.

“We’re fairly confident, but you do worry,” said Beery who has lived in his home since 2021. “You see that right across the street and it is alarming.”

William Pelick was staying with his son-in-law the night the two houses slid into the ravine.

“I was woken up from the noise,” said Pelick. I saw flashing lights and looked out the window and I saw the white house partially gone and it wasn’t 10 to 15 minutes after that, the blue house fell.”

Further, Walker says Edge Homes would like the site to be a place of remembrance.

“There is no intention to rebuild homes here. So when we get it all cleaned up, what Mr. Maddox from Edge [homes] told me is he wants to build something that’s a public infrastructure place for looking at the view, a place for the public to gather,” he said.

Draper City is warning people not to go too close to the ledge.

DRAPER, Utah — The Point development project in Draper is looking for a new “focal point.” Currently developing on 600 acres of state-owned land, the project will include cutting-edge technological innovation, a range of trails, housing, retail, entertainment, and more.

Right now, planners are searching for the community’s main attraction.

“At The Point, we are looking for some kind of an iconic feature that would be known around the world and a source of pride and inspiration for the people who live here,” said Alan Matheson, executive director of the Point of the Mountain state land authority.

He explained that around the world, there are communities with features that define them. Examples include the Seattle Space Needle and the Cloud Gate, commonly known as the Bean, in Chicago.

“State leaders here in Utah and members of the public have said they’d like to see something similar here,” Matheson said.

To get local input, The Point created a survey for citizens to give their ideas for the focal point.

The survey has been open for several weeks and already has well over 1,000 responses.

Once closed, Matheson said all the responses from the survey will be considered.

“We’ll take the input we receive from the public, and share it with professional designers and artists, then let them use the raw material and ideas from the public to design their concept of what this focal point ought to be.”

Following the creation of these designs will be a competition where Utahns can vote for the final project.

August 31 is the last day to participate in the survey.

The Point’s other plans

Although there will be one main focal point, Matheson said there will be plenty more art around the community.

“As we develop this focal point, we’re also looking more broadly at an arts master plan for the site.”

He explained they have issued a request for proposal for consultants to help design the plan, providing accessible art throughout the project.

Matheson said this project is “important because it helps bring character to the site. A sense of place. Maybe conveying themes that are important.”

Edge Homes will meet tonight with anxious Hidden Canyon Estates homeowners, while Draper condemns two more properties in this wet season.

Three days after two homes slid down a hillside and collapsed in Hidden Canyon Estates in Draper, homebuilders, city officials and residents are still working to make sense of what happened.

Edge Homes, the homebuilder, wrote in a statement released Monday that “despite all the engineering and quality control efforts,” the retaining wall and hillside slope “experienced a complete failure.”

The structural problems began many months before, although “winter conditions amplified the problems and prevented us from stabilizing the homes,” Edge continued in the statement.

“Was this a design failure by the engineers? Was this a construction failure by the excavators and retaining wall companies? Was this a combination of both, or neither? We simply cannot answer these questions today,” the company stated.

Draper city manager David Dobbins said the city got involved when property owners reached out last year worried about the structural integrity of their homes. Some of the warning signs included extensive cracking and broken doors. In October, the city declared the homes “unfit for human habitation” and residents of the compromised properties evacuated.

The city has since condemned two additional homes in the area. Edge Homes officials wrote they plan to pay for “relocation, storage, and temporary housing expenses” of the homeowners on either side of the slide area. Homeowners were planning to meet with company officials at Edge Homes’ office on Monday night.

“We haven’t identified the exact cause yet,” Dobbins said. “But any time you put that amount of water into soil conditions that are ideal, you can have those kinds of settlement issues.”

Landslides and erosion could be a problem across Utah this spring. Utah Geological Survey scientists are seeing ground movement in the Wasatch foothills. “It’s already begun. We haven’t had time to go investigate all these. We’re in the process of doing that right now,” UGS geologist Greg McDonald told The Tribune last week.

Around 5500 North and Mountain Green Drive in Morgan County, a mudslide the size of half a football field spilled down. In Emigration Canyon, between 10 to 15 landslides have occurred throughout the month, damaging at least two homes, according the UGS landslides current events log.

While certain topographies are more susceptible to landslides, there are approaches builders can take to lessen the risk, explained Ben Erickson, senior geologist with UGS, but “it just depends on the budget of the person that’s trying to build and develop the area.”

Draper city officials are urging people to stay away from the landslide area — which impacted popular hiking trails. The area will be monitored.

“Safety is the biggest concern we have,” Erickson said. “With the recent landslides that we’re seeing, some of them are pretty fast.”

Those quick moving landslides can hurt people. Erickson said people should be aware of their surroundings and look for warning signs like large amounts of water coming out of a slope.

DRAPER, Utah — Cleanup is now underway in the canyon below the two homes in Hidden Canyon Estates in Draper that slid nearly 1,000 feet down the mountainside in April.

“We want to get it done, we want the trails to be open, we want families to move back in,” David Dobbins, City Manager for Draper City said.

Edge Homes is responsible for the remediation of the slide site and has been working with Salt Lake County and Draper City to secure the site.

“Now they’ve completed the first stage of that which now allows them moving down into the canyon and removing debris off that open space,” Dobbins added.

Dobbins said crews should be able to clear the canyon of debris within several weeks, allowing for the reopening of the popular Ann’s Trail and Clark’s Trail. He called it a delicate process and crews will need to take their time.

“We can’t have heavy equipment down by these homes right now because it could undermine the remediation efforts that have already been done,” he said. “We don’t want any more damage to the existing homes.”

Draper City acknowledged the inconvenience the remediation process has been to neighbors living in Hidden Canyon Estates, especially those impacted by the slide.

Owner of one of two Draper homes that slid never expected it would really happen

An owner of one of the two homes that slid into a ravine over the weekend in Draper spoke with KSL TV about the traumatic event.

“They’ve got trucks moving in and out all day long, super inconvenient for the neighbors but at the end of the day when this site is remediated and stabilized, I think the neighbors will be happy the work is done,” Dobbins said.

He said a total remediation plan from Edge Homes for the area is expected by next week. Once that has been submitted, he said Edge Homes, Salt Lake County, and Draper City will work with owners of the two neighboring homes to visit the slide site to determine if the families will move back in.

“We’re still working out the final solution, but I think between the three parties we’ll find the best option for everyone,” Dobbins said.
