Why not put a sunflower festival on your list? The Alvis Farms Sunflower Festival is in Manakin Sabot at the end of July and beginning of August.

“I like this for families, not just because it’s beautiful for pictures,” said Megan Ariail, The West End Mom. “And you can get family pictures taken there and cut your own flowers, but they make it into a festival atmosphere.”

You can also touch farm equipment and animals, and take part in water activities. Plus, you can talk to real farmers and see how things grow.

Next on the list, visit an adventure or sports park, such as Patterson Golf Park, which has miniature golf.

“Make sure you check Groupon because right now they have a deal that for a family four-pack you can play a round of putt putt for $12, which is a great deal, a budget-friendly option for families this summer,” said Ariail.

The West End Mom says Swaders Sports Park in Prince George has laser tag, an arcade, and an indoor play area for younger kids.

“This sports park is huge. It has an indoor area which has laser tag your arcade, an indoor play area for younger kids,” said Ariail. “It’s just so much fun and they have a cafe in there. So if you’re trying to beat the heat, you can play inside or you can venture outside to do their putt putt. They also have a batting cage and they have awesome go karts.”

Windy Hill in Midlothian also has miniature golf and go-karts.

“You just might not play by the rules. And then they have go-karts and children as young as five can drive their go-karts because they have a slower mode,” said Megan. “So if you’ve got someone who needs a thrill, you can head over there to Windy Hill Sports and the kids can drive go-karts. They also have a snack bar and a wonderful little patio where you can enjoy treats like ice cream and watch the golfers at the driving range.”

Busch Gardens and Kings Dominion are great day trips within an hour or so of Richmond.

Both parks offer a preschool pass, meaning your younger kids can get in free.

“So if you’ve got a child 3 to 5, you need to register right now because then they don’t have to pay admission all year,” said Ariail.

Another summer option is to go see an outdoor movie at West Broad Village or the Goochland Drive-in.

“West Broad Village is having an outdoor summer movie series ‘Movies Under the Stars,’” said Ariail. “This is a free event for families. It’s all outdoors. They have four dates scheduled, two in July, two in August.”

If you prefer inside, here’s a great deal: CineBistro at Stony Point Fashion Center is bringing back its summer movie series for kids.

“This means that children 12 and under can grab a movie ticket for $1.99, very affordable,” said Ariail.

Regal Cinemas is also offering a $2 movie deal this summer.

Ariail says the James River is full of fun. She encourages families to get down to the river and check out the kayakers and rock climbers. Be sure to pack a picnic lunch.

Going to an aquarium is really fun, but “I do have a mom hack to get you a free visit to an aquarium,” said Ariail. “I take my kids to Cabela’s and Bass Pro because they have giant fish tanks and they offer fish feedings at 12:00 three times a week on Tuesday, Thursday and Saturdays.”

Scott Gaeser’s Towne and Country Partners has submitted plans to the county’s planning division to construct Manakin Towne, a proposed $100 million project on 24 acres west of the Food Lion-anchored Broad View Shopping Center along Broad Street Road.

Plans call for a mix of commercial and residential uses that include two two-story office buildings totaling 36,000 square feet, and a mix of one- and two-story retail buildings with about 45,500 square feet, as well as 39 townhomes and 224 multifamily units.

Gaeser’s group, which includes local investment group James River Capital Corp., owns a total of 37 acres that wrap around a portion of the Sycamore Creek Golf Course with primary frontage along Broad Street and Manakin roads.

While Manakin Towne’s initial phase calls for building out about 24 acres for the mixed-use development, Gaeser said another 15 acres east of Sycamore Creek Golf Club’s clubhouse could be developed at a later date.

Gaeser is seeking to rezone the 24 acres to fit within the county’s Centerville Core Village mixed planned unit development district that the proposed Manakin Towne development falls within.

The Goochland Board of Supervisors approved the mixed-use district in April 2012, with the purpose of encouraging a mix of residential and commercial uses within one of Goochland’s most active development areas.

The core village designation applies only to the area bounded by Manakin Road to the west, parcels abutting Broad Street Road and Plaza Drive that are east of St. Matthews Lane to the north, Ashland Road to the east and Saddle Creek Parkway to the south.

Manakin Towne would be the county’s first rezoning request within the Centerville Core Village district for a mixed-use development, said JoAnn Hunter, Goochland director of community development.

Gaeser’s site is currently zoned B-1, which allows for general retail uses such as banks, movie theaters and restaurants.

As part of the special-use permit process, Gaeser submitted a master plan of the site, along with subsequent studies, maps and renderings used in planning Manakin Towne.

Bet on growth

Gaeser has envisioned Manakin Towne for 20 years. He recalled when he and his children would come to the site to water the zelkova tree saplings, which since have matured, lining the entryway of the future development.

Taking note of the continuing development moving over the Henrico County line into Goochland and creeping up to Route 288, Gaeser and a group of investors purchased the Manakin Towne site in 2001.

