Yet again, with this nascent technology comes well-earned skepticism. LLMs risk “hallucinating” fabricated information, sharing, and retaining sensitive company information fed to it by uninformed employees.

Any industry that LLM touches will require an enormous level of trust between aspiring service providers and their B2B clients, who are ultimately those bearing the risk of poor performance. They’ll want to peer into your reputation, data integrity, security, and certifications. Liability is a complicated issue. Let’s take the example of risk in the construction industry. Construction firms can outsource risk management to lawyers — which enables the company to hold that third party accountable if something goes wrong.

But if you, as a new provider, offer AI tools that can replace a legal advisor for a 10x–100x lower price, the likely trade-off is that you’ll absorb far less liability. So the next best thing you can offer is integrity.

We think that integrity will look like an auditable quality assurance process that potential customers can peer into. Users should know which outputs are currently “in distribution” (i.e., which outputs your product can provide reliably), and which aren’t. They should also be able to audit the output from tests in order to build confidence in your product. Enabling prospective customers to do so puts you ahead of the curve.

Along those lines, AI providers will need to start explaining data integrity as a new “leave-behind” pillar. In traditional B2B SaaS, businesses address common questions such as “security” or “pricing” with leave-behind materials like digital pamphlets.

Providers will now have to start doing the same with data integrity, diving into why and how they can promise “no hallucination,” “no bias,” edge case tested, and so on. They will always need to backstop these claims with quality assurance.

As we move into the second half of 2023 and as things return to a new form of normal, questions still linger. What changes and trends are here to stay for the long term? What new roles is technology playing? What will the CRE industry look like a year from now?

We turned to a uniquely knowledgeable expert from Enterprise Bank & Trust for his thoughts and insights about what’s next for Southern California’s resilient commercial real estate sector.

Q: What are the key opportunities and risks for developers in 2023?

At the mid-year point of 2023, we see areas of opportunity and risk in commercial real estate. We continue to notice opportunities in the multi-family space and are seeing record capital investment levels nationwide. Our strong local job market and increases in home and rent prices lead to a strong demand for rental housing. Demand for industrial is high. Lack of supply leads to higher rental rates. On the other side, there are risks that developers continue to face. Developers, since the COVID-19 pandemic, are still battling with higher costs due to a shortage in the labor force, dealing with an increase in the costs of their existing labor force, facing higher costs in materials, and – overall, because of these factors – are seeing longer timelines for completion of their key projects.

Q: What do you consider to be the most meaningful positive trend in commercial real estate currently?

The most positive trend in the commercial real estate industry currently is that vacancy is not outpacing the long-run average of around 45%. In addition to that, Los Angeles’ strong job market and large population continue to drive strong demand for rental housing.

Q: Any negative trends you hope will go away?

Because of the current environment, we see higher interest rates and uncertainty in the market. These factors naturally lead to lower transaction volumes, indicated by debt and sales being down over the recent months. In addition to that, we see capital is avoiding the office market today post-COVID-19. We suspect that the traditional office space market will struggle with vacancies and that is impacting capital’s willingness to invest in developments in the space in the coming years.

Q: What is a good strategy for business owners in terms of commercial real estate and the remote work trend?

It is human nature to interact with others. Business owners need to create a space that facilitates more interaction and collaboration. The new buzzword in the office space is hybrid, which is giving employees the flexibility for work-life balance and traveling into the office only a few days a week. One thing to call out to business owners is that you have control over your workplace culture and environment. The better environment you create for your employees, the better attendance you will see on your days in the office, and the overall engagement from employees. Business owners should also look for ways to reposition or for adaptive uses for their properties. With a growing focus on Environmental, Social and Governance (ESG) mandates, you can start thinking about your resources and strategy for the future now.

Q: What changes are you seeing in how buyers and sellers are reacting to current market dynamics?

Buyers and sellers are somewhat taking a step back. There are prudent buyers and sellers who understand that the tightening cycle may end in the next 12 to 18 months. They are ignoring the noise as much as possible because they understand that the current economic situation in the United States is not going to be this way forever and instead are taking a more macro view on how current dynamics are impacting their business and what impact it will have in the future.

Q: What parts of Southern California do you see as “hot spots” for commercial development in the coming months and years?

