A development company out of Raleigh is targeting Franklin County for a new housing community.ARS Development purchased 64.41 acres in Youngsville for $5.7 million, according to a deed filed Feb. 17. The purchase price comes out to about $88,500 an acre and the land sits near the intersection of U.S. Highway 1 and N.C. Highway 96 West behind a Food Lion-anchored shopping center.On the land, ARS is planning to develop a housing community with 434 new residences, said Hampton Smith, president of the company.Those new resid...

A development company out of Raleigh is targeting Franklin County for a new housing community.

ARS Development purchased 64.41 acres in Youngsville for $5.7 million, according to a deed filed Feb. 17. The purchase price comes out to about $88,500 an acre and the land sits near the intersection of U.S. Highway 1 and N.C. Highway 96 West behind a Food Lion-anchored shopping center.

On the land, ARS is planning to develop a housing community with 434 new residences, said Hampton Smith, president of the company.

Those new residences are comprised of Wrenn apartments (72 garden-style apartments), Wrenn Villas (179 townhomes) and Wrenn Farms (183 townhomes).

ARS purchased the land from members of the Wrenn family.

Smith said the plan is to partner with NVR Inc. (NYSE: NVR), the parent company of Ryan Homes, on the townhome portion of the project. A general contractor is still being sought for the apartments.

The first townhome lots and apartment building are expected to be delivered by summer 2024. The projected price range for the townhomes is the upper $200,000s to mid $300,000s, Smith said.

"This site proximity to U.S. 1 and short drive to Raleigh was very appealing when looking from a commuter's perspective, as well as the growing downtown scene of Youngsville that will provide residents with dining and entertainment," Smith said.

ARS has been developing land around the Greater Triangle since 2020, working on projects in Youngsville, Durham and Garner. The main focus of the company has been single-family residential development, but Smith said the company is looking to do more mixed-use communities such as this one in Franklin County.

Another managing member of the company is Alisa Smith – the wife of Fred Smith III, who goes by Jule and is CEO of Construction Partners Inc.

The town of Youngsville is looking to restrict certain trucks from driving through its downtown district.

The push to redirect 18-wheeler traffic around its growing downtown has been a topic for decades.

In order to reroute the traffic, an alternative route would need to be available, according to the North Carolina Department of Transportation.

A bypass was proposed in 1991. More than 30 years later, the bypass is still an idea on paper, with little concrete traction since then. NCDOT said there is currently no official project in the 10-year state transportation plan for a bypass in Youngsville.

“The new comprehensive plan that we adopted a few months ago includes a route for that bypass that the town has endorsed that has been approved by the CAMPO and would allow for the trucks to go north of town and [east] of town and not have to come through our main street,” said town manager Nathan Page.

He said the heavy truck traffic deters people from wanting to window shop, walk around and enjoy the businesses downtown.

“Having heavy trucks downtown means that it’s very difficult to carry on a conversation; it’s less comfortable out here for someone that’s strolling with their family,” Page said. “At one point in time, it was ok for truck traffic, but as the volume increases, some other considerations need to be made.”

Over the years, businesses have reported the need to constantly clean their windows and damage to their properties. WRAL saw a damaged awning that was reportedly from passing trucks.

“Two [trucks] have hit it in the last 6 months,” said Tammy Clark, the owner of Casey Mobile Home Supplies. Her business is next door to the damaged awning.

However, she said people should expect, and learn to live with, the truck traffic.

“I am not optimistic at all that this is ever going to change,” Clark said.

She also noted that some of the traffic issues are due to regular-sized vehicles, as well, particularly when it comes to pedestrian safety.

While Page wants to see fewer trucks on Main Street, he said he appreciates the work they do.

“Truck traffic is important. The clothes I’m wearing, the car I’m driving, the chair that I sit in in my office, those all came on trucks,” he said. “We’re not trying to say that no trucks can come here; we’re just trying to say that there may be a better route for some of the trucks that are going from Virginia to Florida than coming through downtown Youngsville.”

Page said NCDOT is sending a state traffic engineering to the town within the next few weeks to evaluate the truck traffic downtown and talk with town officials.

YOUNGSVILLE, N.C. (WTVD) -- Franklin County has seen increased interest from developers lately, including the Town of Youngsville, where thousands of homes are being built.

More than 1,000 homes are planned in an area across from Youngsville Academy, at the same time, more houses are under construction in Wiggins Village.

"They're growing quick," Carolyn Wilkerson said. "If you don't look on the website or contact them, you'll miss out because people are really getting them, moving from other areas here."

The growth is a win for downtown businesses like the Burnt Barrel.

"My staff has definitely increased," owner Amy Karlgut said. "I'm also now doing all the downtown events."