“We’ve held on to the property for years, with the idea of doing a commercial shopping center. But once the mixed-use district was created, we thought it was a better overall use for the village and this property,” Gaeser said while recently driving around the property. “But just look at these views … Could you imagine the back of a shopping center facing that view of the golf course? This is the setting for a village.”

To ensure the 24-acre site remains walkable and attractive to a variety of commercial and residential users, Manakin Towne is to be developed in phases.

Gaeser said his group is determining whether to rent the Manakin Row units or make them for sale.

That phase also would include another 66 for-sale residential units – dubbed The Flats – to rise on the far northeast side of the development. A 10,560-square-foot retail center, and a two-story, 12,400-square-foot mixed-use building with about 6,200 square feet of ground floor retail and condos above is planned along the development’s main entrance at Central Park Drive.

A central park housing the existing Manakin farmer’s market also is planned, along with parking, walking trails and sidewalks, in the first phase.

“The first phase is significant because of the demand for residential development in the area,” Gaeser said. “We want this to be reflective and inclusive of the community. We are willing to make any required improvements to make this a reality.”

Subsequent phases call for additional office and retail space to follow as demand warrants. To encourage pedestrian usage, Manakin Towne Parkway would be closed and turned into a buffer area between the development and Broad Street Road. The development would be accessible via Sycamore Creek Drive and Broad Street Road.

Richmond-based 510 Architects have been retained as Manakin Towne’s architect, while CiteDesign is overseeing the project’s landscaping design. Townes Site Engineering is the civil engineer. A builder for the townhomes and other residential components has not been selected, Gaeser said.

Pending public comment and recommendations from the county’s planning commission, the Board of Supervisors could vote on the development in September, with construction beginning during the first half of 2020, Gaeser said.

A community meeting outlining plans for Manakin Towne will be held this evening (June 18) from 6 to 8 p.m. at Fire Station 3 on Broad Street Road.

“With the exception of the Food Lion down the street, there really isn’t much out this way,” Gaeser said. “Manakin Towne looks to create a true gathering place for the village … all while delivering what we think is a quality mixed-use project with a good mix of residential and commercial uses.”

At 39 years of age, Verlander delivered one of the most spectacular seasons of his career, finishing the 2022 season with a 18-4 record and an ERA of 1.75. Proving yet again why he is one of the best of his generation, Verlander's 1.75 ERA was the best of his 17-year career.

Verlander was drafted by the Detroit Tigers with the second overall pick in the 2004 MLB draft, one spot behind Matt Bush, who was selected first overall by the San Diego Padres. Upon his selection, Justin Verlander instantly became the most famous person to come from Manakin-Sabot, Virginia.

Located northwest of Richmond, Manakin-Sabot had a population of 4,634 in 2010. Verlander played Little League at Tuckahoe Little League in Richmond before playing senior baseball at Goochland High School. After three seasons at Old Dominion University, Verlander found himself a member of the Detroit Tigers.

The Virginia native has an overall career win/loss record of 244-133, while his career ERA sits at 3.24. If those numbers aren't impressive enough, he currently sits 12th all-time in career strikeouts with a whopping 3,198.

Another reason why Justin's 2022 season was even more impressive than what the stats detail is the fact that he missed the entire 2021 season due to Tommy John surgery. At 39 years old, it seems that the injury should have been career-ending, or at least drastically impactful to his productivity.

The surgery usually requires a minimum of one year to recover, and it is unclear if the pitcher will be able to return to his previous form. MANAKIN SABOT, Va. -- Just a few minutes from Short Pump, visitors will find sunflowers as far as the eyes can see. Visitors will have the chance to enjoy the flowering fields at the annual sunflower festival.

Alvis Farms' fifty acres of sunflowers can be found in Manakin Sabot.

"We’ve got sunflower maze, lots of kids activities a pick your own sunflower patch as well as our own dairy cattle for you to see and large equipment like combines and tractors and ample space to take pictures for all your family memories," Rachel Henley with Alvis Farms said.

Even though the ladies of the farm started the festival in 2019, they were no stranger to farming sunflowers.

"We’ve been growing sunflowers for many years before that and actually had trespassing issues which spurred us as the women to kinda take on the public-facing part to support our family farm and open the field up so that the community can enjoy the beauty," Henley said.

Henley said that visitors to the flower fields will be stunned by the size of the land.

"I think it’s really fun to know that 50 acres is more than 20 Olympics size swimming pools, so I know I’ve been enjoying the Olympics at night and it’s crazy to think how many Olympics size fields swimming pools are in the field right here," Henley said.

The sunflowers will be on display through August 8 on weekdays from 8 a.m. to 10 a.m. and 5 p.m. to 8 p.m. On the weekends, visitors can explore the fields from 9 a.m. to 8 p.m. For more information, visit the farm's websiteor Facebook page.