A few pockets of Los Angeles are seeing positive indicators for sustained commercial development in the coming months and years. The Hollywood and West Hollywood areas have received support to push the proposed large development projects forward. In addition to Hollywood and West Hollywood, Northeast Los Angeles and Lincoln Heights areas are starting to see support for repurposing city and county-owned properties. Southern California will continue to see increased demand for residential real estate purchases and development. These factors will help contribute to new development projects in Southern California for the coming months and years.

Q: What are your predictions for what the office of the future will be like?

Expanding on my previous comments about co-working spaces, employees and business owners are continuing to push toward co-working spaces or more flexible office spaces to work. We have seen these become popular over the years and will probably continue to see this trend grow moving forward. Employers are looking for office space that can be scaled up and down to avoid the overhead cost associated with owning commercial real estate. Co-working space also gives employers the ability to offer employees more amenities and newly updated workspaces in a co-working setting. The flexible, shared office space model is not going anywhere anytime soon. We are continuing to see businesses move to more hybrid work environments.

Q: What changes do you anticipate impacting retail?

I expect we will continue to see a shift away from the traditional retail space. There is going to continue to be an emphasis on e-commerce. Over the years, we have seen buyers’ purchasing habits shift away from additional brick-and-mortar to online shopping, and this trend is not slowing down. Buyers continue to look for efficiencies and convenience when shopping and making decisions, and online shopping puts that into their hands immediately. The shift has already started as across the country warehouse property development or transactions are on the rise due to the focus and success of e-commerce for most businesses.

Q: What do tenants need to be thinking about as they seek new spaces in 2023?

Tenants are in luck. There continues to be a rise in sublease availability; subleases give tenants flexibility, which is not usually the case as they are normally discounted compared to a direct lease. In addition, we are seeing large office space requirements on hold, which favors tenants now.

Q: What advice would you offer commercial real estate investors today?

Investors need to be aware and ready to navigate the changing sources of lower occupancy requirements, demographic trends and market demand. I would also advise investors to have strong relationships with their key business partners. These strong relationships will bear fruit when you least expect it, and building or fostering those relationships now will set you up for future success.

Q: What effect do interest rates have on today’s market?

We see owners delaying refinancing as long as possible. In some cases, reached maturities are forcing the need to refinance, which is where we see owners looking to short-terms in order to position themselves positively for when interest rates begin to decline. Naturally, rising interest rates decrease buying power and can lead to an overall decrease in new developments and transactions.

Q: What new trends do you foresee coming to our local industry by the end of this year?

Loan maturities are expected to increase by over 50% next year. Because of this, significant transaction volume will be generated for the Los Angeles metropolitan area in 2024. Also, like stated before, we may see some transactions put on hold due to the current economic environment.

Capping more than two years of turmoil and transformation, the Golden Globe Awards are officially under new management. And the Hollywood Foreign Press Assn., at least on paper, is no more.

The California attorney general has signed off on billionaire businessman and investor Todd Boehly’s plan to dissolve the embattled HFPA — the tiny, improbably powerful group of international entertainment journalists that has handed out the Globes for 80 years — and convert the nonprofit’s 95 members into employees of a for-profit enterprise.

Under the deal announced Monday, the financial terms of which were not disclosed, the Golden Globes’ assets have been acquired by Boehly’s private equity firm, Eldridge Industries, along with Dick Clark Productions, which has long produced the awards and which is owned by Penske Media in partnership with Eldridge. Dick Clark Productions and its partners will oversee the awards telecast and look for other ways to extend the Globes around the world.

The proceeds from the deal, along with the existing resources of the HFPA, will transition into a newly formed nonprofit Golden Globe Foundation, which will oversee the group’s philanthropic and charitable giving.

“We are excited to close on this much-anticipated member-approved transaction and transition from a member-led organization to a commercial enterprise,” Helen Hoehne, formerly HFPA’s president, said in a statement Monday.

“Today marks a significant milestone in the evolution of the Golden Globes,” said Boehly, who serves as chairman of Eldridge. “My partners at DCP and I are grateful to Helen and team for their commitment to the successful implementation of a robust approach to governance, the expansion of the diverse and international voting body, implementing a professional, safe and accountable environment, and trusting new ownership with a new direction for the Globes.”

Speaking with The Times in December, Boehly — who has served as the organization’s interim chief executive since October 2021 — said that reconstituting as a for-profit entity would help professionalize a group that has been dogged for decades by scandals, in-fighting and questions of legitimacy. Among other issues, HFPA members’ demands for exclusive access to talent were a frequent source of tension within the industry, even as stars continued to court the group.

