The “inclusive playground,” complete with new restrooms and aesthetic enhancements along the bayfront in Seaside heights, will have its construction delayed due to an issue with a contractor’s bid.
The project, which costs just under $1 million, is nearly funded in total by state grants under Jake’s Law, a program that sets aside funds for inclusive playground across New Jersey. The playgrounds built under the law are intended to combine equipment that appeals to both typical children as well as children with disabilities, with the goal of having the two groups play together in one space. The playgrounds must also include quiet space as well as accessible restrooms.
The long-awaited playground in Seaside Heights was initially planned to be built by the July 4 holiday, however bids received after a solicitation last month were unable to be awarded this week, said Borough Administrator Christopher Vaz.

“The low bidder did not bid on the bollards that were added as an addendum,” said Vaz. “The high bidder was well in excess of our budget for the project.”
That means the borough must re-start the bidding process with the hopes of attracting a bid that will land within budget and tick all of the requirements.
“We have to reject the bids and go out for a second round,” said Vaz, with new bid packages going out June 10. “It’s a little bit of a delay, but it’s also a bit out of our hands. It’s something that you think is so simple, and then you go through the bureaucracy.”
The playground will be constructed near the Stewart’s Root Beer stand at Sunset Park, the borough’s bay beach. A major part of the project beyond the playground itself is the addition of new, modern restrooms, landscaping enhancements and general cleanup that will come as part of the building process.
“We weren’t comfortable with the restrooms that exist at Stewart’s,” said Vaz. “For the cost in the bid of that family restroom, you could build a small house in some towns.”
If the pricing of restroom construction remains unreasonably high, Vaz said, the borough’s Public Works Department will look into acquiring the materials and building it. Vaz said Public Works Superintendent William Rumbola told him that his crew would likely be able to construct the small building in short order.
Vaz said he would prefer not to promise a potential opening date for the playground since the borough has hit a few snags on the way to construction, but the current delay is expected to be measured in weeks rather than months.

For one property at Seaside Heights, the future looks a lot like the past. The Victorian Classical Era, to be exact.
The new development at the Jersey Shore town known for Snooki and Pauly D is joining a growing movement to replace Seaside's older buildings with something new and fresh.
"Every block, there’s something going on," Seaside Heights resident Kirsten Braman said.
"Seaside Manors" will comprise of 16 townhomes just off the boardwalk on Ocean Terrace. The developments' architect said the owners of the land have always loved the historic Victorian style.
"They love the Victorian Classical era. They had inspiration from, you know, Cape May and that's what they wanted to see here," Jason Hanrahan of Mode Architects said.
According to Hanrahan, the building will feature an ornate trim and other intricate details that will be sure to impress.
"I would call it a coastal Victorian," he said. "So, you know, it's got a quality to it that brings back history. The interior will have a relatively modern layout to it."

Real estate experts say new properties are in high demand at Seaside Heights, and that there is room for a place like Seaside Manor.
Irwin Nudelman, who is a developer building a new property not far away from the Manor, said he welcomes the competition.
"Somebody that maybe doesn't want what we have and is looking for something more private, they'll have it for it. And same thing with vice versa," he said.
The plans for the Seaside Manor have been presented to the local planning board there and a formal hearing will happen in the next few weeks.
According to Hanrahan, if all goes to plan, construction can begin on the Manor in the fall or winter of this year.

The Seaside Heights planning board has approved one residential subdivision in town, while conducting a workshop session on a proposed subdivision that will convert one residential lot into three.
The board met May 5 in a combined meeting to hold hearings on both matters.
Sampson Avenue Reshuffling
The board, in an informal workshop portion of the meeting, heard testimony on a proposal to subdivide the property at 211 Sampson Avenue into three lots. The current property consists of one, 100-by-100 foot lot, which would be subdivided into a single 60-by-100 foot lot and two 20-by-100 foot lots.
The borough code’s standard lot size for residential lots is 20-by-100, meaning all three lots would comply with the zoning ordinance.
“One lot will retain a residential building, and we’re proposing two new single-family homes,” said attorney Dante Alfieri, representing the property owner. “There is a garage that will be taken down, there is a pool that is close to the subdivision line so we’re going to take a look at that, and there is a garage for the existing single-family home that is going to remain.”
The pool will likely be removed, Alfieri said.
A large portion of the property is currently covered by an asphalt driveway, which would be removed, and the parking capacity of the driveway would be replaced by off-street parking in a covered garage since the new construction would be elevated, with ground-level garage space.
Since there are current structures on the property, the board requested a detailed map of what will remain and what will be demolished during the would-be construction process. It is expected that the property owner will return for a formal hearing in the near future.
Improvements on Sumner
The board, during its regular meeting, unanimously approved the subdivision of the property at 312 Sumner Avenue.
The parcel currently consists of a single-family home on one side, and vacant land on the other which is currently paved over with a wide driveway. The 50-by-100 foot property will be divided into two conforming 25-by-100 foot lots, with the owner planning to build a conforming new home on the portion that is now vacant.
On the portion where a single-family home currently stands, the property owner is considering a renovation to raise the home and move it back to comply with current floodplain and setback regulations, plus add a deck and addition, or to build a new home altogether.
Testimony indicated that regardless of what decision is made, the two lots will be developed with homes that fully conform to the residential zone.

At the time, Mike was the head chef at 709 in Pt. Pleasant Beach, what is now known as B2 Bistro + Bar. During a meeting with a local non-profit, The Ashley Lauren Foundation, I learned about a Monmouth County couple who had recently lost their young son, Mark, to cancer. His nickname was "Mark the Shark," and Marc had quite the obsession. Burgers. While traveling to New York and back for treatments, Mark's parents would make stops at burger joints across Jersey. The Ashley Lauren Foundation was able to arrange a meeting with one of Mark's idols, celebrity Chef Bobby Flay. The young boy even had his own special burger recipe.
It was shortly after Mark passed away that I learned about this special burger. I thought it would be a special way to remember Mark by having someone make his burger. Chef Mike was the first name that came to mind. We arranged a time for Mark's parents to visit the restaurant. They thought that they were meeting me and the executive director of the Ashley Lauren Foundation to discuss involvement. They didn't know that they would be served their son's creation, prepared by Chef Mike himself.

It was a special moment that is still one of the highlights of my career. But in true"Chef Mike style," he took his generosity to the next level. Mike decided to hold a "Mark the Shark" burger night at his restaurant, with all proceeds benefiting The Ashley Lauren Foundation, which helps bring the dreams of local children battling cancer to life. That's just who Chef Mike Jurusz is.
Chef Mike would go on to purchase the legendary Atlantic Bar and Grill in South Seaside Park and rebrand it "Chef Mike's ABG." His philanthropic endeavors would also continue to grow. Mike elevated the failing eatery to a trendy hotspot that was hard to get reservations at in the summer. Chef Mike was able to marry his delicious cuisine with the million-dollar view of the Atlantic.
I was heartbroken to see on social media that the land on which ABG sits had been purchased, and the developer plans to demolish the restaurant and build 12 new homes. Chef Mike's neighbor, the Island Beach Motor Lodge, will also be torn down. The lease for Chef Mike's ABG is up December 31, 2025. In a tearful announcement video, Mike came to terms with the fact that this will be the last summer for his restaurant.
The chef added that he's currently looking at 30-40 new properties where he can keep his culinary legacy alive. He expressed his gratitude to his fans and customers over the years, who have enabled him to build a life for his family and fulfill his dream. Chef Mike closed by saying that ABG is going out on top with what he's calling "The Chef Mike's ABG Summer of Fun."