Karlgut welcomed the growth that could bring more competition to the area.

"The more robust the community we have here, the more people are going to come, so I think we just need to work together and support one another and we will all rise together," Karlgut said.

Several North Carolina counties were listed as the fastest growing places in the U.S., including Franklin County where the population grew more than 7% between 2020 and 2022, according to new data from the U.S. Census Bureau.

"Franklin County is in the path of growth," Summit Real Estate Group's Mark Billeaud said.

The developer is planning a new business park that will span more than 100 acres near Long Mill Road in Youngsville.

Billeaud said the plan is to develop it in three phases, with the first phase beginning construction next week.

"An industrial building can be for manufacturing or it can be for warehousing," Billeaud said. "We look for areas that are underserved by industrial and when we go to those communities and have these discussions ... we find that there are not many opportunities. That's what we found in Franklin County."

Although it may take a few years before the project is completed, their investment could bring 400 jobs to the region.

"Investments in public safety infrastructure, water and sewer infrastructure and support for transportation improvements are all contributing to Franklin County's appeal," Franklin County Manager Kim Denton said. "County leadership is committed to continued preparation for growth."

YOUNGSVILLE, N.C. (WTVD) -- A North Carolina woman was looking for love in all the right places but ended up with a broken heart and an empty bank account. She's sharing her story with ABC11 Troubleshooter in hopes of keeping this from happening to anyone else.

"I've lost it all for being so stupid and foolish," Nancy Newcomer says as she tries to pick up the pieces financially and emotionally after falling for a Romance scam.

The Youngsville woman adds, "I worked all my life for this and he with nothing took everything I ever worked for I have nothing." This all started when Newcomer was on Facebook and she thought she met a celebrity and had a connection.

"He started to get pretty friendly right off the bat," Newcomer says she thought she was talking with Ahn Hyo-seop also known as Paul Ahn, a famous actor in a K-Pop drama series that she liked. "That's who I thought, honest to God, thought I was speaking with him," Newcome said.

The romance quickly took off. Newcomer said Ahn told her he wanted to meet up with her and she was excited. She got emails that claimed to be from the pop star's business manager. Newcomer said, "He told me if you want to meet with him, there's a reservation fee of $18,500 and I thought, oh my God, where in the world am I going to get that?"

Newcomer took the money out of her retirement account and wired the entire $18,500. She got confirmation that her private meeting would happen, but first, she needed to send more money. She said the email said, "Now we need $39,500 that pays for the jet and his five security guards." Newcomer said she sent the entire amount, "I just emptied my retirement." And that's not all she did to get the full amount.

She admits she was so desperate to see Ahn she went to two different banks got loans for $39,000 and ignored the red flags.

"We were both, so I thought--in the relationship and in love, I was so stupid and blind. I was in denial mode." Newcomer sent more than $67,000, and she thought it was finally time to meet Ahn until they asked for more money.

"I said, there is no way that I am giving you one red penny. Absolutely not and he said, then it's over that quick, that quick," Newcomer said. All communication was done and her retirement was drained, plus she now had loans she had to pay back that totaled close to $40,000. "I was devastated because I was so in love with him, so I thought, and he broke my heart there and then I lost everything that I've ever worked for, everything. absolutely nothing. I have nothing to fall back on. He put me into poverty is what he did." Newcomer added.

To make matters worse, Newcomer learned since she took money out of her retirement early, she now owes thousands to the IRS in penalties, even though she was scammed. Newcomer said, "I thought, oh my God, where am I going to get that money from?"

Newcomer was caught up in a romance scam, where scammers impersonate someone like a celebrity or soldier overseas and form an online relationship, all to gain your trust and then money. In 2022, the Federal Trade Commission announced that 70,000 people reported a romance scam with losses hitting $1.3 billion, and authorities say the scam continues to trick more consumers each year. As for Newcomer, she can't believe she lost more than $67,000. "Breaks my heart, makes me want to cry," she said to ABC11 Troubleshooter Diane Wilson.

The biggest red flags for romance scams are that the relationship moves very fast and the scammer says everything to make you feel secure. Also, the scammer makes excuses why they can't meet in person, and of course, when they ask for money, that's a sure sign it's a scam.

The 40-employee company in Youngsville, a town of about 2,100 residents 45 minutes northeast of Raleigh, has an onsite manufacturing facility and a large national and international customer base in the telecommunications industry.

To increase business, remain immediately accessible to customers and be more competitive in a worldwide digital society, Trimm contacted the Small Business and Technology Development Center [SBTDC] office at N.C. State in June 2022 about participation in its Digital Jump Start program designed for mid-sized businesses.

The result is a thorough, five-page Executive Summary and five-page Digital Media Audit that assess Trimm’s digital presence with recommendations to “jump start the client’s digital shift.”