“How do you make people accountable?” Boehly asked. “Well, you transition the organization from a not-for-profit with no accountability and bad governance to an organization where there is employee-based accountability.”

Boehly first proposed his plan to remake the organization nearly two years ago, as the HFPA was reeling in the wake of a February 2021 Times investigation that exposed a lack of diversity in its membership and raised concerns about its ethics and financial practices. The Times’ probe revealed that the nonprofit made millions of dollars in payments to its own members for committee work and other tasks, in potential violation of IRS guidelines.

The investigation — particularly the revelation that the group had no Black members — sparked an uproar in Hollywood, prompting the HFPA to undertake sweeping reforms and ultimately leading NBC to pull the show off the air for 2022. The group overhauled its bylaws and has more than tripled its ranks, recruiting scores of new nonmember international voters in an effort to boost its diversity and credibility. The Globes’ total voting body now numbers more than 310 journalists. (The newly added voters will not be paid employees.)

Trying to restore the awards’ luster and mend ruptured relations with Hollywood, the Globes returned to the air in January, with A-listers like Brad Pitt, Steven Spielberg and Rihanna once again strutting the red carpet. Ratings were down, however, with the telecast attracting an average of 6.25 million viewers, according to Nielsen data. In 2019, the show drew nearly 19 million viewers.

Under the association’s new incarnation, its employees will receive an annual salary of $75,000 for their work. Their responsibilities will include screening films and TV series submitted for Golden Globe consideration, participating in the voting process for nominations and winners, creating content for the organization’s website and managing materials related to the awards show and the group’s history.

After a period of fierce internal debate, Boehly’s plan was approved in July by the group’s members. The new employment contract includes a “walk-away” clause, according to a copy reviewed by The Times, which would allow members to terminate their association with the group and receive $225,000 as severance. It is uncertain how many current members may choose to exercise this option.

Eldridge Industries also owns stakes in several other businesses linked to the Globes, including the Penske-owned trade publications the Hollywood Reporter and Variety. The Eldridge portfolio also includes a minority stake in the independent film company A24, whose movies received 10 nominations at the most recent Golden Globes.

Some current and former HFPA members, as well as some in the wider awards ecosystem, have questioned whether the Globes — which have been routinely mocked even from their own stage — will have greater credibility as a for-profit enterprise, particularly given its owner’s potential conflicts of interest. Speaking with The Times last year, one former member who declined to be named for fear of retaliation said the move would “take away the last shred of legitimacy. They are now a commercial venture ... opaque, even less trustworthy.”

Boehly has brushed aside criticisms that Globes employees — unlike, say, members of the film or television academies that who hand out the Oscars and Emmys, respectively — will be essentially paid awards voters.

“I wouldn’t call them paid voters,” Boehly told The Times last year, noting that voting would constitute only part of employees’ role in the organization. “I don’t know why a paid journalist can’t also vote on something. Where’s the rule that says that?”

Even as the Golden Globes embarks on this new chapter, its future remains uncertain.

In bringing the Globes back, NBC — which has aired the show since 1996 — committed to just a one-year trial. Boehly has spoken of his desire to expand the Globes brand to international markets. Next year’s Globes, the 81st, is slated to air Jan. 7. But it remains to be seen whether the show will air on NBC, another TV network or a streaming platform.

Speaking with The Times in December, Boehly was sanguine about the road ahead.

“Distribution systems are now global — now we have Netflix and Apple and Amazon,” he said. “We have the opportunity to leverage those distribution systems with a brand that has 80 years of equity. I’m pretty excited about what that could look like, as long as there’s good governance and good alignment.”

Why was it important for you to partner with Now and Later for their “Pause Now, Hustle Later” campaign?

La La Anthony: It was important because I am learning and understanding the importance of self-care. I came from the mentality of work, work, work, grind, grind, grind, which is a beautiful trait to have, and it’s great to be that passionate and that driven, but it’s also understanding that in life, it’s about working smarter, not necessarily working harder.

I also love that with this partnership, reminding people to “Pause Now, Hustle Later,” we get a chance to highlight Black-owned self-care brands. Anytime there’s a chance to highlight Black-owned businesses and give them some shine, I’m always excited about it.

Why is self-care so important for Black women, especially now?

Just the state of the world right now. There are so many crazy things going on that we have to continuously check in on our mental health, check in on us slowing down and taking care of ourselves. Also, check in on each other because they always say, “Check on your strong friends,” because you might look like you have it all together, and inside, there are a lot of other things going on.