“What we wanted was an independent review of our website and suggestions of how we could expand our marketing presence to reach other markets,” says vice president Ricky Brummitt, who also heads Trimm’s sales and marketing. “What we’re doing with the SBTDC is we wanted a more modern website — that was one of the keys — because it needs that, then we can expand on it in the future. We’re also adding to our social media, like Twitter, and we created a Facebook page and Instagram, and we’re expanding more on LinkedIn.”

The LinkedIn account, he says, helps target personnel for Trimm to contact.

“It’s not like we can advertise on a billboard,” he says. “We need to contact the decision-makers within different companies.”

Keeping pace with the continual evolution of social media is vital.

When the firm was founded by Walter Trimm more than 100 years ago in 1922, it had one, solitary communications device: A POTL.

“Plain ol’ telephone line,” says current owner and president Will Newton, who has been with the company about 15 years and is a third-generation owner, though he’s been involved with Trimm for a while. (His grandfather bought the business in 1980, and his father took over 10 years later. Newton bought it in 2010.)

“Back in 1999 we had dial-up internet, then one of the changes was to an ADSL [Asymmetric Digital Subscriber Line], in about 2000, and we were spending so much per line,” Newton says. “We’ve had a website since around 1998. I was involved in one of our first website rebuilds, and so this is about our fourth- or fifth-generation website. Back then it was mostly tech space, very light graphics, no video.”

The majority of Trimm’s business is conducted within the United States, Brummitt says. “Since we primarily are in telecommunications, our revenue flows from the major telecom people in the U.S. But we also supply gear into the utilities, such as the railroads, and 911 operators, where we provide equipment for them. They’re not all major players — some are local mom-and-pops who have smaller areas they provide for, and we provide the same service to all of them.

“We ship to all 50 states, and we ship a lot into Canada. We want to ship more into Mexico, so we’re building a lot of different customers. What we’ve found is that once they come to us, the retention rate is very high.”

All products are manufactured at the Youngsville facility. Newton and Brummitt say they also hope to expand their presence in the Caribbean and Saudi Arabia.

Through Digital Jump Start, Newton says, “We enhanced our digital marketing presence by redoing the entire underlying structure, and we’re going to automate the generation of our data sheets and make it easier to keep our information current.”

The SBTDC Executive Summary outlines recommendations for Trimm’s website and its LinkedIn, Facebook and Instagram social platforms, then pinpoints specific changes to integrate into each. The Digital Media Audit analyzes each site and reports 90-day numbers in categories such as visitor demographics, follower recommendations and categories to highlight through posts. It also identifies the company’s main competitors.

“We were able to identify people we need to contact. We added ‘best-sellers’ to our website and talk about our mission, our values, so people can start to learn about Trimm,” Brummitt says. N.C. State masters student Martha Topolniski worked on the Jump Start project, as did Regional Center Director Alex Viva and International Business Development Counselor Ginny Vaca in the SBTDC’s regional center at N.C. State University in Raleigh.

“They all are helping us with building the brand and brand recognition,” Newton says. “We are building connections and hopefully can attract more millennials as employees. The SBTDC helped us identify things we should be putting on the website, and the feedback has been very positive.”

Trimm moved to its current facility a year-and-a-half ago, a detail that’s included on the revamped website.

“It’s a website that’s easy to use, easy to get the technical info, easy to get installation instructions, and easy to get us a request and inquiry,” Brummitt says. “When people do that, it comes directly to our customer service people, and myself. Putting best-sellers, our mission, those were some of the suggestions. We feel people used to know who Trimm was, but they didn’t know everything about us.”

For example: “When we moved into this facility, we put in maybe the largest rooftop solar installation in Franklin County,” Brummitt says. “We put a bunch of solar panels up there.”

“It’s over 250 panels,” Newton says. “The bottom line is, during summertime especially, we can put more power on the grid than what we pull back. We’ve saved more than 600,000 pounds of carbon dioxide in one year; that’s the equivalent of 400 trees planted. We’re trying to do our part. When people here turn on their air- conditioning, they’re actually using some of our electrons.”

One immediate success area from the SBTDC analysis, they say, is a large increase in LinkedIn followers. “We haven’t been able to tie the followers [amount] with our revenue [increase] yet, but it’s been working,” Newton says.

Brummitt says the top goal “is to increase Trimm awareness and get into as many markets as we can. Will has made investments in the building for us to do that. In the next five years, we hope to expand our sales group to reach more people.

“I still love face-to-face. You can do video calls, but it’s good to meet people face-to-face. We want to increase awareness and establish some long-term customers, and once you do that, you’re setting your company up for down the road. You want to leave the company in as good of shape as you can.” ?