Let’s switch gears and discuss the biggest challenge you had to overcome as a businesswoman to get your haircare brand Inala off the ground.

In the beginning, money is spent before you see anything coming back. But you have to believe in the brand to get through the beginning stages of trying to get it off the ground. In some cases, you’ll have these brands where they hit immediately and go crazy, and some are a slower build. Initially, the challenges were “How do I stand out? There are a million haircare brands. What am I going to do that’s different? What will make people like my product when they have all these other options?”

I’m glad you mentioned that because people assume otherwise from the outside looking in. You’re La La, and you have this platform with millions of followers, but you are still figuring out and asking yourself, “How do I stand out above the rest.”

Of course, because there are so many products and choices out there. What will make people choose what I’m putting in the marketplace instead of something else? It’s challenging, but you get through it. You work hard, and when you’re passionate about something and believe in it, that will push you through some of those trials, tribulations, and bumps that happen along the way.

You said the keyword passion because people can put products out there, but your consumers can read through it if it’s not authentic to you and whether or not you are passionate about it.

Very true. That is a very true statement.

Like so many women, you’re balancing a busy schedule as a mom, a businesswoman, creative, and just being La La. What practices do you suggest for other women to do if they’re feeling stuck right now?

I try to delegate my time better, look at everything going on, and say, “I probably have too much going on when I’m feeling stuck.” What’s happening is I’m focusing on everything, but I need to focus more on one thing. Sometimes it’s about narrowing it down to one thing, focusing on what’s doing well or driving you and putting your time and energy into it instead of having a million things going on.

Entrepreneurship is a journey full of ups and downs. What is one fundamental question every person should ask themselves before embarking on their entrepreneurial journey?

The question is, is it something that you’re passionate about? Would you do it if you weren’t getting paid for it? That’s really a question because you have to be passionate about it to not give up and get through the ups and downs. You have to believe in it so much that it would be something you would do if you were doing it for free.

That’s how I look at it. I understand that nobody wants to work for free. I’m not saying that, but I’m saying that passion and mindset will push you through all the ups and downs of creating a new business.

Didn’t you have unpaid internships early in your career?

That’s how my career started. That’s why I talk about it, and I know it’s not such a big thing anymore. But in the beginning, I was doing a lot of internships and not being paid for them, but the experience and what I learned ended up making me so much more money in the end. The people who took jobs at that time for money didn’t sustain themselves or didn’t get to where I was because, for me, it was about learning. It was about understanding.

Sometimes you have to learn before it’s about, “Oh, I want to make money. I want to do this.”

Well, what do you know about this space? What do you know about this brand? What do you know about your competitors? What do you know about formulating a product? What do you know about any of this? You have to learn it first.

Through the years, you’ve continued to thrive, break down barriers and build a name for yourself. What keeps your creative spark alive?

I always think, “OK, what’s the next transition for me? Or “What’s something I haven’t done, but it’s still in my wheelhouse?” I never get bored because I don’t stay in one place or mindset for too long. I’ve gotten good at constantly reinventing myself.

RSM US, a national mid-market accounting and consulting firm, has appointed Sergio de la Fe as enterprise digital leader. He is based in Miami.

In his new role, de la Fe will oversee the firm’s internal digital transformation strategy and execution. He will also serve as a member of RSM’s executive leadership team.

"Sergio will be instrumental in guiding the integration of our people, processes and technology and furthering our strategy to become a digital firm that offers assurance, tax and consulting services,” said Brian Becker, CEO of RSM US. “When we embrace technology, we enable our people to provide our clients with the best products and services for success in an ever-changing business environment.”

De la Fe has more than 28 years of experience in professional services, including nearly 14 years at RSM. He joined the firm as a partner and most recently served as national leader for the industrials sector and enterprise accounts – overseeing go-to-market strategy and implementation for the consulting business.

De la Fe also was a board member from 2015 to 2019, serving as chairman for the last year of his tenure. He also co-founded RSM’s employee network group for Hispanic and Latino professionals.

Before joining RSM, he spent 18 years at KPMG US, latterly serving as a partner responsible for client service delivery for external audit and consulting services. He was also a member of KPMG’s national audit quality council.

De la Fe has a bachelor’s degree in accounting from Florida International University and is a certified public accountant, certified global management accountant, and certified information technology professional.
